Keys are not handed over until it is recorded. Both sides have to sign agreed. Granddaughter seems emotionally tied to the house. No keeps at signing unless it is recorded.
I think this goes over looked a lot. And you’re the first to mention it. It’s not a one sided transaction, just like I could take a while to read over everything- so could she. I believe between her selling her home, dealing her family, and her grandfather health she might have been overwhelmed. I just hate it impacted me in a negative way. It was recorded the following Monday.
At signed usually the buyer signs loan docs. At signing seller is usually signing over the deed. All h th r large read documents were long before final signing day. Nothing to take home to read at signing. During the 60 day escrow all the disclosures. Home inspection appraiser and escrow documents are given long before closing. Anyway sellers not moving before at closing is not that uncommon. Suggestion: next time if a seller is. It out before closing , have escrow leave in escrow 20k of the seller proceeds and they get it release when u notify them the seller has moved out.
That’s a great strategy! In my situation no one was living in the home and had not been occupied for a year. My realtor was ready to move forward with a lawsuit 😂😂 she was so pissed at the seller and her agent because she wanted to get her check too😂.
Right. The seller was not living in the home. It was vacant for atleast a year. The attorney’s office had possession of the keys. It was very weird and small towny 😩
So i bought a house the seller wanted quick close . My offer was above asking price, all cash , as is where is and 30 day closing. The owner accepted. Everything went fine until we were at the closing table. She was willing to sell the house but wanted to stay until her other place (out of state) was ready. Well that shut the whole process down. In my state you can do that for a maximum of 5 days and have to pay an exorbitant daily rate and put money in account ( like a security deposit) the agreement was 10k. Once all the additional paperwork was drawn up we preceed with the closing. On our move in day guess what????...... Yep she was still there. We didn't know what to do at that point. The neighbor came over and seeing the situation tried to help us. Eventually a family friend showed up with a u haul and moved the rest of her stuff out. She was yelling and crying we stole her house...cops came . It truly was a spectacular event to behold. Even her realtor came.
Wow! I have seen horror stories where the seller continues to live and the new own pretty much had to evict them; just craziness. I guess the neighbor was ready for it to be over with too😂
Changed the locks the first day I moved my furniture in and we were the first occupants of a brand new build. I don’t trust anyone when it comes to the safety of my family
@@ericdean2525 I closed, got my keys & immediately met the security company at my property to install my security system & install my new locking system on all 3 entry doors! I personally installed the Yale keyless keypad deadbolt MYSELF! This was a brand new, just build 2 week old home! All that was done before anything was moved into my new home & I've been here 11 years. Just me, myself, and I! Divorce, Single woman loving life! Congratulations on your home!
Always when someone dies, there is a fight over money that wasn’t theirs to begin with. I’m happy it got sorted and you bought your first home. Congratulations
We made an offer on a home, and the seller wanted a clause in the contract, they could occupy the house till they found appropriate housing. That was too open ended for us, we immediately backed out!
@@oh_sheena2312 they took the house off the market and lived there two more years. We ended up buying down the street. Our home was already painted, newly carpeted and empty, ready to move in.
@@oh_sheena2312 we lived in the house for 9 years! Bought it for 149,900. Colonial style in a sub with two pools. We sold it 9 years later for 349,900.
I’m a Loan officer and realtor in CA. It’s always good to negotiate having the seller or tenant to move before you do the final walk through before signing your closing docs.
That’s the thing, the home was vacant. Deep down I think the agent dropped the ball on telling the seller or reminding her of the closing date. She was signing electronically so her not being there didn’t matter. So I guess she wanted to throw her weight around until she was told she could be sued.
Yes, I ended up with sellers in the house two weeks past the date that they should have moved out. Their realtor tried to say there was a language barrier and she thought they understood that they needed to be out. We ended up staying in a hotel. It was a mess. At least it was only two weeks I heard worse stories after the fact.
Did you all not do a walk-thru the morning before the closing? There is no way the funds should have been transferred without them being there to hand over the keys. That’s definitely on the agent. In this age of squatters, while you’re at the closing leave someone outside the house to lookout and then always rekey your new home.
That’s what I’m saying 👀👀I’m confused because I thought the closing was all about gaining access to the home. The closing or escrow agent was supposed to have those keys 🤔 Yes someone should be there at the house you are correct
We did a walkthrough with our realtor before closing. Changing the locks was the first thing we did. The attorney's /title office had the keys. We were waiting for her to sign. I'm thinking it's possible the agent could have told her but not reminded her of the closing date. She was also in the middle of selling her home-we were buying her grandfather's home that no one had lived in for about a year.
@@oh_sheena2312 I’m glad everything eventually worked out. I sold my last home at the height of the pandemic and had a mobile notary public come to my house as there was no way I was driving back 14 hours for the rescheduled closing. The buyers actually missed the first closing date because their bank wouldn’t release the funds until they closed on their prior home which they found out at the actual first closing. 🤷🏽♀️
I think we did the walk through that Thursday evening to make sure the few things from the inspection was fixed; That Friday morning was the closing date and the escrow/attorneys office had possession of the keys. Because the seller had not signed, he could not give possession (I'm assuming). That day we (husband and I) probably could have said sign immediately or we walk away to see what would happen. But we didn't, we gave them until the end of the day.
I told my realtor the home had to be vacate. Took 6 months to find one but it was worth the wait. I didn't want to deal with waiting for people to move out.
Get your locks changed. Buying a home is already stressful in itself. The paperwork seems to be never ending , the phone calls with request, ect... Closing day is scary up until the day you actually close. In between that time anything can happen and change the trajectory . Praise God you have your home now. I loved your calm tone as you told the story. Thanks for sharing .
Omg! Thanks so much for watching 💜 we did change the locks and it seemed like everyday I was looking around the property to make sure nothing went missing😂. The home is very modest which why I couldn’t understand the resistance. But I’m sure it’s sentimental as well
*TRUE THAT!* My first time buying a home, I *THOUGHT* I knew what I was doing. NOPE!! What I did notice was that everying starting getting nickle-n-diming. There was always a upcharge of a service that wasn't mentioned in the beginning. I didn't do it. But what really set it off was when the seller wanted me to forfeit a $1K of my earnest money because he didn't know my loan was an FHA. He had other buyers who were interested in the property. Yeeaaah... My Big Worm alter-ego came out. I told my realtor to forget it. Messing with my money is like messing with my emotions. Don't mess with my emotions.
