All while her home value is increasing and her liability is decreasing building equity. She needs to get rid of the car and get a $1500 dollar car. Then get a roommate to split the bills. I feel sorry for her. Even with her income and alimony and child support she’s still in poverty with 4 kids. Not to mention a middle class home and car, she going to have to start over. yeah, $20k a year isn't enough money. the divorce settlement was no good. Honestly, I would have given the house to the husband or have done a shared mortgage/car payment(meaning you pay half and he pays half on the car and the house since both of your names is on there or a different ratio like 30/50 depending on your income) instead of paying the $1700 a month. So you have a place to stay and have the car too instead of going through the hassle of selling everything. Since you have a house I wouldn't go through renting again it's just a step backward and you may never be able to get a house again. Especially you have a broken lease in the past. Also, she could try to get a better job making money so she can pay for the house after a while.
No. Joint ownership of assets does not work in divorce. It is the literal permanent SEPARATION of their lives. If they couldn't compromise in marriage, how do you really think that would work?

There's no where in Texas that she can get a house to rent (with 4 kids), that will be less than 1600/mo, so there's no reason to sell the house. The 1540 mortgage is stable, and the best deal. If she owes 8800 on the car with 673 monthly payment, that's just 1 year of car payments left. After a year, when the car is paid off, she can breath a little, use the 1700 alimony payments to take care of the mortgage, and live on 1666 + 673 = 2273 a month. Then she can then try to get her income up. So why's dave scaring her?
Yeah, you're wrong on a few things. I just checked Dalles county, plenty of places to rent in that price range. And a year of car payments is still a year of struggling.
Dave hit the nail on the head. Tough part will be her finding a landlord that will accept the broken lease on her credit, but she’ll find one. Once she sells the house she will be in a better position overall. Hope she can find better work as well. $20,000 per yr just can’t cut it with 4 kids, even with support of the ex. Good luck!
I would never rent to her as a landlord unless I chose her as my charity. She is a bad business risk who is still dependent on the father to pay child support. I am guessing he is not much better off than her.

I wouldn't sell the house. Grab your balls, work overtime, work on the weekends, work extra jobs, get a roommate and keep building equity on the home. But I get it. America is filled with bottom feeders who want everything handed to them. Very few people have a hustler mindset.

You're really suggesting that someone who's nearly broke should roll the dice on hoping that not only can they can always have a renter, but that the renter consistently pays on time, and that the house doesn't need any expensive repairs or maintenance that they can't afford? If an investor with money to spare wants to take that chance, that's fine, but there's no way a struggling family should consider that.

Tough time to be isolated! Stay in touch with people who will listen and support you! If you suspect your ex is cheating, SECRETLY hire detective NOW and get evidence before either of you file. Especially if you're in a state that still recognizes adultery. In my state, it automatically exempts you from having to pay him alimony of any kind. Period. Ask your detective who are good lawyers with these cases so you don't have to pay to interview multiples - it will save yourself a lot of grief with weak ones who won't really fight for you. I know you're emotionally devastated, but you must protect yourself and talk to an attorney asap. Whether or not divorce proceeds. You can separate and not divorce yet if you need time to decide. Again, get to attorney.

She may have come out as best she could from that divorce- who knows how much other debt her husband had racked up !! At least she’s got something she can sell to pay off debt, instead of 50% of her husband’s credit card debt.
Do NOT sell your house! Refinance for a lower interest rate! Rent will cost you the same and at the end of the day you will have nothing to show for all the money you shelled out paying rent. If the tax is so ridiculously high then sell and immediately relocate and purchase a house in a surrounding neighborhood with a lower tax rate. Do not throw away the money that is already invested in capital because in a few years you will be paying same large rent payment with no house of your own.
From my understanding the alimony part is only temporary. Also, you’re dependent on the guy, if he stops paying or loses a job she’s sol. I here you, but I would only depend on the money that she makes which is $20,000.

Pretty craptastic advice honestly. I think Dave is on auto pilot most the time and doesn't even really listen to these people's situation. $1500 a month for 140k mortgage is insane. Interest rates are at an all time low. Just refi and get your payment down to like $900. You're not gonna get anything cheaper than that renting (a place for 5 people) anyway. You could easy pull out 9k in equity to pay off the car. Right there you saved $1300 in monthly payments, plus you save moving expenses, plus you get to keep a value growing asset. If you still can't afford it at least keep the house and take the 5-6k rental profit income.
Marriage and kids can result in poverty if not financially and mentally prepared. Be sure to have a solid financial footing before having four kids and a divorce.
Basic math shows she MUST keep things the way they are. In 13 months she would have paid the car off. Then she'll be left with only a 1540 mortgage. She will not get a house for 6 growing kids anywhere for less than 1540 a month. Y'all have to do the math

She can downsize and lock in a smaller payment cheaper than apartment rent.
Of course there are plenty of places. I used to live in an average-nice 2-bedroom apt in Texas, it was about $700 per month.

You're really suggesting that someone who's nearly broke should roll the dice on hoping that not only can they can always have a renter, but that the renter consistently pays on time, and that the house doesn't need any expensive repairs or maintenance that they can't afford? If an investor with money to spare wants to take that chance, that's fine, but there's no way a struggling family should consider that.

Tough time to be isolated! Stay in touch with people who will listen and support you! If you suspect your ex is cheating, SECRETLY hire detective NOW and get evidence before either of you file. Especially if you're in a state that still recognizes adultery. In my state, it automatically exempts you from having to pay him alimony of any kind. Period. Ask your detective who are good lawyers with these cases so you don't have to pay to interview multiples - it will save yourself a lot of grief with weak ones who won't really fight for you. I know you're emotionally devastated, but you must protect yourself and talk to an attorney asap. Whether or not divorce proceeds. You can separate and not divorce yet if you need time to decide. Again, get to attorney.

Do NOT sell your house! Refinance for a lower interest rate! Rent will cost you the same and at the end of the day you will have nothing to show for all the money you shelled out paying rent. If the tax is so ridiculously high then sell and immediately relocate and purchase a house in a surrounding neighborhood with a lower tax rate. Do not throw away the money that is already invested in capital because in a few years you will be paying same large rent payment with no house of your own.
And when you refinance the house you can pay off the car as well so you dont need to make car payments.

Pretty craptastic advice honestly. I think Dave is on auto pilot most the time and doesn't even really listen to these people's situation. $1500 a month for 140k mortgage is insane. Interest rates are at an all time low. Just refi and get your payment down to like $900. You're not gonna get anything cheaper than that renting (a place for 5 people) anyway. You could easy pull out 9k in equity to pay off the car. Right there you saved $1300 in monthly payments, plus you save moving expenses, plus you get to keep a value growing asset. If you still can't afford it at least keep the house and take the 5-6k rental profit income.
