    More and more people might face a tough time in retirement. Low-paying jobs, inflation, and high rents make it hard to save. Now, middle-class Americans find it tough to own a home too, leaving them without a place to retire.

      The increasing prices have impacted my plan to retire at 62, work part-time, and save for the future.     FYI - Texas is not a low tax state. Their property taxes are outrageous.

      They're even higher here in NH. But we don't have any state income tax or sales tax, government needs it's money from somewhere. I'd rather it come from that than directly from people's checks

      I think TX property taxes is about 3-4%. CA income tax is higher than that.

      My $500k house in Dripping Springs ISD (Austin Area) was just under $1k per month in taxes. They were about to go over $12k annually before we left in 2019.

      Unfortunately, they won’t, and unfortunately the states accepting them in aren’t turning down that sweet CA/NY money.
      At the very least limit voting in local elections for the first year of paying taxes.

      Honestly, the easiest deterrent/litmus test to this problem is reserving most of the privileges comes with residency by creating a very long waiting period to get residency e.g. 25 years, and forbidding the ownership of real estate and a special vehicle tax and state income tax that must be paid until residency is established. In addition, award a limited number of residencies each year. Since state residency is a voting requirement in most states, it will keep the cultural and legal outlook from changing drastically. These measures would for these transplants to really think over if they want to leave their home states or not.

    The huge issue now is this is driving up the cost of housing in low income states, where income isn't increasing for those that already live here. People from these democratic states tend to make more money and are out competing those with lower incomes. Cost of living used to be great where I live but in just a short amount of time, houses/apartments have shot up in price. Californians can pay those prices typically, a resident that's lived here a while cannot.

      It's more that real-estate investment companies who have generally stayed out of places like florida have flocked here. So along with wealthy individuals and these investment agencies, have priced everybody out of homes. When you qualify for a loan at the appraised value and a company comes in and offers 5k more in cash, we just can't compete. Then they rent it out.

    We live in a no income tax state. But the reality is that these states have to make up the income elsewhere so they higher property taxes, higher vehicle registration costs, etc. Don't move because of state income tax.

      I understand many american people travel for jobs, but I see now they move for taxes too.
      Want to say : If someone has say far bigger income in high income local tax, then its good option to change address.
      I live in Czech Republic, work at same company for 16y, its surprising me each another year..but I like place where I live (whole my life, 48y already) and l like fact my job is just 10min walk from house.

      @@Dominic-se9ny It was similar here in Czech Republic, just small business were closed for that threat of covid, but big companies, many of those gov billionaries were running, later workers even wo face masks, while you had keep face mask everywhere else and keep distancing.
      They were punishing only small one man business.
      Vaccine was publicly promoted with strong accent, it was almost compulsory. Finally some senators made complain thats not vaccine, as it doesnt protect. But billions in public social insurance were already lost in someone pockets. Same with rapid tests on covid, were compulsory for 2months, it was sold by single guy who made billions out of single Million that couple of weeks of government special exclusion of tests not needed to be approove by gov health bureau. Mafia, fraud, political dirt all around..
      Stay strong, dont let them agree every BS.
      (for me it was just not able to go hairdresser, as I didnt want get vaccine, but as it proved to be ineffective, it was everything about discrimination and money)

      You should look at overall taxes. Texas doesn't have an income tax for individuals, but it does have really high property tax. California has a very high income tax (13% and proposals to increase it to 18%), super high property tax, and moderately high sales tax. Moat the states with no income tax generally have low overall taxes.

      I live in Mass. New Hampshire is no tax. The prices in total of mostly everything is the same, or oddly more in New Hampshire.

      Well I grew up in CT and have lived in TX since 87 . No property tax is average or on the low side and I live in highest property tax city in TX .and what ? It costs a 100 bucks a year to register my truck and I buy new every year . Total BS .

    Good interview, but two corrections:
    1. South Carolina DOES have a state income tax. Fortunately they treat retirees particularly well with exemptions for qualified retirement income -- and even lower property taxes.
    2. People are not moving to "low INCOME" states. They are moving to low COST states.
    Many wealthy people are moving to TN, SC, FL, or one of the many other low cost states. They move their to improve their standard of living -- though often the increase in personal freedom and choice can be a major factor.
    BTW, I spend a lot of time researching and writing about this topic. MANY variables to consider, but the state I recommend most is Tennessee.
    But whatever state you choose, do NOT live in the big cities. ALL big cities provide higher taxes, higher home costs, more crime, and more "woke" laws. Almost all such cities are owned and operated by the public employee labor unions and the Democratic Party.

    Iv lived in Florida now for 10 years. The amount of people that have moved here is unreal. I was happier when everybody hated on Florida and we just had snowbirds here for part of the year.

