For food look for diner/restaurant POI. To get a lot of meat try to find the Bob's Boars and Carl's Corn POI, it is a tier 3 but you can get 2-4 boars sneaking through the field left of the house and clearing the basement while crouched and using your bow.
The office chairs gives you leather when you scrape them or hit them with your axe. You need lots of eather to be able to craft the new armor. The safe and locked end loot boxes you should be able to break into these with your axe. The one that disappeared the first time you tried is a glitch i think.
