    Excellent suggestion to visit Florida in July or August to see how one acclimates to Florida humidity. I have done this a few times in the past. I have another trip to Central Florida planned for the very near future for this reason.

    You need to be careful of communities that the developer has just left. During construction, the developer makes sure that everything ship shape. When he leaves and turns the complete operation over to the HOA, the HOA is not experienced in running the place. Even if there is a management company running the day to day, there are still growing pains in deciding the replacement schedule of assets and their costs. I would focus on the money reserves of the HOA and see if they are in line with others in the area. My HOA is well run, has millions in the bank and pays cash for all replacement of assets.

    The one thing about the villages is the traffic up there is just massive but the other thing is the crime is very high up there now according to the stats. But the main reason is I would be careful in Florida buying any place that has an HOA HOAs are starting to charge extraordinary High charges all over the place like I tell everybody you're better off running for a year first. The other one is insurance Insurance just keeps going up and up in this state The Village area has been protected from the high increases like we've had in the Tampa Bay area but I can tell you insurance agents told me that's not going to be the way it is anymore you're going to be getting some increases let's put it this way my car increase was 50% this year. No accidents good credit does it make a difference my insurance is let's put it this way my friend has two RVs and two cars and he pays less than I do out of state. I live in the center of the state on my own property pour concrete house steel roof am I insurance for my house is just went up to $11,000 a year my property in Tennessee my insurance for my house acreage barn and two other out buildings and the vehicles tractors equipment up there is is 1130 a year. My property tax up there is $670 my property tax in Florida with homestead exemption is 9,700 this year. What do you think's going to happen to those prices when you have another hurricane. Then add in the high utility costs. There's a lot of Realtors on the internet that wants you to move to Florida oh yeah Paradise it's good to come down and there's other places to go in the country that are lot cheaper at this point in time I would only rent in Florida and I'm a Floridian. Pinellas County is one of the highest insurance and taxes around but they have two very good hospitals Mease Hospital is very good and then in Hillsborough County it's Tampa General hospital or St Joseph's one or the other but you got to remember up by The Villages you're going to have to go to Orlando to get any kind of really medical procedures done or anything. And remember your old if if you're 50 and older chances are you going to the doctors are better than 50% you better ride that it's going to rain. And the other thing you got to remember is food is more expensive down here in all your services Auto Repair all that type of stuff is going to be a lot more expensive so if you're on a fixed income Florida is not the retirement State anymore it's more like a vacation spot you come you see and you go and that's it. If I seem negative it's that I've seen a lot of people come down here and end up blowing their life savings because things got very expensive in a lot of things happened that they didn't plan on that's why I tell people rent for a year.

    Can you guy's recommend places to stay, around each of the main communities. While looking around for a couple of weeks That won't break the bank .