      @@rodiculous9464 exactly. I’m not for any political rhetoric or finger pointing. I got an asset 2 years ago and it produces a recurring, predictable cashflow. I used the stimulus money (as well as my own) to help acquire it. I don’t mention what it is because I am not here to shill or promote one asset over another. Read, learn, listen and you’ll see that there are tons of opportunities to do likewise.

    I live in Florida and my teacher salary supported my life until everyone started moving here. Now my rent has gone up over $400 a month to almost $2,000. And it's insane here. If I see another New York tag I'm going to throw up

      It's not Biden screwing things up -- it's the world. Biden didn't start the supply chain clogging up. We've been down this road before, at least I have about 2-3 times previous. You just have to know how to pivot. Learn to cook instead of eating at a restaurant, that's a luxury. Yes, buy an electric car or get a smaller sedan. Most Americans are driving SUVs and Trucks....why? Get a small sedan. I betcha there's going to be a run on small cars....here we come Fiat and Mini-Coop.

    Everything is getting from bad to worse at an incredibly fast pace and we're all forced to adjust quickly. I very recently moved to Texas and things are still hard up here. At this point, I am more interested in more practical solutions. What is the way forward for the less fortunate ones like me? How do we survive this phase? I am slowly losing my mind.

      Other "practical solutions": Spend only on necessities, Vote wisely, Always invest what you can and while at it, ensure you spread your investments (locally and internationally) but of course be well informed about where you want to put your money. Made my first million this way earlier this year (got help though). Can comfortably wait out this "phase"

    There has to be a tremendous amount of people moving out of California. I rented a U-Haul trailer for a local move and I asked to also rent some moving blankets. They told me they didn't have any . They checked around the whole of Sacramento and no one had any because they've gone with trucks out of state. But that's what happens when the state treats their hard-working people as enemies.

      It is the same story in Texas! Houses in DFW are 2.5 to 3 times the price it was less than 10 years ago! But still no income tax! These same people tired to vote state income tax here in Texas and the governor had to make a new law into the state constitution so there will be no Texas state income tax! How stupid are these people!

    The talking point against electric cars is the cost. That's a valid point. However, there is another big negative to electric vehicles, The Battery. Batteries are not a dependable source of energy. A dependable economy needs dependable energy.

      The prime problem with EVs is that we're building them wrong. The car most of us actually need is:
      1. Engine connected ONLY to a generator.
      2. Engine used for 3 purposes and has three settings i.e.
      A. To charge the battery and run the electric motor(s).
      B. provide heat for the cab when necessary.
      C. provide heat for the battery when necessary.
      For point 2A, the engine runs at ONLY at the RPM and loading which maximizes its thermodynamic efficiency.
      3. The battery should be plug-in and have a range of 50miles maybe up to 250miles depending on how long you want the battery to run. This is a trade-off of initial cost vs. "fuel" cost and use case.
      Why in the world are they making plug-in hybrids where the engine has a mechanical connection to the wheels. This introduces unnecessary cost and complexity and reduces reliability. Just stop this please!

    Hello brother Dave, God bless you, I listened to your show every night about 13 years ago, I took your advice about my 30 year mortgage, I refinanced it every chance interest was low and sent as much principal as I could afford as a single father, well I finished paying it off in 16 years instead of 30, thanks to you a sold it last year and double the gains and I gave most of the money to my daughters in time of needs. And after I finished paying it off I rented it out and got another deal since 2013 and my current home already double the gains and my mortgage with 2% interest rate is cheaper than renting and apartment. I thank God for people like you and your family and your team. Thank you God bless you

    As someone who lives in northeast Ohio, and is looking to buy property and build a small house outside of knoxville tn in a few yrs and use it for vacation/retirement home. It's a little scary to hear about all these people from California moving Into the state. They have destroyed California beyond belief and will continue to vote the same way. Ten is an amazing state, we have been there about 5/6 times and really want to make it our retirement place. It's just a little frustrating to hear about the migration from California. Flordia is nice, but I just feel like in 10/15 yrs it's just gonna be overpopulated, and the summers down there can be just brutal.

      California is NOT destroyed. I live in San Diego, and its beautiful and safe. We are the 5th largest economy in the world, and supply much of this countries food. We are the biggest donor to the federal government which helps all the poor red states. Thank goodness for California. Almost all the GDP created in this country are in blue states and cities.

      lived in florida 10 years.....left....still miss it sometime....PROS: weather, Churches, beaches, coasts, big cities (Tampa, Orlando, Jacksonville) then a few miles down the road nice and rural...Long drives with car to cruise, good restaurants-lots to choose from, great wildlife - gators, manatees, panthers, etc..cool to see, Disney World, Universal Studios, Sea World, etc...Daytona 500, car shows, Sports teams, Football, College and Pro Football, Spring Training, Nightlife, no snow, .............CONS: Lower wages, lack of quality healthcare and doctors, southern inefficiency, bad attitudes from southerners and Floridians, Puerto Rican gangs, emphasis on Spanish language and culture, Expensive housing, Hurricanes, insects, bugs, small lizards running around, a feeling of "NO CULTURE", Lots of wealthy, elderly people, and snowbirds that are arrogant, no change of seasons, that state just gets on your nerves after awhile...

