    All the added homes, no plans for added traffic. Rush hour is already a traffic nightmare. What usually takes 25 mins is taking 45mins plus.

      ​@maureennwin this doesn't benefit those of us already living here, you know the actual community.. most of us in Lake county are here to be away from the CITY... now you are creating more disgusting HOA communities.. (how can we cram 500 homes into a tiny 5 acre community) nothing is going to be desirable about Lake county in the next few years...

      @@1LittleFoxx I do think it benefits us in that the commercial spaces coming are going to provide more options for shopping and dining and entertainment. I for one will really enjoy the diversity of new options and am excited about it. The impact it's making for everyone's equity given Clermont is so desirable is also beneficial for the existing community of homeowners. This is not to minimize the recognition of the small town feel slipping away. My husband's family moved here when Clermont was just 27 and all orange groves. So I do understand that for long time residents it's just not the same anymore. But as we grow as a population, it's what's needed. I am likely going to do a video soon explaining why we are in the situation we are in with housing. It's something I'm very passionate about and have done extensive research on (actual statistics and facts vs headlines and opinions). Hope that it's helpful. Appreciate you chiming in! It's good to have all perspectives included in the conversation.

    I live near this area and I will tell you, schools are over capacity, thanks to all of these new communities. Traffic is insane! If u have school age children and live less than 2 miles away from the school your child isn't eligible to take the bus and you will have to drive them or let them walk. Car riders shld leave the house 30 min early to get kids to school on time, yes.. that's to drive 2 miles or less in distance bcuz of the am rush hour that goes past the schools (Hancock Road) to get to the turnpike and the car rider lines that reach back a half a mile or more from the school and move at a snail's pace. In Clermont which borders Minneola is where all the shopping & restaurants are. The major roads between these two cities are Hwy 27 (runs N to S) and E Hwy 50 (runs E to W) - rush hour on these roads happens all day due to the increased population so try not to run late for anything bc there is no getting around the traffic. If u can handle all of that then Welcome to Minneola - see ya soon!

    Hi Maureen, greetings from Chicago. Are these being sold as a Lottery system? the house you showcased, with all the upgrades, what is the going price for some frame of reference. Thanks for any updates, great video!

      Hello!! The homes are not being sold by lottery system. They are first come first served though. The Ashton Woods community only has 14 lots left now so those are running out. The first tour of Ashton Woods's Griffin model would be priced in the upper $600Ks to low $700Ks. The second tour of Del Webb's Renown model with the pool would be priced between $750k - $800k.     Maureen: Love the videos! My wife and I are exploring the Central Florida area. We are hoping to move there in the next few years (depends on when my job makes a decision on 20 or 25 year retirement). Either way, when we DO decide to move, we just love the Orlando area. However, we are struggling to find a decently priced area that has low crime and good schools. We looked at Lake Mary (love it) same with Winter Garden. We are visiting Clermont next April when we come back down but am nervous because their schools are not well ranked. We will have a young daughter (middle school aged at that time) so we want good schools and somewhere where there is stuff to do (we love community events) and houses aren't going to kill us in cost. We set our budget for $750k at the moment. We live in DC area so we are used to traffic and high cost of living so we will, thankfully, have a home here we will be selling around the time we look to buy so we will have some good change to spend. Any assistance on areas we should look at would be appreciated!! Just name some cities and we will look up some videos on them! Thanks again!

      The Minneola area is great! Don't pay attention too much to the school reviews because they take a lot into account besides academics which can sometimes skew the numbers. There is a lot of development going on now and with the budget you just listed, you'll have no problem getting a beautiful home.

      @@slappyman50 I definitely agree!! The way schools are ranked is really problematic.. but the schools themselves sometimes tend to be a lot different than what their rankings lead you to believe.
      All Minneola schools that I know of, are highly sought after!!

