100k for that? Someone must be dreamin. So many greedy landlords and property developers in the Philippines who thinks the area is Vancouver, London or Manhattan. Only fools would rent that.
It’s not just about quality when compared to those cities you mentioned. It’s more on population density and demand.
London and Manhattan are garbage. Vancouver is beautiful but a lot more expensive
The problem is london and other major cities have genuinely fallen in desire due to danger/crime. Bgc is very safe and getting better each year.

He’s Chinese/American and he bought a condo in the same building. He has so many water leaks going on. He complains about his small sink etc. His bro bought a 2 bedroom condo. He demolished the whole unit before he runs to the same problems that his brother is having. These developers in the 🇵🇭 are just greedy!

For 5K difference in price you would get the first one surely. 2 full bedrooms and 2 bathrooms and a maid’s room you could convert to an office 👍
Mergim, the advantage of the 1st unit is its big space suitable for a small family. The 2nd unit is smaller and suitable for you; it has a very relaxing view of the outside.
Its drawback is its very high rent; almost the same as the much bigger unit.
1yr advance payment? That's crazy. Under rent control act of 2009 (RA 9653) the lessor cannot demand to tenant more than (1) month advance and (2) moths deposits. That's the maximum. I don't why these self-entitled lessor is above the law
It has been a practice for most of the condo owners not only in BGC but in makati and other cities as well. This is for foreigners/expats who don't have cheques

I had a similar sized dinky sink in one of my condos. I had the kitchen redone with new counter top so it was easy to add a large sink which only cost a few thousand pesos. So I'm surprised the owner of that second BGC unit didn't bother to change the kitchen sink.

Beauty in the eye of the beholder..I choose condo #1. Spacious.. a second bedroom for. guests like Sho..just kiidding, or transform into multipurpose room. The bed in condo #2 is small and narrow. You can be a real estate presenter. And finally we see how Sho (did i spell it right? )looks like. .Would be nice to go with him in Japan in spring cherry blossoms season. Sho should vlog too. ..my niece will be one of his subscribers 😊.

I've always wondered why the maid's quarters were such a popular feature they put into a lot of even one and two-bedroom units. Is this still a desirable feature or is it a relic from years past?

Most Filipinos always have maids whether rich or middle income in the 🇵🇭. Growing up in the west 🇨🇦 n 🇺🇸 most Filipino families don’t have maids 😂
There are a number of Filipino seniors who go back to the PH as Balikbayans and want to live in BGC, they usually have a maid or caregiver with them.. So this is perfect for them.

BGC rental rates are 1,100 to 1,200 pesos per square meter. I would be inclined to look for a condo at the market rate, no need to pay more unless it's the Shangri-La or Grand Hyatt.

What about accessably to cleaning the ac unit... How much how often ?
They require cleaning often.
What I don’t get with the 2nd unit are the sink in the kitchen and the 2 burners stove?! It’s nice that the owner changed the kitchen counter but the kitchen sink is way too small. I don’t think you can even wash the pots n pans without the water spilling everywhere 😂 The 2 burners stove is again way too small! Common 95k a month…who are you kidding?!
pag may dinner guests need mong mag order na lang. hindi ka man lang makaka luto ng dalawang putahe 😂 kailangan ng anim ma oras para mag prepare 😂 sa maliit na sink kailangan mo ng dishwasher! Hirap kang mag hugas ng mga pinggan at kawali. Palpak 😂
Interested in a 2 br, how about monthly fee's and notice no dryer. Is that standard to have a washer but no dryer ?

Interesting! Is 6mos to 1 yr advanced payment usual for renting in BGC? Maybe there are some potential renters but i'm curious to know if people are willing to splash that much cash upfront. Nice video Mergim!
BGC is way overpriced. Here in Cebu you can get a beachside condo in Newtown or around I. T. park from 35k a month and just need 1 month advance 2 months deposits. . If you're a travel vlogger or just spending long vacation around the country, Cebu would be ideal as home based because it's centrally located in the Philippines so it's easy to visit other islands/provinces by air or sea. And it's less chaotic/smoggy.
That's very nice, you share the condo with Justin, your on the big bedroom ang Justin in the small room.... you can share of the mortgage with him... It would be a great saving. 😁👍
Mergim check everything about the condo unit for defective plumbing, cooling system or converters, leaks etc. and rent deposit & advance payment for 1 yr is too much for that price.

I have a three bedroom 90sq meter condo in ORTIGAS next to mall for 27000p . .A fool and their money are soon parted. Mine is unfurnished but still ... That's a yippee dream closet .
Yer I own a 2 bedroom condo in bsa towers opposite mega mall, rent it out for 32k a month.
These condos are definitely over priced. Probably why they are empty.

The condos and apartments in Manila are very expensive. I noticed that they can be as expensive as, or more expensive than, those in Tokyo. Living in Manila is unreasonably priced. The condos aren't even fully automated.

