    Do you think the price will go down in prairie areas shortly? because it has been gradually increasing. I am planning to buy a house in Winnipeg by the end of the year

    We're building a new house (downsizing for retirement) and the builder gave us a window of completion between December and March. We had 2 realtors look at our house. They were $40 grand apart on what they think our house will sell for. We'll no doubt be moving twice. We've been in the same house for 25 years and have accumulated lots of stuff. It's a juggling nightmare. So far 4 trips with my truck to the dump and countless trips to Goodwill.

    Great video. Also I’m looking at the properties beside the home. If they have the potential to be torn down due to rezoning then it’s a definite no. I’d rather buy a home that I know what to expect from my neighbours.

      No not at all. I think we will see a potential flat market in the coming year. Some areas will drop and others could hold firm. This is all about will spring or fall be better for sellers / buyers in various product types. Just cause it’s better doesn’t correlate to increasing prices.

      Yes, exactly. 💯 All the families who fled the relatively far worse lockdowns & mandates outside Alberta, these past few years, can absolutely vouch for that.

    There are a lot of traditional metrics in the video, but what drives some of those metrics are untraditional. For instance, I think the federal governments push to limit international students is going to have a little effect on this, given they make up a lot of renters and some buyers as well. Canada has over 1 million international students, almost double from 5 years ago, and dropping that back down by a few hundred thousand will have an effect on the national and local real estate market, especially damaging to the Ontario market so we could see a little less trickle down from Ontario buyers for a while. Nevertheless, the Calgary secret is out internationally, demand is growing as people that still have the opportunity to come to Canada have growing ethnic communities here and that are becoming a stronger and stronger magnet, and they are seeing the value of lower cost of living and not being stuck in traffic compared to their alternatives!

      The international-student maximum must return to 150k; Trudeau tripling that within a decade is grossly irresponsible & deliberately chaotic.

    What happens to prices is there is 8000+ active listings!

      @@didafm the easy answer is prices drop… but I fully don’t know tbh. Reason being is we have new factors that are impacting our market that we haven’t seen before. Gut says we’d see declines in some areas and flat in many.

      @@didafm no. That’s high. City of Calgary right now for all residential actives is 4,491. If we add in pending listings it’s 5,154. I just pulled the numbers now.

    "buyers on the sideline" is a myth. People who want to buy. Want to buy now and today or as soon as possible.
    The people on the sidelines is a myth as few people have that kind of patience.

      @@ChamberlainGroup I see it in people. People want to buy a car for their family. They want to buy today or very soon. They are not saying we will wait 2 years for prices to come down. Same thing with co workers and buying a place. They are pre approved and want to buy fast not wait 2 years

      I don’t mean to prove you wrong or anything. I’ve been looking at replacing my RX with a GLE for the past year but still unsure because of high borrowing costs and if I pay cash economics outlook. But I always think maybe it’s just me :)

      @didafm I think there are more people than you think that cautiously make decisions... hence, buyers on the sidelines. They don't have the urgency to move, but would if it was right.
