    I am working to buy a house through this program. I talked to an eligible lender in the area I was thinking of moving to, and they said I had to save up enough money to pay for inspections and "due diligence." They said they like to see some money at closing, but once I buy the house I get that back. I am trying to save around $6000. So some money is still needed up front. I think it is important for people to know that if they are looking into this program.

      With the DIRECT program ,if the house appraisal comes back higher than purchase price and under loan limit, a lot of costs can be rolled into the loan. Is that the same with guarunteed?

      @@HermesGirl up to 105% of contract price but so rare for home to appraise above contract I don’t want my borrower to count on it. If it happens great but you better have a plan A.

      Thank you for this info. It's always a "good credit, bad credit, no credit, on approved credit" situation. They can never just say yes you can or no you can't.

      So I do need to pay for inspection, closing cost, and appraisal too? Even when it’s 0% money down

    My husband and I live in Arkansas, we used the USDA program in 2019 to buy a house for $139,000 in Prairie Grove at 3.25% interest, we were both age 23. We now owe $130,000 on a house that is worth $205,000 and have used the cash flow we gained from getting out of renting and normal pay increases to pay off $26,000 in student loans at age 25. We have paid cash for our used cars and paid cash to have our first child 10 months ago. This program has totally changed our lives and our net worth went from negative to over $100,000 by age 26. One government program that truly works.

      @@glee21012 It really is nice, because being lower income should not bar someone from home ownership. We have the dignity of controlling our shelter which is one of the greatest prides of our young marriage.

      @@glee21012 The max income to get zero down payment usda loan is $103K-$137K, so if you make over that, I'm sure you can put down 3%. Unless you thought the max income was like $40K.

    this loan started my path to wealth in 2012. I couldn't afford a down payment and my credit wasn't that good, but I could afford a mortgage because I was renting at that time. this is a great program!

    although there are no credit score minimums for the program, lenders impose their own credit score minimums for USDA loans. It will be difficult to find someone who can help with scores in the low to mid 500's

    Thank You so much. My husband and I are in our mid 60’s and are retired. I am in Social Security Disability and my Husband is on Social Security and two small pensions. Due to Covid we have some charge offs. I want to pay those off. I am working on our credit score. Thank You Again

      Rent on Long Island is 3360 for a two bedroom plus utilities. I am desperate for a usda loan. I can’t rent

    My questions:
    Any insight on a married couple, one with good score/credit established and not the other? How do they look at that?
    Is it helpful to add my spouse as an authorized user on some of my credit cards?

      My husband is going through the program as we speak. We have similar, yet very different credit for different reasons. The loan will be in his name and my name on the deed. However my income will be used in his loan, because I will be living in the household.

    Acreage limits are also affected by whether the property is subdividable. That means a 2 acre max in our area.

    Hi Nicole! So glad I found your videos; They are a HUGE help.
    Here is the situation: My father left me land in a VERY rural area of southern Virginia (SOVA) which is eligible for all USDA products (I did look it up). Right now, I live in a neighboring state and rent a home; I also own a small business (sole proprietor, but I have owned it for 21 years) and I can work from anywhere, so moving to SOVA is no big deal. I already live in a very rural state and I am used to the “country”. Plus, it would be very cool to live on family land with cousins, that has been passed down for 125+ years.
    Here is my request for you: I’d like to know more about the USDA Construction to Permanent build loan. In my case, I an self-employed and like all self-employed people, the two years around COVID were horrendous, with very little work. My credit score is rebounding and I was able to keep my new car (bought in Jan 2021), but it has been hard times.
    I have several questions: 1) How much does the USDA understand the time around COVID and how hard it was for self-employed people? Conventional lenders typically do not get it. 2). I have timber on my land that I would like to harvest, with some of it going into my home-is there any loan penalty for doing that? It will reduce my building costs greatly, as well as making sure that the beauty of the outside comes inside to be part of the frame and panel the walls. Finally, how does one value the family land (it is not a sale: I will be cutting off my desired 4 acre piece and re-deeding it in my name only (currently, it is in the estate name). Does USDA take into consideration that the land is wholly owned and apply that as a credit to the home’s value, and how that that effect the loan?
    I will be traveling down to Virginia in December to walk the land and pick off my area, then going through the process on re-deeding the land to me. If this is too much to answer, I understand, but I am sure that there are people like me who are heirs and want to “return home” and need some advice.