@roamiblu1833 not big wormmm😂😂😂 that’s one reason it took us so long to get pre approved. The type of loans available at the time for those with student loan debt. I’m going to make a video about our pre approval process as well.
Yes there are fees the lender charges on home loans as the process progresses, There's only so much they can roll into the loan, we paid for every thing as it went along, we have a list of what we paid for, also ALOT of sellers don't like fooling with FHA Loans. We moved in with zero Ernest money, zero down payment using a USDA Loan AND seller paid closing costs, We got cash back at closing and from a post closing audit, been here ever since and we found this house in late Feb of 21, closed on the house in April of 21.
I bought a condo as a single mom of a preschooler. I signed, got the keys and went to the condo. The seller was still there and packing stuff. I immediately called my realtor. It was a scary situation, i was by myself with my child and the seller was a big guy. He was venting about how he lost money on the deal.
@@dovesmum8521 I don't know how long ago you purchased your condo, but you should think about rekeying your home. Long story short, after moving into our home, we found out 3 months later that our next door neighbors had a set of keys to our house! They were friends with the seller who did not get from them when they moved.
My first home purchase, as a single woman, was far from a fairytale. My inspector hid water damage in two areas of the home which resulted in unexpected repairs and renovations. I came to find out that my realtor paid him off as well. Then I found out despite my prior research that the city has drug and homelessness problems. The overall experience was costly and extremely stressful. I cried daily for months.
OhmyFreakinGosh! During the process we realized the lack of inspectors available in our area. We leaned on our realtor as well and she gave us 3 names to pick from. I’m sorry the people you paid to legally represent you were untrustworthy. Are you still there-did everything work out in the end?
Always, always, hire your own inspector as the real estate agent and inspector are usually in cahoots. That was a direct conflict of interest. You have to look out for your own interest. Hire the person you can trust. Always ask for all of the closing documents before your arrive for the closing. It's your right to have ample time to review the documents prior to the day of closing or I'm not going to closing. You need that time to have your attorney to review them on your behalf.
@@pamking5711I’m in that exact situation. My inspector, realtor, and seller hid major water/mold issues, sump pump hooked up to house plumbing, dangerous deck, and a host of other hidden issues that resulted in spending thousands of dollars to fix. They were all in cahoots just wanted to sell a house in a low inventory situation. Don’t trust any of them, ever. I cry off and on and it’s ruined the whole experience. Buyer Beware! People are putting their cruddy houses up for sale and hiding big problems that should be disclosed. I don’t even want this house anymore.
Issue #1 - 60 day move out is TOO long, no matter that you were not in a rush. So many things could go wrong. Issue #2 - Probate concern another issue that could go bad. Issue #3 - Seller (granddaughter) was wishy washy. Immediate Red Flags to get your money back ASAP and find another property. Always change ALL locks when you move into a house or apartment.
THANK YOU for the info! Our first house purchase 7 years ago went very well for us. We had the best realtor and experience because of her. As for the sellers - their realtor didn’t;t know what she was doing. Our realtor was “old school” and reprimanded their young agent after the sellers left. We closed in morning at 9am and moved in right after. We had two 26 foot uhaul trucks and toter for my car waiting in hotel parking lot. Never thought of owner not moved out before selling house. Thanks for info again - we’re getting ready to move across states again to new job location. Selling our first house. WE were told before selling… have house inspection, document it, & fix everything identified. Anything questionable - fix it. Put seller insurance on appliances and such for following year. That way, if buyer comes back for any reason, we’re covered.
@@SunshineDr2014 you definitely have a good realtor. Our realtor was also old school and experienced- but honey she looked good doing it. I could definitely tell when she was not pleased with others in the business but she kept it professional. I would still use her again because it was not her fault. Congratulations and best wishes on your new move💜
When I bought my first house the sellers wouldn't leave. They ended up paying me rent for 2 months after closing. I was fine with this at first. When they tried to rent another month I told them no. They said they still had stuff to pack?!? Long story short they ended up coming back for at least a year afterwards to get stuff they left in the basement. There was SO much trash left in the basement I had to dispose of. What a nightmare. Never again. So I feel your pain. Good luck in your new home!
@@oh_sheena2312 yes they didn't start to look for another place until after the house sold. I think they finally ended up putting their stuff into storage and staying with family.
I have been in this business a long time.. As a person told me 30+ years ago: "You have to be prepared to look people in the eye and calmly tell them "I don't care." If a renter or seller comes between my family and paying for MY bills, then I will choose my family every time.
You were too nice telling the sellers agent if they seller wanted anything she was welcome to take it? I'm not a professional but I've brought 3 homes and sold homes. Once we do a walk through and close, the seller isn't welcomed back for anything. Glad it worked out for you. My daughter brought her 1st home and hated everything about the process. But me, we never had any major issues. Enjoy your home and congratulations.
I only said that because there really nothing left in the home of value to me. Things like old year books, regular books, pics. Instead of putting it in the trash I would have allowed her to pick it up. I knew she stayed out of town. I’m glad it worked out for your daughter 🎉
WHAT ABOUT THE LAWYER, HE COULD HAVE HELD THE MONEY IN ESCROW UNTIL THIS SELLER IS READY TO HAND OVER THE KEYS, AND YOUR AGENT SHOULD HAVE RECOMMENDED THAT!!!!
You’re right! I’m guessing that’s what they told her. We signed everything and left, so I’m guessing something like that was said along with a potential lawsuit. I assumed our money was just waiting in limbo -we didn’t have it and I guess she didn’t have it😂
Never give the seller permission to “get anything they need” from a vacant property. If they need something, have them reach out with a request, and name the specific item. If you agree to let them have it, you should also be on the premises to chaperone the activity.
Wow. I’m sorry they ruined that experience for you. I will never forget my first closing . It was amazing. I wished you had that but remember the goal was to get the home and you got it. That’s what matters. Thank you for sharing.
