Some new build "three bedroom" homes are more like one bedroom and two storage cupboards.
Asa Mitchell umm... Midcentury houses are much worse than 2000s and 2010s builds. they didn't have granite, they were 1200 sqft on average where as a new house is 2600sqft. The average new house has a 2-3 car garage and 4-5 bedrooms while a 60s house has 2-3 bedrooms and 1-2 car garages
i can speak from experience, the local buidling housing 'authority' signed my property off with no sound, wall or roof insulation installed, Durham building control actually, so some knobhead waving a piece of paper in front of you thats has been signed is worth less than toilet paper, the site manager had signed everything off as complete obviously to rush through the sale, thats persimmon for you
You don't have to have a survey done for a new build property like you would with any other property as a requirement by the bank/lender. You could get a snagging survey which basically just checks for poor finishing etc

They also have to get legal advice from an independent solicitor and sign a deed of waiver to show that it is a gift and that they won't have an interest in the property upon completion. When they are instructing their own solicitor they must provide ID to that solicitor for anti-money laundering purposes. Also, the cashback is a percentage, not the whole amount. As to using only the builder's solicitors is a load of rubbish, the only reason that company got grief from other solicitors was not because they were idiots, it was because there was a huge risk of fraud!

I was a senior site manager on commercial jobs…schools, leisure centres etc i used to have a Clerk of Works who was a complete pain in the arse and over the years we butted heads…but in the end we became quite good friends at the end of the day we both wanted a good product for the client..they should bring back Clerk of the Works ex tradesman who know what they are looking at.
