    Land is fine if you are willing to put it into production. Grow trees on it, lease it to hunters, raise cows, etc. Most of my rich friends have several hundred acres, best part of being rich is having a big spread where you can get away from people.

      Agreed. Can also use it as grazing land for tax benefits. Can buy where u are sure the government plans to expand. A better point would be "Don't invest in land without proper education." First u LEARN then u drop the "L".

      I know people who lease land to farmers,solar panel companies, wind energy companies,car dealerships,timber companies ,mobile home dealers etc...I think land would be a great investment if used right!! Little to no competition in Land..give me land all day so I can make money lol

    When buying RAW land make sure you pay attention to how your area has it "coded" it, i.e. residential, commercial, rural, agricultural, etc. Before you buy raw land, make sure that whatever you want to do with it can legally be done. Make some phone calls to your county planning office to their planner and/or engineer. Land is a great investment, IF you get the right type. BK

    I’ve got my 40 acres and I don’t regret buying it. Gonna build a shipping container home and use it as a weekend getaway. I’ll give it to the kids when I’m gone. Speculative or not. Land in a good area is a great investment.

    I bought a small forest. I never worry about fixing toilets, ordering heating oil, tenants making a mess, etc. And i can get free wood or sell the wood. I never worry about company mismanagement and corruption.

      No offense but this guy should just stick with stocks. He's generalizing land when there's several different types. That's like comparing penny stocks with FANG stocks.       My cousin bought his first small farm 40 years ago for $50,000---he was a high school teacher who grew up on a farm...now he owns 15-- large 100 acre and 250 acre farms, makes monthly passive income from house rentals and land rental to local farmers that carry the costs/made a profit---all while the price of land appreciated from $1000 an acre to $50,000 an acre...do the math! All worth about $40 million today....

    I had a terrible experience with land, bought 6 acres years ago, intending to convert from residential to commrcial, it never happened, it depreciated drastically, from 350k to 17k.

    I personally think it depends on where you live. For example I wouldn't purchase bare land in New York but I would in Florida

    Land has utility if you plan to use it, low overhead cost to hold and low stress if you can’t handle dealing with tenants.

    Depending on the state, you can get get an agg exemption and pay almost nothing on property taxes. Also, you can rent the land to a farmer or rancher to maintain that exemption while making rental income. It's not hot and sexy but it's stable and a nice addition to the sexy stuff. It's called diversification, not boring.

    I can give you about 72 reasons why you would invest in land and you’d be mad not to do so. I also own quite a chunk of real estate. Block of ocean side land I bought for 98k 2 years ago now worth 170-180. Was a mortgagee sale, highest capital growth I have on all my properties on a percentage basis right now over the two years.

    It so happens you also must pay taxes on the land your rental property sits on also. As for depreciation it must all be recaptured in taxes at the time you sell the property

    You are absolutely right!
    I should have listened to my wife and not bought a 5-acre piece of land, but I'm hard-headed and I bought it anyway. I purchased it for $32,000. Held onto it for 15 years and paid financing fees, taxes and other expenses at a cost of about $50,000 total. I sold it a few months ago for the best offer I could get of $9,000. Deduct the taxes from last year and this year and the real estate fees, I walked away with a little over $4,000😢
    Huge lesson learned!!!

    With balooning population land is gold or titanium for me ...i love large spaces i can put anything or grow anything with no limit. I love agriculture and doing business . Land is an eternal asset your children and granchildren will surely love.

    Idk man, my family land makes us plenty of passive income. Hunt clubs pay 4x the taxes just to lease it. And out west, they lease to grazing or farmers. My personal land actually gives me a lower tax rate because its listed as a tree farm since a majority is wooded. So no only do i get to harvest timber but i get a lower tax rate

    It is a different situation in my country, since we don't have taxes on lands yet, if you own less than 10k meters of undeveloped lands, so I think it's not a bad idea 🤔, moreover the majority of wealthy people are lands owners. However, I think it's much better to be a real estate developer but the issue is that you need to have a lot of cash to do so

    I know a family that became multi-millionaires overnight due to selling land. They used to be mere peasants, but they did well and bought land a little with every generation and in the meantime, the cities spread out and started merging with their land in between...

    1.Raw land can still be rented recreationally or agriculturally WITHOUT any improvements.
    2. You have little to no liability.

    Although I agree with a lot of these things, I have to say some times I purchase land just to have it. It's only so much land the world has, Once you run out then that's it. So I purchase a lot at good prices.. I've been lucky enough that the city purchased land from me because it was a good location for a walking trail or park. Other than that having multiple amounts of land that I can use for person reasons is awesome enough. Especially the ones that are not restricted

    your right i hirited some raw land from my dad, a oil pipeline ran down the length of it and oil was spilled in 4 places locking me out of a sale, i negotiated with the pipelines lawyer and finally got them to buy the parts with the damage, then sold the rest-took about 3 years to get this done.

    From my experience builders have dibs on lands. So that they can have the same agency sell the home once it's build. If there's land for sale to the general public it means builders didn't want it.. Stay away from it.

