    Hey Mary, as you may remember we are building with 1st TX as well. Do you have a referral on who helped you place your cabinet handles on for you guys ? As 1st TX doesn’t install these

    • @LivingLikeMary
      @LivingLikeMary  Рік тому

      Hi there! Humm 🤔 most builders can install at extra charge. We don’t have handles installed. I’m sure once you move in and meet your neighbors they’ll be a huge resource! Also try checking out Home Depot!

    Just found your page. Congratulations on the home. I am currently new to state of Dallas TX and currently building with First TX in Celina. How is your 1 year house recap material used on home and any major defects if any ?

      Congratulations and welcome to TX!! I’ve been almost 11 years now and it’s been a beautiful journey!
      No major issues!
      We had one of our linen closet door come off because the screw was wayy too short!
      Our oven went out last year for a week. They came and fixed it.
      Our neighbor did have a crack in the ceiling about 8 months in.. they sent someone out to patch drywall and seal. She said no other issues either!
      We haven’t had ANY structural issues and have heard the same throughout the neighborhood, which says alot!
      We’ve also have had 3 inspections done over the past 2 years and they all have given great reports and complaints!
      I say visit the home as much as possible and speak up about everything that bothers you! They are really great builders and pay great attention to detail!

      @@LivingLikeMary Thanks for getting back to me appreciate that, and giving me your feedback. Ok , I wasn’t sure to be honest if I should speak up or not because I didn’t want to delay any steps in the building process. I literally just came from building site just know and they are putting windows in 🥰. Thanks for encouraging me to speak up , as I wasn’t sure if I could to be honest as I visit site weekly. I am no builder or engineer, but there is some things that I feel anyone can see that either looks correct on incorrect with building. My build does have one or two questionable things that I want to bother either my realtor with or builder, but didn’t want to become a pestering client or risk any build delay. I am going to take your advice and speak up on the issues. One being like today they placed windows in , but my obscure glass that’s in my contract isn’t obscured 😳. Also the thermoply sheathing they use one area has a massive tear in it and all they did was place flashing tape over it 😤 . Like why not just replace the torn thermal. Coming from NY it was wild initially learning that TX builders don’t use plywood and then thermo , they just use the thermo and then bricks . How is your heating system, do you feel you have cold drafts with a 1st TX build ? I am only asking due to this process of only them using that one layer….

      @@LivingLikeMary Also why so many inspections after purchase ?

    • @LivingLikeMary
      @LivingLikeMary  Рік тому

      Great question!! This is my second home, so I was a bit paranoid after a few experiences from my first home, which was not a new build, it was pre-existing.
      however, we had our own inspection done before moving in just to be sure! The builder uses their own inspector, and we just wanted an extra layer of protection!
      The second inspection we had done was at our six months. We paid for it during our first inspection and why not? This one wasn’t needed!!!
      The last inspection we had done was right before our one year. We did this so that we could put in any issues under our warranty before we took over fully! Of course we still have a warranty, but the builder has a builder warranty that last up to one year! Which means if anything goes wrong inside the home, the first year they will fix it at no cost and no deductible!
      Though we love our builder in our home, we were being extra thorough! I would say, three was not needed, but definitely doing one before your one-year mark is very much a MUST DO!!!

      @@LivingLikeMary Thanks so much Mary , appreciate you sis. We are praying our transition to our new state and new community will be as sweet as your 11 years . I am definitely going to take your advice on the inspection prior to warranty expiring in future….. Thanks sis appreciate again, maybe my family will bump into your family here in TX one day 🥰
