I know this is probably not gonna matter. But if you do host_timescale x (x being 1 divided by your chosen host_framerate) It will prevent that jumping/stuttering (around 1:25) when recording demos at high FPS.

Modding is how people get into the games industry, to work for Valve or Epic or 2K or whoever. Release free mods -> their popularity indicates your proficiency -> get a job. Why won't you release your mod for free?

Only RPGs can rival the complexity of the team based dynamic, maybe that's what you're missing, you're playing it as a loner (a la CoD) rather than as a team. The graphics are great because they look more like what they are trying to be: Leyendecker/Rockwell propaganda artwork, the environment are detailed and vivid but mostly the characters animate. The engine is excellent, dozens of third party Studios choose it over Unreal 3 or other engines.

More is not always better. L4D was open world in alpha but it sucked, groups got lost and easily split up. You want a PURE experience, get the basics right.
