That's pretty nice house. In front of your house you can put a koi pond with a mini waterfalls just enough to silence the outside noise. I have same problem with my house fronting the road and my koi pond with tricking water now, it really works with outside noise pretty well. Most of all, I enjoy my koi fish collection.
People don’t waste money there on useless things like that 😂😂

Im might have to rent a house or a condo when I come back to the Philippines to retire. I will have to find a nice beachfront or mountain property to build my dream house. I have properties in Cebu City and a 10 acre farm just outside the city but I prefer to live in Dumaguete.
You can find beachfront properties for rent or sale in Dauin or Bacong, Ray, not a problem.

Thanks Guntern. What's also nice about the area is Valencia is at a higher elevation and is 10 degree cooler than living in Dumaguete.

I just watched your video and I noticed that you said that you live at the bottom of the hill in Valencia and you were talking about it's 10 to 15° lower than dumaguete what's the temperature difference at the bottom of the mountain in Valencia versus the top of the mountain in Valencia? Thank you very much
Not sure Rick. I live walking distance from downtown Valencia. In general, living in Valencia is about 8-10 degrees cooler than Duma.

Thanks Dan! Yes, it's in Valencia proper. We always go up there, so we figure we might as well move there. Valencia is a 15 minute scooter ride from Dumaguete.

I think so PA. It's $40 more a month than our current apartment and twice the space.
Might be biased but I like tiles than carpets. I can add carpets in some areas, but it’s just easier to clean.
It’s a nice house, and those big windows. Maybe some curtains if the road is noisy, but it’s a pretty good deal I think. Nice and clean too.

We prefer tile floors as well. No, it's an older home that has been refurbished. With the windows all around the house we get a good breeze that come thru the house. A bit noisy, but it doesn't bother us. It's hard to find a good rental, we happen to stumble on this one on the first day he went up for rent. Thanks for the comment.
your better off talkin to your neighbours on same street/road, count the houses and put the correct no.s, that way everyone can have a proper address and benefit with easier deliveries.
All the prices are gonna get jacked up for us foreigners that are waiting probably by the thousands because of the dating sites, coming there when they open back up. Rent prices are great for those already there of course, thanks a lot to covid no doubt.

The major cities are overbuilt with rentals. Rental prices wont go up much, if any when tourism resumes.

We have 3 hospitals in Dumaguete area. 911 I don't think is available.
the constant din of motorbikes and roosters is a major downside.

Is it safe to live in Valencia in view of active volcano? Would you like to highlight any cons of living there.
In my opinion Valencia is safe. Not much you can do about natural disasters. We missed most of Typhoon Odette by about fifty kilometers to the north of us. Natural disasters are part of life in the Philippines. One of the reasons I picked the island of Negros is due to the fact that natural disasters rarely occur on this island. The last typhoon that hit Negros was 10 years ago. Unlike islands such as Leyte, Samal and islands off the eastern coast of the Philippines that get hit every year. Living here I would me more worried about Typhoons than a volcano erupting. as for cons of living here the regular brownouts are annoying. Moving here will force you to adapt. If you need all the amenities that you are used to in your home country, the Philippines isn't for you. Hope this helps.

I would suggest you move here and get a rental on a weekly or monthly basis and start looking for a long term rental. The good deals are not listed on FB marketplace. You just need to look around the areas you want to live in. You will need transportation to find the good deals. Hopes this helps