    Hi Nicole. Thank you for your content. I wanted to say that I went and googled my point of contact in Nevada and even looked up Arizona, California and Colorado. Actually finding a number was very difficult so " can you go through how to find out a representative from the USDA so that you can apply please? " Also, I went ahead and contact the one "from Nevada, and he told me I needed to work on my credit and then try again later. That was very disheartening" and discouraging. So "is it possible that you can do a video where you post on the screen all 50 states and the points of contact?" And lastly, can you do a Mock application for us all to see?? It's not a easy walk through or self explanatory and many need help on the "what is this?" aspect of the application.

      The USDA will allow you to pay down balances on credit cards and show some of them paid down, pay off any old bills from the credit bureau and make sure your debt to income ratio is 30% or less of credit usage on your income. It is difficult yes, but it is definitely easier than regular financing.

    Hi Nicole,
    I have a couple of questios:
    Im 67yrs old and my monthly retirement income is $900.-
    My credit score is 697.
    I will be buying the house with my wife . Her credit score is 573. Her income is $2500. Together we make $3400. This income can be raised by at least $1500 if I get a job. So the total income will be $4900.-
    I filed bank ruptcy 3 years ago.
    1-Can we (me & my wife) apply for a USDS loan to build a house in Cordova TN 38016.

    awesome video always well spoken and articulate, might need to move to Arkansas just because I think you would be a great realtor to have! Hoped there was an easier way to get find list of houses that are rural qualified rather than getting a house and then confirming it by the address. Would love to have that if there is such a thing.       Thank you so much! I have not found a site nationally that is able to show you which homes would be able to qualify. You might want to check with a local Realtor in your area. This is something that I can generate for my clients but is only available on a local level through my MLS.

    Great video. A lot things to know. Appreciate that you doing for us. I have 2 more questions, if self employed, they will check only last 2 declaration or last 24 bank statements as well? And another what happens if you apply for one amount to get a loan and house market goes down and bank will appraise lower amount that you need, where I can take difference?

    Hi Nicole, enjoyed your video. I have been pondering on buying the land and having the house constructed in one loan. However, I was under the impression you had to buy land cash and paid before construction on a home could commence. Please do a video to explain how it could be done.

      Yes, you can buy land first, and then do construction loan. But If you are going to do a loan for a land lot and a loan for construction then it’s better to get a land lot loan and construction as there’s one closing. Also, Nicole already did a USDA construction loan vid recently.

    Your information was so helpful...but my husband and I are approved for 350k conventional loan, but we have no savings for a down payment. We found 5 acres in the USDA area, but it has a double wide manufacturer home on the land that was made in 1996 that's been retired, tied down and permanently done. But the lender told us they will not do any loans if the home is that old. Sure would love a quick as possible remark about that...we love the place but can't get it....😔 thank you in advance.

      In IL there are 'Down Payment Assitance' programs that turn into Grants if you live in the house for X many years. I have found them through my local HUD office web site. I would bet your area has them as well.

    My nerves are getting so bad I applied with USDA loan. But it's been 3 months now I was told that they are so behind because of the pandemic which I understand but my credit is fine and my income is okay but not great. But the problem is my debt to income is what I'm worried about and I don't have savings so I don't know. I'm thinking this will disqualify me. Help any insight would help.