With those tiny sinks I guess these units are only for singles who are always out and never really eat at home...not worth it for 100k...the materials used don't look high quality to demand 100k a month
We rented 55-60k 2br condo outside bgc (pasay area) and the furnitures are not as hq as that so 95k in bgc is not really surprising. If u really want hq condo u really need big money for it.

damn! 1 year advance payment is a little risky.
This is why I see a lot of condo for rent posts in our BGC group with that price tag and until now no one is renting, yea this is BGC but you can still rent condos here for 30-35k/month, just do some research.
30-35k is old or bare not furnished so buying his own furnitures will be hassle unless he got a pinay who can take care of those. Also buying appliances not cheap just LG/Samsung TV can cost almost 100k and also washer, stove, heater, etc, he will need million peso for those. Unless u get cheap brands to cut expenses. But still to fully furnish a condo u need million, what more if u custom design it.

Tower 1 is more close knit due 2 LANDERS at out doorstep & d cafes next 2 it.
U should feature d PEMBOS/CEMBOS/TEMBOS where d masses thrive.Its really safe.I walked 4 miles 2day in that area.Its very humbling.

100k a month in Park Suites without a balcony, I wouldn't even waste my time. The other unit at 90K would definitely be a possibility.
100k pesos is 6k per month in dollars that's insane for that tiny basic condo. I can rent a villa 4bd 3bath with 2000+ square feet in koh phagnan with 180 beach views for 2-2500 per month in Thailand. Or I can get a condo in thong lor bangcok with 1200-1700 square feet with every amenity for 2000-2500 per month . For perspective I live in Virginia Beach 10 minutes from the oceanfront and my condo is 1600 square feet with 3 bedrooms 2 1/2 baths and I pay 1600

@@EugeneRizCrispo New York rent prices never made sense to me because the roads are potholes everywhere, high crime, more rats than people, homeless in abundance, terrible traffic and horrible parking situations. 1800 for phillipines is outrageous since infrastructure so far behind many other countries. There's trash everywhere, internet and cell phone signal is terrible. Thailand is way more advanced yet still island vibes and for 1200-1400 you could get a 5 bedroom villa high up a mountain with gorgeous sea views and fast Internet /phone service, great roads surrounded by beauty. . I live in Virginia Beach myself but travel on occasion I'm a dual citizen Italian/American but I've been to Thailand and Philippines. Both have beautiful women and us dollars are 10x more valuable in those countries. I personally might sell my house and property here and become a permanent resident in Thailand and build something in koh Samui since we can now own the land on 1 property we live in with the new laws past

its better to invest in a condo, make it your own, dp and monthly. thats what foreigners do in ph. coz they cannot own land in ph, but they can own a condo, and they make rent for it to others makin money, relax, enjoy and travel😎 better go in a mall where agents are🤙 giving flyers.
Even buying a condo now has become extremely ridiculous. And for the reference yes I've priced it up multiple times. (Last month also) they are inflated so high that the resale is much less. For example megaworld are selling condos for 13/14M but resale prices are only 9M tops. That's a huge loss! Plus the monthly payments are ridiculous (inc the yearly down-payments) its cheaper to just rent and be flexible. If your there permanently most likely most would have a filipino partner so therefore buy a house outside of BGC for a fraction of the cost!
I wonder why you would need something that expensive when it seems you are never really there except to sleep?

BGC prices are laughable. You can get the same spec condos elsewhere in Manila for a fraction of the price. BGC is so overrated by foreign vloggers. Converting the tiny maids room doesn't make it a genuine 2-bedroom unit. Who would want to live permanently in that pokey little room?

It's crazy to me how in Thailand you can get so much better infrastructure, with multiple pools sauna steam room and gym in the building that is much nicer than anything in the Philippines I've seen, stable 1 gigabit internet, etc. all for half of the price of these BGC condos.
I've toured over 40 condos both in Manila and Cebu City and I'm honestly surprised that they are charging almost Western prices for such a poor quality infrastructure and product relative to even SE Asia.
I'm in my late 30 so I will still start with the Philippines due to the easy Visa and the ladies here :)

@@Re3iRtH LOL that is BS.... I have lived in Bangkok and in PhuKhet 5 years in total, the prices for the same size and quality of condo are pretty much the same. In fact, Bangkok and Phukhet is slightly dearer these days due to an influx of Russians as the countries go to destination.. As for Sauna, pools, gyms, playroom, seminar rooms, relaxation room, 24/7 security guards. Majority of BGC and Ayala condos have these amenities. Just because Mergrm didn't show it you assumed it didn't have it. So I don't know what kind of 40 condos you have toured. So, I assumed they are the lower end of the market.
@@JABM-AUI rented a 2 bedroom luxury beachside condo with huge balcony in Phuket with fine furnitures, decors and appliances for 45k a month. Manila ain't london, Manhattan or Vancouver
