    Hey Jimmy! I have been watching you for a while now, you know your stuff for sure. I'm a USMC veteran that recently was award 90% TDIU, and retired Correctional Officer who is also in the processes of receiving SSD. My monthly income is $7200 currently, Tgis will change in about 9 months. I am working with another UA-camr, who like yourself seems to have their ducks in a row. In the top 1% of loa origanators. So my question to you is, If my monthly income currently is 7200, would you advice against a monthly mortgage around $3,400 or $ 3,500? One more thing to consider. I have a very low debt-to-income ratio and I have the SSD pending($2000 approx) Keep up the good work! Thak you for puttingout great information.

      Semper Fi Brother. Monthly payment is more of a personal comfort decision. What I would say however, is that bast off what you share it would appear that you're wel qualified to carry a 3400/3500 monthly payment. Let me know if I can answer any other questions. Jimmy@valoansforvets.com

    Paying a 2k mortgage with 4.1k income is not a great idea. Won't leave much for life after utilities and food. In almost any market now a 275k house is usually a dump or needs a lot of upgrades at best. This is a tough market we are in.

      Thanks for the comment. I understand where you are coming from - always want to ensure the Veteran has a peace about mortgage payment. While the scenario provided is an example and as I mentioned in the video can vary depending upon several factors like additional income, be it from a job, or SSDI, and or spouse income. This scenario was soley using VAD and provides a framework to help Vets understand how VA qualifies Veterans to use their VA Loan.

      Not trying to be abrasive, but what is the vet doing outside of collecting VA disability? Is he sitting on his hands and not working to offset the remaining cost of living?
      Yeah, across the board things are more expensive and the market sucks but you cannot use that as the only excuse for not working hard to achieve a higher wage to supplement your life

      Depends where you buy , bout my home here in South Carolina, 275,750 and it’s a brand new construction, 3 bedrooms , 2 baths with no carpet and awesome upgrades.
      You are right though, this was rare and the builders dropped the price and gave major incentives that took care of closing costs.

    We’re about to go into escrow here in LA. I was feeling down for only having about 5k left over after getting into what looks like a $6500 monthly mortgage. It’s worth it because it’s hard to find a beautiful house in a decent area on .51-acres.

    Great information and Thank you for sharing. I just received my VA disability rating at 100% and looking into all the property tax savings. I would like to add that for those Veterans with a VA loan and looking to purchase another property. You are able to obtain a 2nd tear VA loan in you are planning to move up in house. I currently have two homes in AZ under VA loans. I am sharing because most of the Veterans and even Realstate agents i talk to are not aware this is an option.

    $275,000 what state are you in because that’s like qualifying for a mobile home here in Vegas .. how do you calculate HOA with that ?

    I am trying to buy a house, the bank just asked me for letter from my commander and myself specifically saying I am eligible to reenlist on my ETS date. But I am medboard approved and waiting form %. Which means I am leaving the army. How can I get trough that problem??

      This is unfortunate and in my opinion should have been relayed to you upfront by your lending team. You'll need to wait until you have your VAD % locked on before you can buy. However, if you're receiving retirment pay you may be able to document and use that. Please let me know if I can be of further help.

    Do you feel the residual income calculation hurts or helps the vets in Qualifying for more home vs the traditional DTI calculation w conventional loans. Great explanation of the residual. Wasn’t tracking until now. Thnx

      I appreciate that Justin 💯💪 my personal feeling is that it’s a more common sense approach to approval. Both FHA and Conventional use gross monthly income towards DTI Calc which is flawed imo given nobody actually brings that money home (or at least 100%) of it. Instead VA qualifies with how much money the vet has leftover which is a better gauge of ability to repay.

    Hello. What can i do or do you have any tips to negotiate buying a house using VA loan like For discounts and low interest rate. Do i negotiate first before sending all the documents they need, or before starting the whole process.

      That's a really good question. If you know you're going to be prequalified I would discuss options with the lenders you'd like to work with. Once you've chosen one I would then begin the process of sending them the required docs.