      Stay positive. I closed on my house October 2021 and everything worried me and I didn't I would get approved for the USDA loan but it all worked out

    I'm 42 with three children my other half and i have about 10k saved my credit just dropped 56 pts from a loan paid off to 679 I have 0 to debt credit ratio and no cards no car payments I buy used in cash I was wondering what would be better for a 140k loan fha or usda? Combined we make 50k a year.

    Hi Nicole appreciate the video , I have sort of two questions , one being about the DTI front & backend parameters and how the mortgage payment can't exceed gross monthly income aren't they sort of the same thing? and are there any supplemental programs in the case that my 29% of gross monthly income is roughly $725 in a florida market in which its probably like $400-700 dollars short ?, thank you for any help.

    Hi Nicole, can you or someone here please explain how the back end of this program works? I understand the criteria to qualify, but what does 100% down payment mean? 3%, 5%, 10% etc…? And once that’s paid, are you paying the government back anything? Because nothing’s “free” 😅. Seriously, are there any fees? And for ex: if the home is $250,000, are you paying that exact amount back to the lender (where this program just gets you in the door)?? Do you have to live in the home for a certain number of years? And last, I know you said the person can have owned a home before, but can you get a USDA loan multiple times if you choose to move to another qualifying area?? I’d appreciate any info you can provide.

    When things seem easy, always know there is a catch. Dont get tricked into moving to the middle of nowhere. Rural means very low paying jobs, poor opportunity for advancement, poor school system, etc etc

    When the economy dumps and you can't pay your mortgage they will own everything......question why would the dept of agriculture lend you money for a house???.

      You can find that info on their site, in fact one of the questions on their FAQ is 'Why does USDA Rural Development do this?
      Rural Development undertakes this program in order to promote rural economic development and job creation projects. They do 0% down payment loans and 1-3% interest rates on a 33-38 year mortgage.

    What are the bankruptcy terms on a usda? My wife and i had to file due to several hundred thousand of medical bills. We are 2.5 years discharged and have rebuilt our credit to the high 600’s and have 2 auto loans. Would we qualify?

    We have been trying to get a home for about 2 months going through the VA program but are running into all their restrictions that end up disqualifying us. I was looking at the USDA loan program and the only "glitch" I see that would work against us seems to be that under that loan program, you are not allowed to earn "extra income" while living in the home. I have a little side hustle where I sell vintage postcards on eBay. Would this be considered a business income that would disqualify me even though technically, what I do is considered a "side hustle" and not a business because it is a sole proprietorship and not an LLC, S-Corp or a INC.

    Thanks for the video. We tried to get a loan but was denied because our debt-to-income was too high. Since school loans payments are on deferment due to Covid, they have to use a percentage of loan balance as the “monthly payment “ vs what it would actually be if paying. If on an income based repayment plan, that would be a low amount to use vs the percentage. Does that sound right? Guess we’ll try again once repayments start up again.

      Hey Robert! Unfortunately that does sound right. If you are not on an income based repayment plan lenders do have to take 1% of your student loan balance into consideration when calculating your DTI. When you get back on the payment schedule, lenders will be able to use your actual payment amount.

    Are there any kinds of loans or grants that can help a family that has a home; but its located on property they do not own and are being told to just leave; could we possibly get assistance to acquire property and relocate our existing manufactured home? Or possibly even get a new home so we can then just sell our current home once we are safely off property? As our situation is "[VERY]" toxic and deteriorating daily!     Thank you Nicole! Nice video🙂 I am a retired builder and bought land in Briarcliff Arkansas. I am in the very low income category. I would like to build a house on the land myself as a builder. I have talked to three different local and national lenders. None could find a bridge loan for me to do the work myself. They all stated different reasons. We don’t do tiny homes, our investors don’t allow owners to build their own homes. So I would like to know if I applied for the direct loan myself, if I would be allowed to build myself. I’ve been pre qualified for 70K and have plans and property ready to go. But I can’t get a loan to get started. Any suggestions?
