    Will you be able to recommend any contractors? I'm looking to reno a 3 room resale and need a few quotes. Have approached IDs but they are too expensive for what I think should be a simple reno

    Things got a lot more expensive this year because of inflation and GST increase. Our Reno quote came to about 120k and that not including electrical works and furniture. We got an EM and will start our journey in June. It’s our second and hopefully final journey since we got our BTO in 2017 and we just sold. Interested to know how you guys decide on the gym though. We are making one in our new home too as my husband sidelines as a PT. And we decided to go with an ID because we have kids and then working full time jobs, I don’t have the time to project manage the entire process. Besides neither do me and my husband know how to mix and match colours.

      Yeah! I think engaging an ID definitely has its perks and I wanna learn more about it as well while waiting excitedly for my next chance at reno! Learnt so much from this process! I think you left me a comment on my latest IG post? Sorry if I recognised the wrong person, but it was a sweet comment so I thought I'll reach out here too. But please ignore if you don't know what I'm referring to😂 And yes, I'm sure things got a lot more expensive and it will continue to be over the years. I guess with a larger home size + the need to renovate a lot of parts, 120k is inevitable. One of our close friends also renovated a 1,300+ sqft 5-rm flat for around 6 figures last year!

    How do you know whether the reno firms that replied to your email are main con, sub con or ID? It might be abit weird to ask them and I assume they won’t tell you upfront.
    Did they say things like… e.g “We will do A B C but you have to tell us the design and colour and materials you want to use..decide yourself and buy bathroom tiles, living room flooring” Vs “We’ll meet up to decide on the colour and design together step by step and will recommend you the best materials to use based on your requirements or budget” etc…? Thank you

      From experience, the firms I came across from my google search usually share quite transparently if they are an ID or Main Con. Well at least if they are just contractors, they won't label themselves as an ID. When working with our Main Con, they never once asked us for home interior themes, or mentioned anything about helping us design our home. It was very straight to the point like "What floors do you want", "How much carpentry in the kitchen", etc. Not so much of "Share some photo inspo and your lifestyle preferences/habits and we'll come up with a 3D Render for you after confirmation" - I feel IDs usually work this way. And its also not a must for them to select colours, laminates, etc with you. But of course they might help to shortlist a few variations that can replicate the home inspo photos that you shared, but ultimately, the home owner still decides on the final selection. *I guess with the exception of the super wealthy who sometimes don't see the home until it's fully done haha

    Hmmm you budget for reno was 35k..but in the end the total came up to 62k?

      Oh good point! Around 13:47 I mentioned that this total is not the total we saw on the reno quote from our Main Contractor. That’s because we had to buy tiles, sanitary fixtures, lighting, etc - which were not in the service of our Main Con so the quote from them was lower. I included things like AC, toilet fittings and all because I feel that should be included in the cost of reno:) Hope this clarifies💕

    why is there a need to purchase floor plan? I thought HDB will provide for free?

      Oh I'm not sure about this for resale flats, do they provide for new BTOs? Might have to google this but it is for a small fee anyway:) $5

      Mine was given by the property agent who sold us the flat.
