Great video. No nonsense, good advice. Thanks for your transparency! Being open about the reality is so important. We were given a projection of £2100 + VAT sq/m only 9 months ago for an extension in London. When the quote came through for the build last month it was more than double!!
Was not expecting it to be so expensive, if someone told me that price I think it would be cheaper for me to move into a bigger house. I do live in the North West though where houses are cheaper.
I feel like people will look at these costs and will rule out extensions altogether, not sure what effect that will have on the building trade but in my estimation it's all too expensive. They will probably resign themselves into getting a conservatory which in some cases is not much cheaper and are also tough to heat. Then they will look at these weird cheap prefab extensions but will ultimately rule them out as they'll probably be problematic to the value of the house in the long term. If you want more space for value of money you are better just buying another house sadly, even in this overpriced market. Most neighbours or other people I know got extensions 20 years ago when it was still financially viable.
Great video as ever, love your stuff. General question though, and one you may not be able to answer… what were the neighbours perceptions of this extension? Noting when you show the images of the flat roof it looks like one or two houses further up the hill may have their views altered significantly. Also very close to next door notably. Cheers
The neighbours were fine. In my advice, the client spoke to each one before planning was lodged. The planning system doesn’t give anyone a right to a view. Homes have a right to light and to sunshine, but not to a view.
Nice video. Would have been better with just a couple of pictures at the end, showing the finished build to see how it all came together from the construction photos you showed.
That pricing is insane and makes me regret committing to do my own wrap around extension a little less lol. We had speculative quotes of 180k+vat for just the build come via the post which no doubt would have been 250k+ all in. I've spent 140k with about 10k to go doing the vast majority of work myself.
Awesome video! Just asking out of curiosity. Is there any volunteering work I can do for you? I am recent architectural technology graduate from London South Bank University.
Interested to know how painting comes to £8k? Are there other steps not highlighted such as rendering? May need to re-cost the extension I have planned. Had £1500 in mind - £400 for paint/materials and 3 days labour.
It includes prep, as well as painting woodwork (doors and skirting). The extension is a complex shape with taller walls than a normal UK house (2.4m) this increases the cost of
In Ireland, costs beyond logical now. In a very short space of time, a ballpark for a standard flat roof extension and some internal steel joist used to be about €80‐90k - now it's like €220k.
Thanks for the video, some useful points for sure. Are you able to say the rough percentage split between material and labour costs? Understand if that's all private. Thanks mate.
In general it’s about 50/50 but for extensions, depending on the design and layout it can be more material than labour. For renovation projects, especially in older buildings, it’s more labour.
Hi great video thank you, does this include the architects fee, how much roughly does an architect cost for a small extension. thank you, greetings from Nottingham!

Start with establishing the size of the table then make sure there is at least 900mm of free space on all sides of that table. ie. the distance from table edge to the wall.
@@darrenmackenzie1892 what you are asking is very site specific, I can’t answer that. This could be affected by both the planning system and the building regs
Everyone just taking the piss when they saw the price but they haven't considered the accessibility and feasibility of the site have risen up the costs.
Wow that extension cost £75k more than my 3 bed semi detached bungalow cost to buy 😮 it was 145k and I was thinking about extending it but I think I'll just be happy the way it is after watching this unless I win the euros 😅
Very pricey indeed. I could do this type of works in Edinburgh for the public cheaper. But I am very selective on who I go into contract with..my spider senses need to be aligning!
Kitchen fitting costs are that high, it included tall units, an island, appliances and a specialist worktop. The decoration costs included prep time, skirting and doors, as well as paint. The complex internal geometry made this more expensive.
Believe me, I wish it could be done for less. Rising construction costs are a real threat to my business, because it puts people off carrying out work. It’s not up to me to “normalise” costs, anymore than I might normalise the weather. They are what they are because of forces beyond anyone’s control.

Thanks, costs are proving very hard to predict with any certainty since Covid
Another great video Neil, these costing videos are some of my favourite. Keeps me sane as i watch the bills come in for my self build 😂
Glad you find my content useful, it’s the best compliment

How is the roof £39k? That's the cost of a brand new Volkswagen ID4!
Phenolic insulation, plywood, structural timber, single ply membrane and labour. It all adds up. 70 square meters

Doesn't make any sense to extend a house at all. Could literally buy an entire house for the price of the extension 😂😂😂

Shouldn’t be normalising these sort of costs, this is not a “good price” that is an absolute rip off for the work involved in that extension