You’re right and that’s all that matters. I had to catch myself during the process. I thought we would meet the sellers and be like “we’re gonna honor your home”😂😂😂😂😂I watch wayyyyy too much tv!
This kind of happened with my first house close to close. The seller decided that she no longer wanted to sell, but I made it very clear if that that's what she wanted to do i would sue for damages and she closed. There's a lot of legal ramifications for any seller that tries to back out of a contract once you're in escrow up to forcing them to sell you the house. Unless it's excluded in the sellers agreement anything that still in the house is part of the deal. Normally any good agents gonna advise their client against trying to back out of the contract because it could be quite costly for them.
My lawyer put in our contact if anything happens at closing day, they pay us $1000 a day when we got there… there car is left on the property abandoned …they got a tow truck there in less than an hour
We bought a home from a woman who was getting a divorce and the hubby kept popping up! We changed the locks, and the garage door opener the first day and disabled the security cameras.
We almost bought a house from a couple getting divorced. She claimed they couldn’t take less than a certain dollar amount. The house was two years since they bought and we could see what it sold for. They had done almost nothing to it (we could see the previous pictures ) so not much rationale for a lot of gains. It was not a new build. I prayed and said okay, we will give you full asking price even though comps show you are too high if you throw in ten fake plants. They had a bunch of silk plants decorating a high shelf - like 40 of them. They countered that we had to buy the fake plants. That told me they were being greedy and lying about having to get that price to be able to sell. Our agent called and said we will walk. We bought another house that day. The next day the husband called back and changed his mind. Our realtor was worried the wife would refuse to move out. It took two more years for that house to sell and it sold for less than our offer. Our realtor was right. The wife didn’t want to move. The house finally sold when a court order was issued to force her to sell it. It was two blocks from where we bought so we watched the process play out
Wow! I’m so glad you guys went with your gut. And to think if they would have thrown in some fake plants it would be sooo different. Now im off to Amazon to see how silk fake plants look😂😂😂😂
@firewater365 that's correct. The owner of the house was under conservatorship, so each time it had to be approved through the court. The first buyer never made it pass the inspection stage because of that. The first buyer walked away because he needed to close in 30 days, not because he got to closing day and they refused to give possession.
I bought my home and I never met the seller, which was a good thing cause it avoided any discrimination. I signed and wired the funds to the lawyer 2 days in advance, and they went to sign at closing. They handed the keys to the lawyer who gave them to me. It was a very smooth process. You should sue for the cost incurred and the inconvenience.
Your experience sounds sooo smooth! I think we had been waiting for our moment to become homeowners for so long we were just ready for everything to be over, you know just good vibes❤
Yep. After my first house sale, I’ve purchased four homes since then I’ve never once met the sellers or even seen them. I will always close electronically or I will close at a different time and day than the buyers in person.
Oh my goodness! So glad you got your house. Had a insane situation 2 months ago. We bought and did the final a walk through a few days before closing because I had a gut feeling something was weird . When we got to shed that we had never seen because she claimed she had lost the key during the initial showing and the inspection, she also said she was worried about expensive tools during showings, so it had been locked . So, I as the buyer demanded her agent open the shed inmediately. HOLY Crap!!! Rats!! there were huge rats, almost cat sized rats in there and it smelled like hell poop everywhere and a broken freezer . I lost my shite, my agent almost fainted 😂😂😂 so told my agent that unless seller got a biohazard crew and cleaned that mess up we were walking away from the sale. We threatened lawsuit as we had trusted that everything was fine in the big shed and it was only a broken /lost key issue. She did clean it spotless but took her sweet time vacating property.... We only got access next day. That shed is about to become my guest house /art studio so I can host family. But I will never forget that horrible gigantic Rat. It was gutted we are painting it. 😂Definitely not the happy ever after home owner story I had envisioned 😂❤
Holy crap! She knew those rats were in there😂😂😂😂😂 I’m so glad you were able to turn that situation around! I absolutely love it when something goes from trash to treasure 💜 sending good vibes your way🫶🏾🫶🏾🫶🏾🫶🏾🫶🏾
Had a coworker sell her house to buy one in Arizona. They moved into an apartment while they waited for the new house to be ready. She would come into work ranting about what the new owners were doing to 'her' house. She kept going back to 'visit'. They finally had to put a restraining order on her. No one at work could talk sense into this woman.
When we were selling my mother's house, the exchange was supposed to happen at 9 AM. I was still sleeping when they showed up in front of the house with two large trucks at 6 AM. I had to drive upstate four hours with two dogs and needed that extra time to do a final cleaning, especially the backyard. Well I felt rushed out and didn't have time to do that. Oh well, they had to deal with the shit, lol!
I am soooooo happy for you and your family! Thank goodness that the home is finally yours despite some setbacks. Yes, buying a home is not like what you see on tv, there are usually some "hiccups" especially what is happening around the country with so much deceit, squatters, not having property rights, and etc. But look at you now! By the way, great story and your skin and smile is so beautiful too, may you have continued success!
When I bought my first house (it was a condo), at the closing, just as the papers were being brought in for signing, the seller’s agent asks, “Can they have 3 more days to move out?”. I was taken aback, but agreed. I now know I could have refused. I should have refused. Luckily, there weren’t any issues.
Yes, you had the right. And there is so much paperwork that has to be signed before we make it to closing so there’s no way each party isn’t aware. Life happens, things happen, and you gave them more time (I’m glad they asked). I’m happy it worked out💜
When we have bought & sold, the buyers do a walk thru the same day prior to closing. At closing, the seller signs first and hands over keys then the buyer signs & receives the keys. Our last buying experience we drove by the evening before closing & the sellers were there and the garage door was up & we could see they were not packed to move. I called them & they said they thought they could live there until they closed on their house in 3 weeks…..that would be a NEGATIVE!!! The next morning I called the lawyer to say sellers had not moved out. He said closing was cancelled & never ever sign & transfer money because the sellers could stay there as squatters & would require court proceedings to get them out which could take months. Sellers we’re pissed. They wanted our money for their down payment on new home. Not sure where they went but they moved out that week.
