Looks nice, but I would never buy nor rent an unit, until after the major facilities are completed.
With a purchase, there is always the possibility that the builder will fail to deliver, as promised. Happens too frequently in Asian countries, and legal options for foreigners to recover are limited.
With a rental, the ongoing constuction is almost certain to create a lot of noise & dust. You would need to spend a month or so there first to evaluate if it is livable under those conditions. Getting locked into a 12-month lease could be a nightmare. In any case, if living next to a construction site, I'd expect a hefty discount on the rental price.

You could walk to Hang Dong town area, it's not to far. This area is growing on me. I have more vlogs coming on Hang Dong

Great place Wayne. Good pricing and it seems really well maintained. There will be a few months of noise as they build that activities building but should be manageable. I am beginning to like this Hang Dong section of CM.

Excellent tour Wayne. Nice of Phi to show us around, cool lady and the type you ought to hook up with. Units are impressive, not so claustrophobic as other one's you shown, and a bit more reasonable than what I expected considering the Rolex ad in the lobby. I'm still leading towards a big beachfront Condo in Penang but Chiang Mai has to be a more comfortable. When you get back down to Hua Hin it would be nice if we could see some beachfront places.

I liked the 2 bedroom one, that was nice. I wonder if you could buy the first and second ones and knock them together? You could have that nice bedroom with the sliding glass door as an office, then expand the kitchen in that part, in the second flat remove that kitchen and have a larger dining area plus bookcases and stuff. Or something like that...
I'm sure you could do that. I've been in a few places where people have done it.
I remember seeing those on another channel a year ago or more,can’t understand why they are not all sold,fantastic condos,great video. They had some others on the list for 1.9 MB at another condo development . Might be worth a look if you get a chance,even if it’s just a model for pre selling? What’s the air quality like,it looks good there compared to Bangkok air quality advisory ?
Yes, I think they started these in 2022, it's still away off being finished. HYPARC has lot's of these developments around the city, I've seen a few already. The air has been ok the last couple days.

Superb find, Wayne. Perfect condo if you're cashed up and don't have any pets. That counts me out, one chihuahua and a Thai cat. As a resident of Hang Dong district I'm hoping there will be a convenient shopping mall closer to Kad Farang area one day. Anyone trying to exit the BigC complex at the airport landing approache would know what I'm talking about.

I watched them building that condo block before I moved to Ban Tawai, it seemed to stall for a while post covid, they've also done a lot of work in the center of the road to eliminate the possibility of CM-HD road flooding, so it's unlikely the road between the condo and CM are going to have flood issues.
Actually from where that condo is you have lots of easy access to places, turn right out of the condo and a little way up on the left there are some little roads that will take you out past Hang Dong market and avoid the traffic at the Hang Dong to Saraphi junction, keep going and it takes you to Canal road.
Although you'd need to do a U-turn on a vehicle, Kad Farang is walking distance from there, which is good news if you go there when the event markets are on. If I'm visualizing it correctly once on CM-HD road the 3rd set of lights and you're on Samueng road, there are then the back roads into Mae Hia schools and market, and of course at the BigC junction you have a Macro, Home Pro and the 700 year road that takes you to the Superhighway.
I think it you're looking to buy a condo, they're a good size, and they look lovely, are they worth 3.8 Mil? Not to me, but if you're limited to owning a condo, or don't want a house, and can afford it then they're probably OK. I bought a new build 3 bed 2 bath, 96 SqWah house in Ban Tawai, rice fields at the back a lake at the front for 2.2 Mil, additional sun shade panels, 3 ACs, electric showers, security and some garden alterations took it to 2.6 Mil, to my way of thinking, that's a bargain compared to 3.8 Mil for a condo, but each to their own.
When I first came to visit CM I didn't see the attraction of the Hang Dong area, but I've spent most of my 6.5 years here living in or close to Hang Dong, and to honest I don't know if I'd want to live anywhere else. I like the traveling and exploring options from HD, especially with San Patong and Lamphun so easily reached.

Nice apartment around 150K Oz purchase price. It's likely going to be noisy there while the amenities block is established. Surprised they didn't complete the development 100% before advertising rental and/or sales so guessing adding the amenities is an after thought. The rental property nice and a good price at around Oz 250.00 a week. Assuming there would be a contract with a term of 6 months or more. Nice one Wayne. Cheers buddy. 🤩

It’s the way CM is heading Wayne!!!!! Today I looked at 6 Rai of land with a two story house out at San Kamphaeng, total privacy, for 3 million baht!!!!! 3.8 mill for a small condo, it’s a no from me….. you can still get houses out at San Sai, Saraphi, Mae Jo for 2-3 million bht!!!!! I get it, but inner city CM is getting way out of reach for everyday Thais. 7.9 mill baht for a 60sq condo?????? We can’t compare prices to USA, UK or AUS, ……… gotta think in baht, so these prices are way over the top, which puts the average Thai on the streets. Can’t see many falung paying 25.000 bht a month rent???? The social dynamics of CM are definitely changing and shudder to think where it’s going to be in the next 5-10 yrs…… cheers mate…..
Yes, I have to agree, they do seem to be getting more pricey in and around the city these days. Like you mentioned, can still find deals on houses and rooms but these newer places seem to be getting pricier. Cheers mate.

This type of build can be replicated a dozen times, if needed. Location, location, location. It'll probably stay desirable as long as there won't be too much other development of condos in that area. Who knows? For me, this doesn't pass the location test.

I’m renting an apartment at The One Chiang Mai condo and I can hear noises from other units and water running, but I can in the USA too

It's a nice place. Prices seem to be going up in the new style condos, still cheap though.
So type A was 56sqm (2800 common fee per month at 50 baht per sqm = 56) and 3.89 million so 3890000/56=69,000 per square meter. Right now the average rate to build is about 11k per sqm so you could build a basic empty house of that size for 600k baht. Developers have really jacked up the price of land and property in CM. Fat profit margins they must be making on that.

Here at the One Condo Chiang Mai I’d estimate 90% Chinese. Like she said they like to be near shopping mall and you can walk to Central Festival from here with your unit RFID key card

A nitpick but for the price, the kitchen sinks are the cheapest things I have ever seen. It should be on par with the bathroom items.

@ yes, it looked very low tier sink. Kohler in the bathroom is mod tier so i would expect the same throughout the apartment. Kohler makes kitchen sinks also.

I can find condos in USA for that same price. CM is Bangkok lite now I guess.