      I mean that’s a big deal there. He sold a low property tax asset for the highest property taxes. In California it’s the entry barrier that’s high for houses whereas in Texas, it’s always the current tax rate that you’re paying.

    I retired in 2015 and moved from Texas to Tennessee. We had a small income tax on interest and dividends that's since been phased out. My property tax on 10 acres with a smallish 3 bedroom house is under $500/yr. Sales tax is higher than Texas, but maybe by 1%. In Texas my property tax was approaching $8,000/yr.

      Sales tax is only 7% in TN compared to 8.25% here in Texas. We in Texas also have extremely high property tax. And like Texas….no state income tax in TN. Some apartments here go for $2600-$3000 for a 2 bedroom apartment. Wages are stagnant even with the 9th largest economy in the world. Home prices have increased 40% in just 3 years like everywhere.
      We are considering Florida or Tennessee

    I live in one of the states people are moving to. I’m already seeing unappealing changes. Folks moving into communities are pushing changes that are great for them but adds nothing to the community in general. Example : buyer in condo units that have large “support” dog😏, when HOA clearly states only dogs under 35 lbs. wants HOA to provide a enclosure for that dog and snow removal to walk that dog. Great addition to the community.

    If the battery goes you're out $24k
    If a drive module goes you're out $15k
    They actively attack 3rd party repairs with over the air software limitations.
    If you own a Tesla outside of warranty I hope your luck holds out.
    Tesla does not have a good reputation for quality control and that severely affects long term reliability.

      Somebody could get wealthy transitioning gasaline vehicles to electric vehicles for something like $2,000 each.
      They could prove the need, demand, & concept with one location. Once it was successful, they could franchise it all across the U.S. Within 5 to 10 years, everyone who wants an electric vehicle (EV) could have one for a very reasonably affordable price.
      With solar panels & an EV charger at home, people could have unlimited fuel from the sun without having to buy a $60,000 Electric Vehicle.

    I live in Cali and wish I could move, but divorce papers with kids need time in court to change before I can just up and move. This state that I was born in is eating up all that is good about it. And I refuse to buy a car I can’t afford ( an EV). It’s so expensive here and I’m scared.     And when these people from state like California come to other state like Alabama then the cost of living will rise too. To be honest everything is expensive because of inflation so you can go to any state you like because if you go to low income state then you will get paid less too. Not much of a difference. Actually its a global issue not the US only.

      Well, when most of the Californians migrate out of that state to go east, the state will likely eventually emplode financially (like Detroit did).
      Then, when the housing market tanks there & $4 million homes become $40,000 houses... It will be time to repopulate it with Tennesseans that are wanting to get away from the crowd that moved here & caused our roads to be backed up & our home prices to go through the roof by out bidding everyone because they think "everything is so cheap here".

    I believe the mandatory withdrawal (IRA) was changed with the CARES ACT instead of 70 1/2 years old, it is now 72 years old and the amount to be withdrawn also was changed.

    Florida has been beautiful through this whole debacle that has been going on. We have not been in lockdown we haven’t missed a beat and we’ve actually progressed in the last few years we are preparing for the financial disorder of this whole country if not the world is about to go through

      Florida did have a lockdown in 2020 I worked through it as an essential employee, the roads were total empty in the Tampa Bay Area for about 2 months or so. The real estate bubble which is currently taking place is criminal in my opinion, the rents do not reflect at all the low local wages. The majority of Floridians are struggling just to get by, newcomers don’t understand the there’s no state income tax but you pay the “sunshine tax” which is an extremely high cost of living compared to the local wages keeping most people nearly broke.

    If she owns a CA home within a few miles of the ocean, she can sell and buy a better home in SC for about 25% of her CA home price, and invest the remaining proceeds. Even a place TN it will save her lots when she buys her new home.

    SC has an income tax, but it's pretty reasonable if you're over 65, own your home and are a full time resident.

      @@peaceonearth8693 Not sure where you're getting that. SC tax on 15K is $530, so just over 3.5%. More importantly, that's not 15K gross income, it's 15K SC taxable income. For someone who's over 65, retired, and a full time resident, that's Federal taxable income, minus the Federally taxed portion of your Social Security, minus 15K. Someone retired and over 65 would need to be grossing well over 30K in addition to Social Security to have 15K in SC taxable income. Still, my main point was that Dave Ramsey was incorrect in saying SC has no income tax and we seem to agree on that.