Wow! Yes I’ve heard people have to do an eviction just to get sellers out. I’m so glad it worked out….. but the nerve of them to do something like that🤦🏾♀️
Congratulations 🎉 on your new home. I'm sorry that your home-buying experience was tarnished by everything that happened. Please pray over your property that evil or negative actions will be removed and canceled. I'd also recommend getting security cameras all around your property and change the locks. God bless your new home ownership journey.
Thank you so much! I've prayed and definitely my mom! Even when we were out bid the first time-she said that was our house😂 We've since added cameras and changed the locks the same day we got the keys. Thank you again for the kind words.
Congratulations and Thanks for sharing. I purchased my first home during the pandemic, not sure how else it's supposed to be but my realtor was on top of everything. I hope my next purchase turns out to be another smooth process.
This is one of the main reason(s) why I always buy a brand new home from a new home builder ; No stress and no mess !!! I am in my fifth brand new home and I just love it !!! Good luck and congratulations on your new home.
@@cecilyoung5042 that is such a blessing💜 we looked into a new build, which is rare around our area, but we couldn’t afford it. Thank you and congratulations on yours as well!
What a disingenuous comment.... New homes aren't built nearly as study and the rooms are usually smaller, especially the closets depending what city.... Sitting here lying like this lady's situation ever crossed ya mind as a possibility.... Every situation in Life comes with its pros and cons. To each her own.
That isn't A guarantee of no problems. Our friends once bought a brand new house from a builder and at the walk through before closing it was full of unfinished work. Their realtor wanted to hold back some money until the contractor finished but proceed wth the closing. Their attorney advised against it, saying the builder might not show up to finish the work and just let them keep the money. They would need to then hire someone else to finish the work. They wisely listened to their attorney and the builder finished the work with his entire crew the next day, as he needed the money from the sale.
We had our home built 3 years ago and the process was horrible. I got so upset during the signing I walked out the meeting and left my husband and went back to my old house. We completed the paperwork the next day. 😂 never want to experience that again
Wow! This just goes to show there is always something that can go left during the home buying process -regardless if it's new build or not. I'm glad you got yourself together and back to the signing table😂😂😂😂😂😂
First, congrats on your new home! May it bring you many wonderful days and memories! As both a first time homebuyer and first time home seller I have shady closing stories! On the buyer side, the house was being sold by the original owner who was in a nursing home. His oldest son who was his legal guardian sold the house without telling his sibling (brother), who was promised the home by the father when he died. The sibling showed up at closing and tried to stop the sale of the house. Eventually, things worked out and I got the house, but there was a delay of several months! On the seller side, at closing the buyer of my house didn't have enough money to cover their closing costs which meant that both agents (mine and the buyer's) would have to wait to get paid. My agent was pissed and caused a scene at the closing table! Luckily, they did have enough money to wire the funds into my bank account. I've learned when it comes to what is often the biggest financial purchase of most people's lives, you need two important things money can't buy, patience and a sense of humor!
OHmyFreakinGosh! The nursing home part is similar to mine. The owner was not in a nursing home but I'm assuming that's why it's set up that way when there's a conservatorship to make sure no one is being taken advantage of. I was told the granddaughter was taking care of the grandfather and had other obligations as well. You are absolutely right and made a profound statement-patience and a sense of humor! Glad everything worked out.
Seller can't remove anything after possession changes hands. Our last seller did that. Came into the garage after we got the keys and took some shelves.
I’m so glad you finally got your home! I’m sorry it was such a difficult process for you! You’re so sweet for sharing your struggles! You are such a dear person, so I subscribed to your channel today when I watched your video! ❤ I hope that your home is everything you have dreamed of!
Thank you so much! I didn’t realize people would think I’m lying about what happened when I posted it. Makes me think people responded after reading the title verses watching the video. This home is the perfect fixer upper for us. Thanks so much for the kinds words and support 💜
Wow!!!! 😮 I'm glad it worked out. Usually sellers go to closing first, at least that's been my experience on both sides of the transaction. That had to be so frustrating and scary. God be praised. 🙏🏾
Hey Ozzie! I hope you’ve been well💜 It was crazy! And you wouldn’t think it would happen in our small town. The plan was for the seller to sign electronically. We were told ahead of time she would not be there.
when we bought our first home the original owners ASSUMED that they didn't have to leave the property and had several weeks to move out. Um, no...our lease was up and we needed to move that week. We charged them rent (they didn't pay) and they left the place a horrible mess.
Sometimes there is obstacles in our path but at the end of the day The Lord Jesus Christ puts where you’re supposed to be when you’re supposed be there. So enjoy your house and may you and your husband/ family have many Blessings there🙏
Glad you got your keys. In most states keys are not handed over until the funds have been recorded however must times sellers are okay with giving the keys after both sides have signed the documents. Also, don't ever reach out to the seller's agent when you have representation. You literally opened yourself up for trouble when you offered to have the former owners come to the house after the closing to retrieve any items. Glad you got the house you wanted.
We had sellers do that to us. We were at the settlement table and they hadn't even started moving out. The moving truck with our belongings was at the curb and they were having their coffee. They had asked the day before if they could delay the move for a week. We told them no, that all the arrangements had already been made. Their agent suggested we rent them the house daily until they could move. My agent said absolutely no. We had a dry settlement, meaning we completed the paperwork but no money would change hands until they were out. A truck showed up hours after the scheduled settlement. What do people think a settlement is?? People are crazy and they will cost you time and money to have things their way.
Wow! That’s crazy that they were still there. This is my first time hearing the phrase dry settlement. On the news a couple agree to rent out to the sellers for 2 months and they ended up staying there a year. The new buyers had to go through the proper process of eviction. Just crazy stuff. I’m glad it worked out for you💜
I had a bad experience as well, similar to yours. I closed and expected to meet and get the keys. Hours later after closing I found out the seller's realtor left the key in a window didn't want to put the key in my hand. 😑Im sorry you went through this. Its sad we are in 2024 and experiencing this.