      As a local resident who has children that have been to the schools within Clermont & Minneola, I can tell u East Ridge middle is a good school. Just like any school there is a few bad teachers, but most are really nice. There is also Pinecrest Lakes Academy which is a charter school on the corner of Hancock Rd and Old Highway 50 that goes up to 8th grade but I wld avoid it as I hv had friends tell me its not good, lots of investment $$ & volunteering mandatory, among other things. If u move to Minneola where the new communities are being built u wld be zoned for Lake Minneola High School. My oldest daughter graduated from there in 2022 and my youngest is in 11th grade there. They both like it. There are alot of different electives and CTE programs available. In Florida, high school students can work on getting their AA degree while going to high school, its called Dual Enrollment. To be eligible students nd to get a qualifying score on either PERT, SAT or ACT exams and maintain an unweighted 3.0 GPA. The state pays for all college classes and supplies. Students start Dual Enrollment in 11th grade. My daughter is in the program and takes college classes at Lake Sumter State College which is right up the road from the high school on Hancock Road. All schools are over capacity right now due to the continued building of new communities. We are all hoping new schools will soon be built to help with that issue. This area use to be a sleepy little town but in the last 15 yrs it has seen alot of growth. When I first came here in 2009 it didn't even have a city bus system.😂 I hate the traffic congestion that has steadily increased over the years but its still better than the Orlando roads. The weather gets down to the 40s here in central Florida during the winter but there is no snow to shovel so that's a plus. With your budget you won't have any problems finding a place to live whether it be brand new or pre-owned. I wld consider this a safe area, tho I hv seen some homeless people along the roadways sometimes and at Walmart as u pull in. Every community has them. In this day and age its always important to be vigilant no matter where u live, but I would say the Clermont/Minneola area is safer than most in the central FL area. With the help of googlemaps u can explore the cities of Clermont/Minneola. I talk about them both as one city bc they are about a street a part. Type in N. Hancock Road and Education Ave in Minneola, FL in googlemaps and go down to street level. Unfortunately, I just realized that googlemaps doesn't show any of the new stores, restaurants or housing communities that hv already been built along that stretch of the road at street level but the map view shows them. North past turnpike is where the new communities are being built that Maureen was talking about. Facing south, on the left is Lake Minneola High schl and on the right is a Sports Complex. Keep going south on Hancock road and u will be in Clermont and there is many existing housing communities with 3, 4, 5 bedrooms going for $350,000 +. Keep going down Hancock Rd and u will see the different stores (Target) and restaurants that we have. Other cities to consider are Montverde and Windermere - both hv good school districts.     Which builder is better between Ashton Woods and Dream Finders? Also do you prefer the Hills of Minneola over Ovation in Horizon West?

      Hard to say... They're both great builders and make really nice homes. Definitely higher end yet still on the affordable side. Both have different styles of building that may vary based on preference so it really depends on what you like. I'd say the better builder would be whoever is offering the better incentives at the time! ;)
      Also, both communities are great but for different reasons. Ovation at Horizon West is a pretty sweet master planned community that will have a plethora of options for shopping, dining, and entertainment, while also being very close to Disney and the parks. It's a great option if you don't mind paying a bit more for it. Hills of Minneola is going to be another amazing community that will have tons of great commercial space (shopping , dining, entertainment) as well as a brand new hospital. And best of all, you can access all of it on a golf cart. I think that's going to be really exciting! Oh and it's a little more affordable than Winter Garden. Both are good proximity to major roadways that get you into Orlando quickly (Minneola/Turnpike; Horizon West/429) so in that they are both great for commuters.

    Mineola is getting to big,there not adressing the roads,traffic is a nitemare !

      Unfortunately this is increasingly affecting more people as the area grows. Hopefully, as they continue development, there are plans to bring some relief.

      The traffic is ALREADY a nightmare. This is going to be abysmal. All that beautiful view is going to be ugly concrete, ugly Florida not planned cheap ticky tacky houses.

    Beware of any community being managed by Empire HOA management company in Minneola.
