Mobile homes too are not safe from being a housing crisis of their own when trailer owners do not own the land beneath it and wolf investors, nationwide, are buying these mobile parks, forcing mass evictions, in order to redevelop the land into luxury housings and retail.
Amen to that! I have lived in mobile homes for 40 years and you are forever at the mercy of the land owner! Fortunately those who manage the park I have lived in the past 25 years looks out for the tenants and at one time were tenants. In Iowa the selling/buying/evicting/increasing lot rent 200% is becoming a crisis. The only legislation passed recently was extension of the notification that rent was increasing (not much if any protection there)...😡

@@josephaugello1527, the land has to be just a plot and not the entire lot of the trailer park. People who have that much wealth would never live there much like a slumlord would not live on the property he/she rents. Trailer parks are the last desert of affordable housing in the country but the land those trailers sit on is another form of gold.

About 15 years ago the $400 lot fee moved up and is now averaging $1000 and will soon go up to around $1800 just for lot fees. This is why many mobile homes are sold so cheap is because some one is desperately trying to get out of their trap and put you in. Sometimes the HOA tells you that you can’t rent it out as well…and once they find out your paid the mobile home off you can definitely expect a lot fee hike to keep you poor and unable to save to leave. Stay away from these mobile home traps unless you put them on your own land. On your your own land you still have to make sure the bottom is raccoon proof because they aways find a way to get in and hang out while your at work. Good luck to all and be careful.

It's easy finding cheap mobile home but these corporations are buying up mobile home parks so I wouldn't waste my money you end up losing your money it's best to have your own land if you going to get a mobile home

Mobile homes used to be the most affordable way to go for renters. Not any more. It’s disgusting what these owners/landlords are charging for rent. “Affordable housing” doesn’t exist anymore, sadly. Homelessness will most definitely get much worse because the average Joe can’t afford to keep a roof over their head.
I agree. These mobile homes would have sold for $10k - $20k several years ago. Now you cant find a used one under $50k and new ones are $100k plus. Crazy.

I used to live in that hood. Aunt still lives there. It's a struggling area. But people still living there. If I had to I'd live there again.

Yes, older person living in older park. Own & lived there for 15 years since divorce. Owner just sold to Stackhouse and lot rent immediately jacked up $100/month. Rumor is they'll jack it up again in Jan. So hard on older fixed income folks who have lived here for years. This is in Virginia.

There is going to be a lot of popping and cracking going on, with all of that stucco, floor and wall tile. Mobile homes shift and move.
Agree with other comments below.. it's the land under the home that's the issue. They have been raising that!!! So even if you own the house.. they got you because despite supposed to be movable.. those houses don't move easily and where are you going to go?
I bought a double wide manufactured home in a country setting in a park, and could not be happier! My lot rent is only $390 a month but that includes garbage and shoveling and maintenance to keep the park looking good. They require a lot more than the riff raff on who can move in now, I am semi-retired early as I humbled myself and I couldn't be happier. Where I live rent is on average $2,000 a month to $2,500 a month for two and three bedrooms, no thanks! Do not fail to do your research, not all parks are bad, not all people are bad, ask the local police station of what goes on in those mobile parks, they will tell you!!! Good luck!
$2 000-$2,5000 .....wow...I have a 4/2 bedroom in Middleburg FL at $1,725. For rent and that's high....in a middle class neighborhood.

What is your brand new apartment in scottsdale? A tuff shed? On bedroom apartments in west phoenix go for 1,700. And you pay water electric you pay for the common areas etc, etc.

Been in Arizona my whole life 59 years. Glendale used to be a nice area 20 years ago. Gangs , crime , shooting ,drugs ,Wets , etc is the norm for that area. I noticed a viewer mentioned does the $1200. Include the slab fee. ( lot Rent ) I’m thinking does it included your headstone if things get crazy there? 😵

I have 3 acres with 2 homes on it---an 1800sq. ft. home---mine, and a 750 sq. ft, tiny house that I rent out to a co-worker, and we carpool. I have a pool, hot tub, 2 sheds, a run for my dogs and cats, container gardens, koi pond, and a small barn for my 3 mini horses, and lots of trees. All paid for. My mortgage (when I had one) was 650 dollars a month. Now I pay 100 dollars a month for homeowners insurance, and 200 dollars a year for taxes. I live near Prescott. I hate Phoenix, and won't go there to visit friends till winter. (Jan Griffiths).