What a nightmare. I've had a couple crazy closings. First house I bought was a divorce sale. Both parties showed up with a lawyer and started arguing about who was paying what (mind you, the were small fees totaling less then $300-400). Could hear them fighting two floors up. My last house I sold was a nightmare. Not only was it constantly being delayed but on the day of the closing my lawyer was late, the buyers insurance cancelled his policy (house has a 100yr old slate roof that passed inspection, but they didn't care) so he had to scramble to get insurance. Then they cut the checks wrong and had to redo them...what a PITA. I had to run from that closing to the one for my new home...that went so smooth were were in and hour in less then 30 mins. Glad it all worked out for you.
We sold and bought a home a year ago. We didn't have to attend the closing for our house sale as we signed all the papers at our attorney's office days beforehand. The seller of our new house did the same, so we just went to our Attorney's office at that closing. We had to wait an hour afterwards for the seller to finish moving out. They were doing it themselves with a rental truck and their teenage son as they were only moving 8 blocks away and it took longer than they anticipated. We waited patiently at a coffee shop so we weren't breathing down their necks pressuring them. Our moving company with our furniture wasn't coming till the next day. We just wanted to clean the insides of the kitchen cabinets and fridge, vacuum the floors and shampoo the carpets before our furnitue came. We immediately called a locksmith to change all the locks. There was some debris in the basement and garage that our realtor contacted the seller to remove and they did so the next day. This was the third house we bought in our lifetime and was by far the easiest one over the entire process. Our previous experiences had some unexpected nightmares, so we appreciate what you went through. Enjoy your new home.
Thank you so much for sharing this💜. Not sure if we will ever sell this home but I definitely want to make it as smooth as possible for both sides. I’m glad it worked out for you guys. I imaging selling your primary home and buying another one is very stressful 😩
I'm happy it all worked out. Buying and selling can have its challenges. I've been on both ends. It's normally a great experience but as you see people can try to ruin that for you! Glad you kept your cool and congratulations!🎉
Sounds like a riff going on with that family, sorry you went through that. Just remember “rejection is protection” you don’t want that to be your first home buying experience.
It’s impossible that she did not know about closing. Realtor always makes Advanced plans if they plan to attend in person or if they’re going to sign electronically. Her realtor would’ve been all over that closing date because they want to get paid. Don’t worry, you will find a better house
You’re absolutely right, she had to know. They told us ahead of time that she would not be at the closing, and I was actually kind of bummed about it. But we knew she would be signing electronically.
@@oh_sheena2312 I made that comment while I was watching your video and then went back to watching your video and I see that you did get the house! Congratulations!
Your home buying story isn't the same as my home buying story. If it's any comfort. You are not alone. When I moved into the home that I live in now I was depressed. I was overwhelmed and had buyer's regret. A few months into living in the house, I was planning my leave. It was not a happy experience for me. I have been living in the home for a few months now. I feel better. I thank God for the blessing of nice shelter. It 's been an experience. I pray that if I choose buying again, Honestly I may rent sonething. I sincerely pray the next experience is a whole lot better. It's my prayer.
I know😩 it didn’t seem bold to me at the time tho. There were old year books and stuff left behind. She wasn’t living in the home so I would have given her the opportunity to pick them up.
I had a neighbor who came home one day in the late spring, all her landscaping was gone. The lady who had lived in the house previously removed the plants, her excuse was that she had planted them and they were here.
My dad and step mom were selling their house. They moved out and the day before closing the buyer said they wanted to rent until the loan went through. They had four large dogs. My dad and step mom said no. Turns out they never had any intention of buying. They wanted to rent it. My dad and step mom refused to release escrow earnest money. They took my parents to small claims court. They showed all the receipts and counter sued for the excess cost. They had to move into a rental and move back. They won and the buyer ended up having to pay thousands in damages. Their realtor tried to talk them into giving up the earnest money. Nope.
That’s just crazy! Why would you put someone through that? I know in some areas rental properties are hard to come by but geez! I’m glad your parents were able to get some type of compensation.
They took your money without giving you the key to the house. Then they thought it would be appropriate to come by and take whatever they wanted two weeks after it was sold.
My realtors did me wrong and refused to show me my house multiple times. I just had to pray and move forward because they was in desperate need of a home and it was the height of the market.
When we bought our house, the seller asked for 30 days or so to move out. We agreed but they then had to pay us rent from closing to the day they moved.
No at closing the deed is notarized and ownership is noted. Keys are transferred over or a copy of the deed to locksmith. Does not have to be filed to get possession. Title company sends over deed to be filed. Even if a 60 day close and you close in 7 days the 60 day. Pause is irrelevant. The contract is completed. Seller has the money at closing. Their given a check. Seller not giving possession call olive and have a copy of the deed. It’s your property. 42 year broker here. Make sure your agent is experienced.
I’m glad it worked out for you in the end, and sorry they put you through it. Minimally, the selling agent was incompetent. That said, as a buyer, always have your own attorney to go over the final paperwork and attend your real estate closing in the event something comes up (as it did here). I’m guessing yours would have read the selling agent the riot act for failing to bring a signing power of attorney to the closing. If the bank brings an attorney, understand he/she does NOT represent you, only the bank. Relative to the cost of the purchase price, the attorney fee would have been pennies. Prior to closing, the seller had a responsibility to remove absolutely everything they were taking (including the trailer) and was described as an exclusion in the contract, broomed clean, and allowed you do an independent walk-through to ensure nothing’s changed or broken since your professional inspection. Allowing the seller or his family any access after the closing was very risky.
Thank you for sharing this. I just really wanted good vibes with this experience. I thought it was odd that the sellers agent would not be present but was okay with the seller signing electronically ahead of time. Thanks again for the insight 💜
I believe she was. But the thought of her selling her own personal home for half a million didn't sit right with me😂 You just never know what people are going through.
You must do a video inventory of the entire property -- inside and out -- after your offer is accepted and just before you take the keys! That way you document condition and what fixtures are present or expected to remain.
Wow, that sounds like a frustrating experience but glad it worked out in the end. If you ever sell your home watch out for problematic buyers and make sure everything is in writing.
3 things I've always done when buying a house... before closing, get a pin and stake survey of the property. Have a locksmith there upon closing to change and Replace ALL locks and closures on the house as well as any out buildings. Double check the title, any easements/ formal and informal, use of the property by non owners, utilities, neighbors by foot or vehicle.
