How to Determine Property Value | Home Valuation Like a Pro

  • Don’t know how to determine property value? If not, it’s best to start learning since you’ll NEED to know a home valuation before you buy, flip, or wholesale any real estate deal. While many apps and software promise highly accurate valuation numbers, the most accurate form of a valuation will be one done by an appraiser, an agent, or yourself.
    Anson walks through the three parts of accurately coming up with a home’s value, all of which can be done inexpensively and often from the comfort of your own home. This is one of the real estate muscles that you’ll need to get reps in before you can start taking on bigger and better deals. Next time you’re around an experienced agent, wholesaler, or flipper, ask them what they think a house is worth, you’ll most likely get a surprisingly accurate ballpark figure!

    Just got an appraisal, they used comps from 3 and 4 months ago. Neglected the most recent sale on my own street from 2 months ago. Sounds like shenanigans to me.

    The appraisal is not worth the paper it is written on look what happened in '08. Fast forward to 20 and 21 people once again over bidding for property. Property is like a car it's only worth what somebody is going to pay for it.

    What if every buyers got the comparable area pricing and bid the same or use that to bid on a house and above in order to win the house?? Then, how you’re gonna come up with a price to win

    How do you adjust if all the comps were redone or kepts up to date and the house was a rental and not well taken care off?

    During this pandemic my homes value has increased about 100k based on the info I found on a few apps. (bought for 140k 10 yr ago and in nov of 2019 it was 170k value, now at 275k) Please explain to me why this happened. I should be happy the value has increased but this marked increase is nothing but concerning to me bc how tf is people around here supposed to keep up with these ridic price increases. A bunch of people in central Ohio are about to be homeless bc their pay certainly hasn't increased to compensate for the new cost of living.

    Where did you pull your contributory values from? I am a licensed real estate appraiser and I can tell you that your adjustments for bedrooms, bathrooms, and garage spaces are no where near accurate.

      If they don’t contact you back then they have revealed themselves as a bad agent. They should get back to you immediately and they should be able to tell you the average list price of a property in your prospective area

      You off the bat know they are not a dependable agent, probably scattered, not organized. That type of agent will take you to your wits end so look at it from the bright side and gladly tell yourself "thanks for letting me know your character right off the bat, "ADIOS AMIGOS!"- Ben Mallah 🤣

      Treat them well when they first reach out and they want to reach back. I think agents are tired of being treated like pests. They have feelings too you know!
      Or better still save their contact and reach out whenever you're ready to do business. They'd be more than happy to want to work with you.
      I'm a real estate agent in Dubai and one needs to swallow a lot of courage-pill to try to sound helpful over the phone.

    Agent: "Let's tack on $40k"
    *House sells for $30k over asking

    These adjustments don't seem exactly right especially the bed is overvalued. Also bed to bath ratio matters. 3 bed 3 bath is worth way more than a 4/2...

    How about doing an estimate w Redfin website?? Isn't that the true way on getting true value?? That was the crap my bank tried to do w me on my house...I told them get a real appraisal w an appraiser