We live in a 55 and older and it it's great. We pay 678 per month and the park is more of a resort. Been here 2 1/2 years and our lot fees have gone 30 dollars in that time. Palm springs CA. So it depends on the parks that you live in:)
Lot rent for a mobile home here in southern Massachusetts is 475 a month but the 55 plus parks just all went up to 675 when they used to be way less.

My daughter lives in Peoria, I was visiting about a month ago and we happened to look at some properties. I ran across a listing I thought was affordable, it turned out to be a mobile home for $75,000 it was a total gut job, I was appalled.

I automatically see a problem, parking. They should make it a one way in, and a one way out, and limited parking spaces. One bedroom unit 1 space, a two bedroom unit 2 space. Three bedrooms 2 space. Any extra parking space should be at the end.
Having the trailers too close together is a fire hazard. Plan the park out accordingly, and respectfully. Thumbs down on this one👎🇺🇸
$1200 is pretty rough for that area of the west valley considering the surrounding area and not including the additional fees. Even the Mobile Home market is out of control right now.
I will say that the folks who were redoing those two home did a good job to use some good quality materials though. The tile in the bathroom looked pretty good!

Like somebody else mentioned, if the lot fees are included, it's not too much. A 2 bedroom apartment is easily that much anywhere else. More than that actually. Try about $1800.00 for a decent place.
Park has a 2 bdrm rental that is $1200.00 a month. This one for sale would not include lot tent.

Do you think that you can do a video on the difference between living in East Valley vs West Valley with like pros and cons, rental cost comparisons, schools and safety? I lived in Mesa a few years back and I worked all over the East Valley so I'm a little more familiar with that side. But now that I'm considering moving back to AZ I can't decide if I want to go back to East or try the West this time.
East Valley here...seems like west valley is a high crime area...always in the news for such.

I see no redeeming qualities about Las Vegas whatsoever; looking across a landscape of pure dust and houses cobbled out of stucco is about as much hell as you can find in this country.

Old Trailers have too many baned chemicals and the land they sit on are being bought up . And raise the land rent and if you want to move it it will cost you more then 10k if this is your only choice more power to yah.

They're expensive. Even if you own the home, you're still renting the slab it sits on. And the park can raise rent at any time. And these "mobile" homes are hardly that---it cost a fortune to move it, and it may be damaged in the move. If you want a mobile home, get land first, and pay it off before getting the home. Way back in '84 the ex and I bought a used trailer. $160 and only $40 lot rent. Only 10 trailers each on 3/4 of an acre in the woods. Hated it after two weeks. Left the ex and the trailer. It was 3 bedrooms and at one time two full baths.

That's mor thn I was paying for a 1br w patio w storage rm, 2pools w hot tubs, 2 secure laundry rm's. workout rm. Nice & quiet, clean. Near library, parks, shopping. In Glendale. Will say, I ck'd ALOT of apt's in Glendale & I ended up buying a van to live in, rather than live in Glendale slums w rodents, roaches, BEDBUGS & scorpion's! Really hi crime

You will regret moving here, and studios are at least a grand here now per month.
Also, most place now require you to make 3x's the a.ount of monthly rent, even to get your foot in the door. So, you will need to be making at least 3 grand a month.

So it's $50,000 to buy a 30 to 40 year old trailer and you didn't say what the monthly space rent is. It could be anywhere from $500 to $1,000 a month. And then you're in a neighborhood that has a store that is constantly being stolen from within a few hundred yards.
not really supposed to cut through like that. :-) First place has no livingi area? Its all taken up with kitchen? I was 20 years in a 1550sq ft double wide in CA. Lot rent went up every year no fail. I didn't mind living in it, but first opportunity to leave I did. Problem with selling was getting buyer to qualify via background check and financial check to live in the park. I had many cash offers, but were all turned down by the park as ineligible to live in the park . Of course by then the lot rent was $1000 a month.

Manufactured mobile home park owners are selling their parks in Arizona because the park owners have no rights, no help from law enforcement, the court systems in Arizona favor the tenants no matter what they do. The majority of the parks in Arizona are run down slums because of the court systems, the tenants get away with owning dangerous dogs because all they have to say is the dog is a service animal, and they do not have to show proof of the reason why the dog is trained to perform a certain task, the parks are also over ran with drug dealers, pedophiles, junkies, and there is nothing legally the park owners can do. I sincerely hope all the parks in Arizona close down.