We specifically asked whether the home we were purchasing was haunted. In my state, a haunting must be disclosed to any prospective sellers. We were assured there had never been a haunting. Moved in and the neighbors couldn't wait to tell us about all the creepy things that have occurred inside the home over the years. Two plumbers working together on our pipes had a physical apparition appear before them. They knew they weren't seeing things and made me sit with them the entire job. When they were finished, they told me I couldn't call them for service anymore.
I am looking for a fixer-upper. I ASK THE SAME THING!!! I lived in an apartment that had the devil's brother in it! It was horrible and terrifying!! I was tormented for much of the year that I was there. Years later, I moved to a rental house, where a man and a woman appeared frequently to my 8 year old son. He constantly told me about the appearances. One morning, I was awakened with them standing over me smiling. Kind spirits who dressed in black and white. She had on a long black, long sleeved dress with a white bonnet and long white apron. He had on a black suit and top hat with a white shirt and a black shoestring-like tie. She was holding a large wooden bowl and a wooden spoon. I immediately called my landlord, who had purchased a new house and rented that one out. She confirmed that her young son had experienced the same thing and had described them the same way. I did not move immediately because the spirits were kind, and they never appeared again. As a child, my parents moved to a haunted house that was a nightmare!!! That evil spirit kept slamming the doors in the house and would try to set the house on fire when something was cooking! The fire department finally condemned the house and had it torn down because of the horror stories and attempts at burning the house down. Those incidents occurred when I lived in Arkansas. I don't know how this video popped up in my feed, but thank you @oh_sheena2312 for sharing your experience. I have learned so much from you and the various people posting. Thank you all for your transparency. Blessings to all on your home-buying journey.
Trailer ownership can be a little tricky, but it comes down to whether it's manufactured or home made. Those factors also determine whether it can be used on the street or if it's only allowed for use on the property. If it's home made, then it usually won't have an accompanying title, and generally isn't legal to be used on the road, but even that isn't absolutely set in stone. If someone wishes to build their own trailer for use on the road, it can be taken to a state DMV branch, inspected, and if it proves to be roadworthy, then a title and VIN can be issued. Most people who build their own trailer generally use it on a farm or something like that and it will never see a street. If it's a manufactured trailer, then it will already have a VIN and title from when it was brand new. Either way, it must be registered with the state before it can be used on the road, and that includes just moving it from one property to another. Some insurance companies might, if allowed by state law, allow for the towing vehicle's insurance to also cover the trailer, but it still must be registered separately. As far as ownership of this particular trailer, if it's a home made with no VIN and no title, then it goes with the house unless other arrangements have been made. If it's a manufactured trailer, then the seller gets to keep it and should have had it removed before closing, but preferably before ever showing anyone the home. As far as the seller's husband wanting to look everything over before handing over the keys... WRONG. If it mattered to him in the least, he should have done that before the closing. Once the money is transferred and closing takes place, even if there was something he didn't like, too bad. It's a done deal whether he likes it or not. From what I remember hearing in this video, he didn't have anything to do with it anyway. It was the wife's father's house and she had the right to sell it and change things, as long as it was changed and signed off before closing. Regarding the trailer being stolen two weeks after, I have zero doubt that it was the husband who stole it. It wasn't some other family member just deciding they wanted it so they went and snagged it. The husband was the other family member who decided he wanted it, but he figured he'd wait for a short time for the dust to settle and figure out your regular schedule so he could steal it without confrontation. They didn't "reach out" to the rest of the family to figure it out. The wife flat out lied to the agent when contacted about the trailer's status. She knew where it was the whole time; it was in her driveway. "Do you want it returned?" "Yeah I want it returned. You stole my trailer off of my property you fucking dirtbag you". Like you weren't going to notice that your trailer was stolen while you were at work. Like you were really going to just shrug your shoulders, throw your hands up and say "Oh well, it's gone. Nothing we can do about it".
Wow thank you for the info, it makes sense. I’m not sure who removed the trailer but I’m glad it was returned. Thanks again for watching and your feedback.
There's always something that comes up. Glad you're in your home! And you are much more patient than I, I would have gotten a glcordless drill and carbide bit and drilled the lock. In my opinion, it's always best to change those locks anyways, never know how many sets are out there.
This is why you write into the real estate contract a large amount per day for the rental if the seller doesn’t vacate on time. $500 - 1000 per day usually works. If they don’t vacate typically you are going to have to go through the eviction process and they will owe the rent.
@@oh_sheena2312 lesson for the next time.. Frankly, it’s also a lesson on how even the realtor representing you is really just representing the “sale” otherwise they would have “coached” you regarding a clause about rental fee if the property wasn’t vacated timely. In many states that is part of the uniform real estate contract. The last time we bought a house OUR realtor said “what about the children” regarding the SELLERS kids when we were working out closing/vacancy I’m like “what about me being in a month to month rental for two times what this mortgage payment is going to be”? (The sellers wanted a fast close but delayed vacancy). It became painfully obvious to me that someone I’d spent time with didn’t have my best interest in mind in the transaction.
I hate that happened, one thing I made sure of was that my realtor would always be upfront with me and the vibes were good. She's a sweet lady and towards the end I witnessed how she could change that sweetness for the treatment of her clients😂😂😂
Newly weds, we bought a house, a fixer-upper, moved in, started renovations. I noticed the drapes and blinds next door kept moving and gapping, or they suddenly had gardening chores when we stepped outside. As soon as my husband left for work the neighbor would call out to me, I'd smile, wave, hoping that was it, nope... yack-yack-yack. Then one day, I'm in the garage working on a project, had a bucket of wet concrete waiting to pour and the neighbor lady decides she needs a conversation. I kept gesturing to the bucket and telling her I couldn't talk right then and even tried turning my back and ignoring her, yack-yack-yack. Another day I was in the basement where my stained glass studio was and I heard a knock, I went upstairs and peeked, yup, it was her, again. She knocked and knocked, then she went window to window all the way around the house, "HELLO??? ANYBODY HOME???" By that point in time I was so frustrated, I felt trapped in my own home and I just sat there on the basement stairs crying my eyes out. We went back and spoke to the realtor, and he got that 'busted' look on his face, turns out he'd been trying to sell that house for over 9 months and the neighbor lady ruined each and every showing, he literally threatened her with a lawsuit if she stepped outside, peeked out the window or opened her mouth when he showed the house. HE KNEW!!! He knew she was a problem and let us walk right into it!!! The deal was done, papers signed, key delivered, we were stuck with the neighbor from hell! I've since moved on, but is there any recourse in such a situation?
