I can't blame you for being breathless this time Nick. The painting in the attic is of Her Majesty Queen Margherita, the first queen of united Italy. Yes, and Pizza Margherita was name for her. The House of Savoy was at the time the most revered royal family in Europe and a sense of pride for all Italians.

Just the perfect amount of excessive gorgeousness. It would be a shame to update ANYTHING. Best to live four seasons in a home to understand it's nature before imposing changes. As you said: " a treasure trove of life". What a privilege it would be to live there. Exceptional, both inside and out. ❤❤❤

The frescos and floors are lovely, but what I really love about the house is the soft wall colors. I really like the storerooms behind the kitchen, too. Garden is fabulous!

Beautifully presented as always. A stunning area that I would love to see south of Lago di Trasimeno. Fun house all around. Frescoes, out of the way corridors, expansive outdoor space all in a historic setting. This is a great find and will probable go quickly at the asking price. The weather looks great! There are a lot of people who watch your videos Nick and I for one have made it our Saturday afternoon got to watch for the past year or more. I can honestly say once you have visited the area the whole picture becomes a reality at just how stunning these old buildings really are. When you enter an old property you are not just the guest of the owner you are a guest into history, a way of life gone by. If you have the money to buy such a property move in and feel the building and grow into the building. Soak up what that building can do for you and your soul. Another stunner, Nick, but I wonder how much more is really needed for reno work. That roof set off some alarm bells for me, and you probably know what I'm going to say about the bathrooms at this point.. On the plus side, that's my favourite entrance hall so far, and that garden is incredible!

Absolutley stunning, gorgeous. In certain way the property looks froozen in time, finish of the 19th, begining of the 20 th century. Simple amaizing. Awesome frescos, what a piece of art !!! The Kitchen, bedrooms are so cozy and cute. And you have more space for bedrooms in the atic !!! What an excepcional garden, this is unic. So charmy. And the views, wow,wow. well, you said it :) time is standing still here and it adds an amazing calm to the space as it harks back to a simpler time! so much here in every nook and cranny ! some work could be done to bring it up to date inside and out, but my feeling is that it should not be so much that it would lose that absolute original look and feel that is a real selling point to this fantastic place! most of what it needs is some refreshing to bring it back to it's best once again. the garden area is private and ample enough to make it feel like you are really tucked away from the cares of the world and then back inside to the comfort and ease of a lovely home with all the charm one could ever ask for. it is lovely -- just lovely! yet another great find nick!

I liked the entrance way with the column and arched ceilings.
The best one so far. I love the vaulted entrance hall. The garden with the view is like being in a fantasy novel - to good to be real. The roof needs to be completely renewed but otherwise I wouldn’t change anything.

Incredible property, so unspoilt, so much charm and interesting quirks, and the garden, views, location is unreal! Roofs are very expensive but I hope whoever buys this spends on that sortof thing rather than making massive changes to the interior jusy because it's allowed. Hi Nick!! Beautiful property. I love the garden and yes a pool would bring it all together after renovations. What I also liked was the attic. There is so much space up there that I would use it as more living space and add another bedroom. And downstairs where you went into after the kitchen would work as a wine cellar.
