The biggest problem with Realestate in Thailand is maintenance. They don't maintain the complexes even though you pay a yearly fee. I've seen some places only 5 years old that look so bad. Better to just rent and switch to newer nicer place. BUT buying is nice because you can have the furniture you want and don't have to deal with crappy landlords.
I'm not kidding when I say that the market crash and high inflation have me really stressed out and worried about retirement. I've been in the red for a while now and although people say these crisis has it perks, I'm losing my mind but I get it Investing is a long-term game, so focus on the long run.

We considered living in Chiang Mai back in 2012. The traffic (scooters), tourists and poor air quality (even worse now) convinced us to live elsewhere. New house prices are going crazy again! Better to find a older fixer-upper and make it suit you!

Dude , a foreigner cannot own land in Thailand, according to Thai laws, he can own the house or structure built thereon such as Condo or apartment. So how do you buy these detached house legally ?
Only can own a condo. Thais must have 51% ownership in real property. Over the decades here I can tell you of dozens of farangs who had their property sold by the Thai 51% owners in trust and lost in court every time.

I was really surprised at the price for the second property. In Pathum Thani you can find newly built, fully detached homes for just over 3m baht. You would be mad to pay 5m baht for the second property shown.
For 1/2 of the price I wouldn’t buy any of these properties. But hey, it’s a free market and of course they will sell… For second hand properties one advice: Inspect the property at night, when it’s completely dark with an UV light. Good luck 😎
If you don't have lots of money and a Thai partner built your own. We own 10 Rai of land, a large (325 sqm excluding large patios) home with larger covered parking, laundry, office, workshop and storage buildings, and a large glassed-in sala next to two ponds. Total investment so far is ~12.5m baht
I would definitely choose the second house, just north of the center of Chiang Mai, and which can be made modern for not too much money. The last house is very nice, but too far from the city, and I don't like this way of putting very big houses on so little land. On the land, they should have built only 4 houses, not 9!

WOW!! That is more that double the cost for what you can get around Saraphi, which is only 15 minutes from town. Starting at 2.8 million BHT for brand new homes of same and similar sizes.
Not only that, those prices, like the 400K usd house is on the upper level of luxury housing in Thailand, also check the median income, it's just plain theft in my eyes to even propose such prices on that small villa of which you do not even own the land, unless you setup a company and do it the shady way, but even then ... This channel is nice and fun but sometime the grind is no grind anymore, this is ridiculous, imagine the median income of a Thai person and what these types of pricing does to the region, it's a shame.

You can only lease it Or somehow set up a company to purchase it. Too risky. I have been researching Thailand for awhile and it’s just better to rent, so much cheaper and you’re less likely to get hustled. These Channels are fun to watch but remember everyone is trying to take your money.

The townhouse is about 20% overpriced and if you want a condo don't buy 2 story.. Expat homes and the guy who drove you around is great. I know him.

Every place is different (love it when dorks make sweeping generalities). I have had a condo for 12 years. It's impeccably maintained.
Be cool if you looked at the cheaper end of the market. There are great value options in older, well maintained condo buildings.

You can do like 20+ years land lease and then build a house on it. Condos they limit the percentage of foreigners who can purchase per complex

Go to San sai you can build a nice 1 level house with outside area for 1.2-1.4 m baht plus land price