Wow! That realtor would owe me big time😂😂😂. We visited the neighborhood at different times of the day to get a feel for it, never saw the neighbor outside. As soon as we moved in the neighbor walked over and she happened to know my family (small town). She probably came by every other day, just to chat. It reminded me of the feeling of having my grandparents alive. Shortly afterwards she put their home on the market to move closer to their kids for help with her husband. Last year another neighbor brought me the obituary from his passing. Im glad things got better for you. I don’t know how one could know the behavior of the neighbors without being told but the realtor definitely could have said something if only to keep a good name. Who would want to refer a realtor that knowingly withheld information.
Let me tell you when I sold my house even MY OWN lawyer and MY real Estate agent barely told me ANYTHING! It was like pulling teeth. I’m sorry you went thru that.
CONGRATS ON YOUR NEW HOME. so sorry that happened to you. you guys were much nicer than I would have been.im a r.e. brokerin calif. your agent should have stopped the escrow and asked for a hold back amount until you had possession. as well, a final wal- thru should have been done prior to the closing, to make sure the property was in the shape you were expecting. once I get the all clear call from escrow I have a locksmith on the property in 20 minutes. next time know you do NOT need to wait for a key exchange to get possession. ( they could have distributed 100 keys amongst your new neighbors). please also call the police and get a report if anything goes missing, it alerts the neighbors as well that you are willing to take those extra steps in the future. the granddaughter KNEW, she had 59 days to go over any and all paperwork, hug every wall, collect every non bolted item, shed every last tear, she wished to - no excuses accepted. CONGRATS again. enjoy your new home. 🎉🎊🎉
😂😂😂😂not hug every wall! I just hollered. Let me say I’m thinking our funds were held while she decided what she wanted to do. She was refusing to sign on that day for whatever reason. We were told before closing she would not be there and would sign electronically, a walk through was done with our realtor and it was fine, but come closing day😩😩😩😩😩 thank you so much for the kind words💜💜💜💜
My dad always put a clause in when he would buy a house that if the seller was not out on signing day you own so much per day in rent, and it was always a little bit more than normal rent amount so they are not comfortable staying for long because you want your house you paid for. That was a good story, sorry it happened that way to you.
Girl walk away please, my friend went through the same thing they went through this crap for almost a year and they had to sue to get over $23000 in payment back.
This was my exact experience “recorded” in Seattle WA. My realtor was very knowledgeable and kept me in the loop. I h8 you experienced this…
@@cherylbroadenax1006 wrong about no key pass till recording, because sometimes it takes weeks to recorded the transaction in the courthouse.
Once they have signed and received the funds, I’m calling a locksmith.
Right! I gave them grace😩😩😩
Exactly!
@oh_sheena2312 that's where you went wrong!
@@Birdie-gd9qn🤣🤣🤣
Locksmith gonna be sitting at the closing right with me. 😆
A cautionary tail: Make sure the seller is out before the closing date and the keys have been handed to a neutral 3rd party.
Right. The seller was not living in the home. It was vacant for atleast a year. The attorney’s office had possession of the keys. It was very weird and small towny 😩
And I thought my home buying experience was a headache but congratulations!!!!@@oh_sheena2312
Right! The day before settlement, my buyer did a walk through.
Yes. No renting , leasing or staying over past closing.
It’s TALE NOT “tail”🤦♀️🤦♀️🤦♀️🤦♀️🤦♀️
I guess the neighbor was ready for it to be over with too😂
Yep our seller tried to say a roommate was still there for two weeks. 😮 Nope no way no how!!! So they evicted/paid him to get out.
Wow!!!
@@oh_sheena2312 Congratulations on your home.
Wow!
Make sure you put cameras around your property and change those locks!!
I came here to say the same thing!!! I would be changing every lock and cameras all over!!!

We made an offer on a home, and the seller wanted a clause in the contract, they could occupy the house till they found appropriate housing. That was too open ended for us, we immediately backed out!
at least they were transparent 😂😂😂

Wise move.
@@oh_sheena2312 that wasn’t good.

@@juanitapotts6039🫶🏾🫶🏾🫶🏾
@@oh_sheena2312 I’m glad you are ok now. I am licensed I don’t practice so that’s why I was confused. Our commission is strict where I am from.
Congratulations on buying your first home. You have a positive attitude considering the stress the seller caused.
Thank you so much! I try my best to keep a positive outlook 💜
I told my realtor the home had to be vacate. Took 6 months to find one but it was worth the wait. I didn't want to deal with waiting for people to move out.
Its definitely worth the wait. The home was vacant-it was waiting for her to sign.
You couldn't be more right. I've never been so stressed out in my entire life.
I bought a condo as a single mom of a preschooler. I signed, got the keys and went to the condo. The seller was still there and packing stuff. I immediately called my realtor. It was a scary situation, i was by myself with my child and the seller was a big guy. He was venting about how he lost money on the deal.
@dovesmum8521 Wow! I would have been terrified. How did the realtor get him to leave?
@oh_sheena2312 she immediately came over, called his realtor and the two of them got his boxes out and the additional keys from him.
@@dovesmum8521 I don't know how long ago you purchased your condo, but you should think about rekeying your home.
I’m still there but trusting God for it to work out. I’m glad things worked out for you and your husband.

I agree. I definitely would have been on the property
This whole situation had red flags from the start.
I would change your locks immediately! Sorry you went through that!
@@janniestanley and we absolutely did!
Right. And I’m assuming told her to get out her feelings or get sued😂
Wow! It looks like buying a home from a couple divorcing will always bring drama. Just stuff we don't think about when buying a house.
You never let anybody in your house after a walkthrough or closing because they can cause mass destruction and that would be on the buyer 😞
I figured if I arranged for myself and the realtor to be there it would have been okay. I gotcha!
Whew, that was wild. I’m glad that you all are finally in your new home and settled now.
