  • If a structure is built on poor or uncompacted soil, including collapsible soil, it is likely to settle or sink in the future. This video shows how to stabilize and lift a settled or sinking foundation utilizing Push Piers and Helical Piers. Once the piers are installed they are permanently left in place and the foundation is permanently stabilized.

    For anyone or contractors, FYI: Never use foam, it is basically plastic and breaks down over time, will not last. Galvanized or Stainless steel is the only way to go. Do not let anyone try and sell you just steel, DOES NOT matter the grade, rust never sleeps, and below grade there is always moisture.

    Are piers ever put in the center of the home or the center of settled areas of the home to properly support both the perimeter and the center and prevent collapse?

    As a carpenter and former home builder, I would replace the damaged. If your floor is crooked it can usually be fixed from under the house, the piers may need to be replaced, because over time your outside foundation settles and your inside one don't, so lowering the inside one will straighten your floor back out. The outside band could be rotten and need replacing. In a lot of cases even if you did this it wouldn't fix your problems. Everything settles, and all foundations and concrete slabs crack. It doesn't matter if it has rebar or wire in it, it all cracks. So if there is just a small crack I wouldn't worry about it to much.

      Got house with geo piers, water intrusion fixed dry in basement no issues there BUT noticed at the top of a 12ft section the wall starting to pull away from house at the top so the sill plate(2x6) hangs over inside basement about 2 1/2”. Floor slanted. Would this work. I thought just jack house and re pour or build cinder block wall? Any ideas

      @@StLbfdup On most houses the brick on the outside of the house is just covering like siding. The house is built then the brick wall is added after the house is built. Unless it's a block house. I would have to look at it, but it sounds like you are saying the brick is pulling away from the house. And that can happen. when the brick are laid they attach it to the house with little metal pieces and nail it to the wall and mortar it to the brick. If the wall starts to rot, the nail pull loose and that could cause the wall to move away from the house. In some cases, you may have to relay the brick, to do that you have to take the brick off the house, when you do you will have the perfect opportunity to replace the plywood on the wall. then relay the brick.

      just remember before you take the outside wall off build a temporary wall a couple of feet inside the house to hold up the weight of the house. If on a floor system you may have to put wall or supports under the house too.

    Appears that you can stabilize the outside perimeter of a structure and you guarantee the result. Brave statement. How do you stabilize the interior footings from movement?

      Duke Duarte With piers under the interior footings. Not much of a brave statement, this technology has existed for years.

    Is one better than the other? Im getting two companies swearing by both... and im leaning to the push peir because it looks less invasive. It is such a strange scenario since the house has almost no damage but the sloping is severe.

      You are absolutely right, push piers are much less invasive. The other benefit to a push pair is that it is load tested while it is installed. So we know it works and will hold the weight. Helical piers are theoretical during installation and we cross our fingers and hope they hold the weight once they are capped off.

      works well with stabilization, doesn't always lift. Typically we use a combo of the piers and injection to stabilize the soil.

    Curious why there wasn't concrete beams used in the foundation at the first place during the fiest time build, its a bit expensive sure but down the line, eliminates a lot of headache.

    Use a jackhammer with a pile driver head, schedule 80 black pipe. Driven to refusal. Cheaper

      Jimmy Rice at what pressure is refusal with that approach? How do you know “refusal will be load tested? Cheaper than what?

    In the first place the foundation should have been better. The concrete should have been steel reinforced and assuming that the perimeter was a square, then a diagonal or two would have been added and an inverted prism effect obtained by using the third dimension components. The triangular inverted prism made of triangles would have been solid and would not distort and the whole house would move solidly without any cracks anywhere. It would be a little more expensive to start with , but better and more secure in the long run.

    Average cost of helical repair is 20 to 30 K$. The first helical segment has 2 cutters. The rest are just extensions. With this system you also get a long term guarantee.

      The problem with giving someone a "ball-park" estimate is that every foundation is unique. Cost can vary wildly depending on how many piers need to be installed and how bad your foundation is. Someone with expertise in that field needs to actually go out there to look at it. You might not even need what you think you need, and it could be another kind of project entirely. I would be wary of contractors that give estimates without first looking at the problem in person, because no two problems are alike.

      It doesn't do any good to ask "in general", because the standard useless response is "every house is different". Well, everyone knows that. We'd just like to know "in general". Surely a median cost exists. $1k? $10k? $50k? $100k? No one is going to hold you to it.

      @@BASEcoSystems I have a friend here in FL bought house 15 years ago the garage/former carport was down in one corner between slab and driveway about a half inch and hasnt moved in all this time slab is cracked in the middle. garage door stuck a little so I just adjusted it for them. while I was there I noticed the corner catches a little water when rain hits the garage door in very bad storms. it's been this way for at least the 15 years he's owned it should he just leave it alone?

    I have a small ranch where a tree root pushed up while a missing elbow on downspout undermined the footing and cracked it about 8 feet in from a corner.     The material is good, but you need a different narrator. She sounds like she's talking about a party at the beach. Need someone professional, more credible and in the business to talk about serious issues like these. Foundation problems are no picnic.
