You are about to purchase your new Italian Dream Home but you realize you know absolutely nothing about the Italian property purchase process and suddenly you are stricken with analysis paralysis! And rightfully so! There are so many things to watch out for in an Italian property purchase and certain provisions need ot be included in these documents like the Compromesso.
Here we take a deep dive into the Comprmesso, the promise to buy and sell, we go over actual articles in the document and what they are and what they mean, in addition to why it is absolutely vital that you include some of these provisions.
While your Italian real estate agent may be fabulous, if he misses some of these you could be in legal jeopardy! Whether you are buying a house in Tuscany, Puglia, Calabria or any other region in Italy these provision are super important. Watch this video and take good notes!

Great detailed advice. I have purchased two properties, but hopefully will sell one soon. As a seller, I needed this information. Having said that, I will differ to the advice of the proper Italian authorities. These are people I have dealt with in then past and trust. Italian real estate practices are somewhat different from what I am accustomed with in the US. So, it’s very important to seek legal advice. Thanks for such helpful information.

Am very surprised at your talking about some sellers removing kitchens etc when selling the house. In my experience, they normally leave these in place. Most buyers that i know usually rip out the kitchen regardless of whether it's old or new. Same with bathrooms. In fact, a good friend of mine spent around 15k re-modelling the bathroom. A very short time later he sold the property and i was stunned when he told me that the new owners had immediately ripped out the recent luxury bathroom to install a different one. However, i did notice (when visiting a development complex that a friend was involved with) that, unlike in UK, a lot of new builds do not have Kitchens, or even bathrooms in some cases. You have to install these yourself. Even as an Italian, i do find Italy a very bizarre place. Am surprised your hair hasn't fallen out. Stay safe & sane.😁
Thank you Vincenzo. Yes I have seen that too! I have to say that I have benefitted because a client who is now a friend gave me a practically new kitchen that they swapped out for a newer and different one. I have also seen that new builds will tell you you have to buy the fixtures and they will install it for you. I think that is wise.

Hi Ranal, You have to watch the video. I go over the articles in detail. You can take notes from the video but considering your situation I highly recommend you contact an attorney at this point. If you are not fluent in Italian and extremely conversant with the property purchase process and all its parts, I do not recommend doing a compromesso by yourself.

Is there a good site for finding an Italian tutor?
Where you live dictates personal turtor
No the tutors are online. I had one who was based in Scotland but Italian by birth and he was great. I will have to research to remember what the website was. When I find it I will post it because I loved this tutor. The only deciding factor is time zones and what works time wise for both of you.
Chris, I'm about to prepare a compremesso. The home was this owners parents home. There is a small home next to this home. This owner is retaining this property. He wants to take Homes front gate where the drives go to. He wants to install a new gate for my Home. This is not setting right with me. Can you give just an opinion for me?.
Hi Ranal, Do not sign anything until this is fully ironed out I would definitely hire Nick Metta at Studio Legale Metta to prepare the compromesso for you and review the act. Everything must be outlined very clearly in your compromesso. Please get my book and read it There is a checklist at the end that will help you but there is no substitute for good legal assistance.
Comments on wall insulation? We will be adding it in our renovation, but they seemed to think this was strange.
Hi Maggie, The building structure model in Italy is totally different and adding wall insulation is unusual there. Please check with your architect. He may have other and better solutions than traditional insulation. There are all kinds of green companies who specialize in this and perhaps you can have your architect review some of those options. Good luck with your renovation! I hope you will send some photos!

HOLY COW WAS THIS HELPFUL!! We are currently putting together an "Offer to Purchase" with our agents. We received copies of the "Offer to Purchase", Cadastral Map of the home, and what appears to be the previous "Compromesso". While watching your video today I was able to follow along with our documents. They make much more sense!!! Also, I am able to ask questions of my reality agents that I didn't know I needed to ask.