You and me both! Thank you so much!
It feels like they were surprised by wha the buyers looked like. The shade of green overruled their first instincts.
😂😂😂 just mind boggling! Why you holding up the process on a home you put on the market?
Didn’t she say that the 1st buyers walked away due to how long the closing was taking? Imagine not understanding what that meant…
No way would I have offered to let missy have anything.
@firewater365 that's correct. The owner of the house was under conservatorship, so each time it had to be approved through the court. The first buyer never made it pass the inspection stage because of that. The first buyer walked away because he needed to close in 30 days, not because he got to closing day and they refused to give possession.
Me living in a fairytale world😂
I bought my home and I never met the seller, which was a good thing cause it avoided any discrimination.

I absolutely love it when something goes from trash to treasure 💜 sending good vibes your way🫶🏾🫶🏾🫶🏾🫶🏾🫶🏾
This keys should have been in the hands of the Realestate agent, their possessions should have been out and a walk thru before closing.
The keys were in the possession of the agent, however they could not give them to us until she signed. That’s what we were told.
😂😂😂 she was definitely invested in her previous home. I’m glad y’all tried to talk sense into her
When we were selling my mother's house, the exchange was supposed to happen at 9 AM.
Well that was rude of them. I definitely would not be doing anything until my morning cup of Joe☕️😂😂😂😂
Your friend is right we God has for you is for you and no enemy. Could take it from you. Praise God for your gift. Congratulations on your new home.
Thank you so much! We all need friends to keep us lifted when we don’t want to hear it😂
You handled everything with grace.
Wish I had level headed neighbors.😊
Thank you😂😂😂😂😂😂
I am soooooo happy for you and your family!
Thank you so much, you are too kind! When preparing to buy the house, we thought all the hiccups would be during underwriting, boy were we wrong😂
I’m so glad it worked out….. but the nerve of them to do something like that🤦🏾♀️
Wow!!!!!!!! Another crazy story 😮
Yep🤦🏾♀️
Congratulations 🎉 on your new home. I'm sorry that your home-buying experience was tarnished by everything that happened. Please pray over your property that evil or negative actions will be removed and canceled. I'd also recommend getting security cameras all around your property and change the locks. Shout out to us pandemic buyers😂 everything was smooth for the most part until closing😩 thank you and congratulations as well🎉
This is one of the main reason(s) why I always buy a brand new home from a new home builder ; No stress and no mess !!!
They wisely listened to their attorney and the builder finished the work with his entire crew the next day, as he needed the money from the sale.
this is so true, new home can also mean new type of problems

Im sorry you went through this. Buying a home is stressful enough without people being shady.
Yes it is! I learned a lot tho
Came into the garage after we got the keys and took some shelves.
shelves? Really? 😂😂😂😂

Hey Ozzie! I hope you’ve been well💜 It was crazy! And you wouldn’t think it would happen in our small town. The plan was for the seller to sign electronically. We were told ahead of time she would not be there.
@@oh_sheena2312 Just crazy.
when we bought our first home the original owners ASSUMED that they didn't have to leave the property and had several weeks to move out. Um, no...our lease was up and we needed to move that week. We charged them rent (they didn't pay) and they left the place a horrible mess.
I’m sorry that happened, and it probably would have costed more money to sue, I don’t know. Either way it’s just more work for the buyer

I agree, I was just familiar with people providing keys regardless of it being recorded. You are right, I did open myself up for trouble.
That’s a CRAZY tale!! Glad you got your home.

Yeah. Same here. Ours wasn’t the 1st time homebuyer fairytale either. It was more like a nightmare. At the end we did get a home though.

My realtors did me wrong and refused to show me my house multiple times. I just had to pray and move forward because they was in desperate need of a home and it was the height of the market.

I bet! Some of these comments are like wow! Just craziness!
When we bought our house, the seller asked for 30 days or so to move out. We agreed but they then had to pay us rent from closing to the day they moved.
Glad they were upfront about it. Did they move out within 30 days?
No at closing the deed is notarized and ownership is noted. Keys are transferred over or a copy of the deed to locksmith. Does not have to be filed to get possession. Title company sends over deed to be filed. Even if a 60 day close and you close in 7 days the 60 day. Pause is irrelevant. The contract is completed. Seller has the money at closing. Their given a check. Seller not giving possession call olive and have a copy of the deed. It’s your property. 42 year broker here. Make sure your agent is experienced.
Thank you so much for the info💜 we were working with an experienced agent, I’m not sure about the sellers agent. It worked out in the end.
Glad you handled it with patience and grace. Sounds like the poor girl was in over her head…Congratulations on your new home.
Yes, I’ve heard of people removing ceiling fans from buyers😂
Wow, that sounds like a frustrating experience but glad it worked out in the end. If you ever sell your home watch out for problematic buyers and make sure everything is in writing.
Will do! I hope I can provide them a much more pleasurable experience than mine💜
That’s a great plan before closing day!

@@CAS-vl9xh I'm shocked whenever someone stumbles upon my channel😂😂 Thank you so much for watching and I'm sending good vibes your way❤❤❤❤❤❤❤❤
Trailer ownership can be a little tricky, but it comes down to whether it's manufactured or home made.
😂😂😂😂 thank you. We did change the locks the first day.
Congratulations on your new home!!
Thank you so much! We are renovating one room at a time💜
This is why you write into the real estate contract a large amount per day for the rental if the seller doesn’t vacate on time. $500 - 1000 per day usually works. If they don’t vacate typically you are going to have to go through the eviction process and they will owe the rent.
Lesson learned. We didn’t think that would be a problem because the home had been vacant for over a year. Thanks for the info
Glad everything worked out.
Thank you so much!
😂😂😂😂 I’m glad we both made it through 💜
That is when you dump them. Your realtor should keep you informed at all times upto and including the closing
I agree. my realtor kept us informed however there seemed to be some miscommunication on the sellers side
Your dad was definitely ahead of the game. I never thought that would be an issue since the home was vacant……never say never 😂
Girl walk away please, my friend went through the same thing they went through this crap for almost a year and they had to sue to get over $23000 in payment back.
It ended up working out in the end💜 I hate they had to go through the courts
