What was the loft depth in the front “bay” part ?

No access to loft in front bay it was only 6m2

More than 10% of the area then so should have been input as an extension with no loft access .

hi, where you did not have a line of sight as you say on the wall to wall, you added all rooms together to get area squared, my question is , do you not add the internal wall thickness to the room measurements to get the overall?

When doing Internal measurements don't minus off the Internal walls, to get the M² it's normally total Internal width by total depth
