Things can get messy with joint tenancy. In the case where a 50% share passes to beneficiaries, the other owner either has to buy out that 50% or will have problems selling or transferring title in the future.

This was the most troubling part of my finance and I figuring out when to actually get married. I wasn't sure if it mattered when we actually did. How it would affect us in the process of buying, so thank you for this particular video.
It just forces you to use both debts, if you’re not then you have the choice on whose name is it going to be under. Also some states have very strict title privileges when you guys are married, so I guess it’s a pro and con to do that without being married
What if a couple wanted to get two houses? If they got married would it be harder to get two houses then if they each got one separately while they were unmarried?

You said “2 year work history” is one of the requirements. Does that have to be at your current job? At a professional job as opposed to a part time job while in school?
Late answer but my experience has been consistent work history in your profession's field. So if you've been a Security Analyst at XYZ Co. for 1 year but you have 5 years of Security Analyst work at 123 Inc before that, you're solid.

Thank you for the video. So if you take title as joint tenants before you are married and then you get married, then what exactly do you need to change for your title and deeds if before you were joint tenants and you also said usually when people are married they take the joint tenant title route?
Basically, don't. It's a losing deal from a legal standpoint, especially in the event of a split.
If I wanted a house and wasn't married to my partner, I would just buy a house. For myself. With only MY name on the title. They could live with me, but would have to formally pay a rent with a contract. If I couldn't qualify for a house on my own, then I shouldn't be buying it. Wait until you're either married and can qualify together, or you start making and saving enough to qualify on your own.

My father just bought a 500k home in Cali with a girlfriend. He put 40k down and the deal is she's paying the mortgage. He said things will change once she's caught up in mortgage payments equal to his down. He says when he passes, the deal is she's supposed to pay us children (3), his half of the value of the home as inheritance. If she agreed to that now, can she later challenge that agreement and win? What should he do to make that deal iron clad? A trust or will?

Hi Anna! I'm late replying to this comment. I work for one of the largest mortgage lenders in the SE United States, typically for lending purposes the underwriters take into consideration the credit of the highest earning "co-borrower" on the loan. Co-signing purposes are not the same in this case, as income requirements are different between the two scenarios. Always contact a lender to better understand what their underwriting procedures are, and never be discouraged from getting pre-qualified to better understand what you can afford!
Hi Anna ! I just went and had a consultation with a mortgage loan officer and me and my boyfriend are planning to buy a house within the next 2-4 months. When I had asked him that he told me that they take the lowest of the two scores and uses the mid range. I was a bit confused so he went ahead and showed me. Basically when we go to check our credit score on credit karma, FICO , or any other credit score agency it’s never the same. So if my credit karma is 650 FICO is 630 and my bank with capital one is 660 they would take my mid lower which is the credit karma since it’s between FICO and credit one scores . I hope this helped !!
@@lindabargas665 nope. They use the lower score. No averaging anything. Just went through it. FICO what go by. Credit karma & sesame are not what your credit really is.
What about when that co buyer decides after mortgage is signed that they are not going to make their share of payments and then moves out but what's half the money if the other person decides to sell and move?

Married or not, I’m buying the house in only my name. I’ll carry the risk and burden of the house myself, I’ll be paying majority of the mortgage in turn, and I’ll be able to more than handle the payment alone. They can buy thier own property too, or just invest it elsewhere, but I’m not gonna take the risk like my parents did and blow up in my face

I found the video unhelpful in that it doesnt touch on the legal complications of a break up where there is no marriage contract..
The person financially capable of paying the bills of the house on their own should take it. If both of you can, you can probably afford to get your own house, at that point it comes down to who likes it more.
i think being married isn't the key. just make sure those paying the mortgage are on the title. don't be the person in a couple who is paying half the living expenses and you have no stake in the house. but no one wants a deadbeat either. so if one of the co-owner isn't paying their share, sell the property or buy them out and kick them out as well.

He agrees to move in when the house comes through and we get married (as he can't get another mortgage). I am not sure.I think that you have to be intentional about the marriage and him moving in,so that he does not gain access to your house.That I imagine can be drafted in a contract before living together. Also I imagine a will leaving the house for your child would be good.All in all,it's best to consult a lawyer.

Ezzy N your mom is going to be severely affected if she wants to buy on her own down the road. I’m not sure how your relationships with your mom is, but if this is a 3-5 year house then I’d imagine it would be okay to go this route, and just sell it a few years from now so you and your fiancé (or spouse at that time) can buy something you like together.

I m going to start looking for a house after bonus season (Spring). However, I am married, but I am the sole provider. I see you mentioned you are going to make a video where you can work around certain things. See my wife's debts are a couple of credit cards, however, her credit isn't as good as mine because she has 5 late payments on one of her cards dated back to 2017. I have 1 late payment from a student loan transfer, but my payment history is still 99%. I am concerned that her late payments from 2-3 years ago will negatively affect my chances for approval.
What will be the crucial factor is the actual score itself. I think a late payment from 2-3 years ago is not as bad as you think. As long as her scores are decent and she has shown she has made up for her mistakes you guys will be fine. Either way if you are going with FHA you have to account for her debts anyways.

Hi Javier. Thanks for your useful videos. Me and my bf are purchasing a home. He has already a house with a loan and he has a son. I don't have kids nor loans. We qualify together. I will do the downpayment of 30%, he has no funds to invest in the downpayment. We both can contribute to the monthly expenses and fees. Ideally we would have liked to split costs and shares 50-50 but because it it not possible, in this situation, how would you recommend that we split the costs and shares? Thanks a lot for your help.