    You pay high city taxes in Texas. Around 10% is probably cheap now. More tax for ritzier areas.

      Texas property taxes are high too. I dont think texas is less expensive to move to. The housing is over 400,000. if you need more than 3 bed 2 bath and near a city for a job. their citys are awfully liberal these days , look at the demographics of city leaders. would have liked to move there, doubt i can afford it.

      I think a lot of people that end up moving are retirees. Blue states tend to have better jobs, with better jobs comes higher living expenses/taxes. Retire and move where you don't get taxed, absent other forces the money will always move where its treated better. taxes suck, this something our politicians need to start understanding, we all want to help the poor to certain extent but we all want to pay less in taxes

    TN is NOT a “no tax” state. It has a very high sales tax which is; perhaps, the most unfair method of taxation since it places the majority of the tax burden on the poorest members of the society.

      Income Tax screws people trying to get a leg up in the world, Sales Tax is just taxing consumption.
      Want to pay less tax? Consume less or produce more

      @@priestesslucy3299 You could argue that. But, you would be very wrong. Those at the bottom rung of a capitalist society must spend everything they earn to survive. So, they pay whatever percentage the sales tax is established at toward the needs of the society (say 10%). Top earners, while they do spend more of their greater income, wind up only paying a fraction of their income in taxes (maybe less than 1%). A more fair tax would be a flat income tax with no sales tax where everyone pays the same portion of their income in taxes.

      @@markteague8889 I don't actually mind the idea that every citizen pays the same base rate and heavy consumers are the only ones who pay more.
      A person making 200,000 per year isn't consuming any more social services than someone making 20,000 per year. Probably consuming less.
      But, when the person making 200,000 spends a lot more than the person making 20,000, they pay the taxes on that consumption as is fair.

Policies like that are how you wind up with situations like those of the French Revolutionary Period (leading to the Reign of Terror). Antoine Lavoisier (who Louis had appointed to be the tax assessor for the city of Paris) was among those first to lose their heads to Madame La Guillotine.

      @@priestesslucy3299 Furthermore, those with greater resources and wealth have the free time to scheme ways to avoid paying those taxes. I know of a well to do individual who had their brother who lived in another state purchase a very expensive vehicle in that state where the automobile property tax was levied at the time of year when property taxes were assessed. They then transferred the title in Tennessee where family members may transfer vehicle titles tax free. This was quite an expensive automobile ($250k, perhaps). So, this wealthy individual avoided paying even the consumption tax on their greater level of consumption.

    Baby steps! lol I just watched "What about Bob" the other day. I'm in Washington state, no income tax here, but cost of living is pretty high, and you get clobbered with sales tax. Also, they legalized smoking weed but cling to draconian laws prohibiting growing it.

      Depends on where you live in WA.. Vancouver is right next to Portland, where there isn't sales tax. You can make all your 'big ticket' purchases (outside of vehicles.. they wont let you get away with that one, lol) over in Oregon. I've saved a lot of money buying appliances, furniture, and jewelry in Oregon.

    My wife and I grew up in the south. Texas for me and Georgia for her. We live Seattle with plans on moving to a cheaper state 4 months from now. WA state is beautiful but it's gotten super expensive no matter what county you live in. A lot of Western WA residents flock to the Eastern part of the state as its mostly farming towns but they have mentioned that it's only a little bit better. Instead of staying here, we are taking advantage that we are still young and we don't have children (yet), and gonna build our lives where the Constitution still means something while also not being bled out financially

    ☢ I love lower taxes too! But, I often wonder how long that will last when population increases. There is no such thing as a free lunch. Something has to give. If your middle to lower income...poor schools, police, infrastructure, parks! Texas has high property tax, but no state tax. Sounds wonderful.... but, but.... get you in with cheap prices. Trap you in the long term! You get what you pay for!

      I grew up in California and escaped to Texas. Eventually, I do plan to move to Tennessee or Wyoming because Texas is now going south.
      But, I don't come to make either of these states like California. I come to escape the idiotic policies California had. I want low taxes and minimal government regulations.
      I will always vote for less government, not more.

    Nashville was nailed with Covid. And still have issues today. We built a small carrage house 1200sq ft building on 2 acres and finished it spring 2020 was lucky and was going to build next to it and retire in a 1800 ft ranch next to it. Contractor was $225K then how it's $300
    Live I Pittsburgh now afraid to move because of cost. Look at Zillo and see that the houses are up 20 to 35% now fron 2 years ago. And forget about having a builder do a new house for you unless you have money to burn