    I live in the midwest. As a farmer ground sells for roughly $8000 acre.
    You can rent ground for around $180 acre. So your return is roughly 2-3%. So not the greatest. Gound doesn't cash flow. The only thing is you hope it will appreciate. 20 years ago ground was sell for roughly $2000. So yes your investment 20 years ago would be worth 4x.

    It depends. If you buy land to farm it may be a good investment. Another place to buy land today is the SW desert. Cheap No water but a lot of sunshine. Ideal for solar panels. Even buying "land" with abandon neighborhoods may be a good investment. Think of the Bronx. It was redeveloped. The advantage is that the infrastructure was already in place.

    if one invests in agricultural land one can collect rent from farmers who use the land to grow crops. or one can invest in agricultural land REITs such as LAND (Gladstone Land Corp) or FPM (Farmland Partners). I think the arguments you made don't fully apply to agricultural land. It can earn income without development in terms of building construction. what do you think about agricultural land as an investment?

    He makes good points. But buying land is still a good thing to do when done right. I have exp on this. Only bad thing is you having to mow. Someone offered 80k for a piece of land my friend bought for 1k as is. You have to be where its growing. Why not buy land and cashflow.

    The reason I buy land is to grow my own food. Can't trust many of these farmers now days that are in bed with Monsanto. Also the reason why not to many people are interested in land is because majority of banks don't loan out money on land. You have to pay cash for land.

      @town crier Good thing about land is you can always pass it on to your kids. Teach them how to grow food. Also anything goes on your land. No one will tell you on what you can and can't do on it.

    You are under estimating how diverse your audience is. Depending on geographical locations raw land can be a very good investment. Rent to farmers, Plant pine trees, rent it to ranchers for cattle holding, harvest hay , lease it to hunting clubs for thousands per year. Not to mention if power lines or pipelines ever need to cross it , taxes are low and you don't have people complaing to you or trying to sue you every other day. Some folks like the slow motion money...

    Very rarely can you make land cash flow i.e. renting it out to hunters or farmers to use. Plus like Jaspreet says the market of buyers is much smaller. The odds of success are very low.

    I've looked into buying land its a lot of things that you have to consider. The city, county, and if they there HOA have a say as to what you can do and don't do on the land. Zoning laws for the land and changing the zoning laws cost money and in most places you have to have a specific amount of land in order to build on the land. There's utilities that may or may not be going to the land, if like me you don't care then its possible not a problem. In some cases there's a specific time frame you have to have a home built and permits have to be approved by the zoning committees. Other than that realtor fees, survey fees, closing cost, and so on pile up on the land cost and its always a long term wait until all these things fall into place. Don't forget having the land staked and soil test with mineral rights to consider.
    Access to the land, who owns the land, access to the land, and what vendors or services you have to use to get items and utilities to the land if you want them. Then there's rather or not the city or county has emergency services to the land available for that area you've purchased the land. Overall with all of the hidden factors in land purchase its difficult to get exactly what you want unless you do buy land in areas that are like desert or dense forest that none will bother coming out to your location to state your in violation of laws for homesite. Its odd that many locations don't allow camping on your land while you build on the land within the US.... you have to get a permit for a small construction office build that you work out of for the build of the home and renew that each 6 - 12 mo in order to see it come to pass but when dealing with people for a lingering period of time the relationship can sour if you don't move fast enough to a point the county or city take you to court or fine you none stop. Then there's taxes and back taxes that you have to worry about with the fact that some things within the location may be a danger to you like insects, snakes, and spiders. If nothing I stated seems like a hassle to anyone have at it with some "cheap" land that would be 1K dollars and accessed for 150 dollar by an accessor stating your land purchase as is really is worthless. Any realtor or wholesaler not willing to be forward with you, including the larger ones such as Coldwell Banker, Re-Max, and Berkshire Hathaway...yeah they also selling cheap land or those associated realtors that attach themselves to the big name just to get people to purchase land that is worthless.
    I come to a conclusion I may get the car for 2K dollars, fix it up, then camp in it for a while before the land purchase.

    Jaspreet, I agree with you usually, but Properly researched land can be a very good investment, it doesn’t always take 60 years to see a return, I’ve seen property triple in the past ten years in some areas.

    This is the first video that I disagree with which speaks volumes of how great your channel is. Buying land like anything else is all about location if you buy in the right location at the right time especially if it’s in the city limits and it’s pretty much Buildable with utilities on site you can make a profit off of land within a couple years or less just like purchasing property it’s all about doing your research and location location location. Now I do agree you should also have property that’s cash flowing I don’t think that if you’re only buying land that’s a good move but if you’re mixing it up with flips rentals and land purchases if you’re getting it at great prices in the right location I would not advise someone against making a land purchase

      Of course you are, because you have no money. Therefore you dont care how much income your capital produces. Anyone who INVESTS in land actually cares what it produces. Owning land costs you property taxes upkeep etc.

Examples would be orchards or tree farms or an adventure camp for kids.

    Right.
    However, you can be tax free on appreciation at the moment of sale by using (exchange code ) from the IRS.
    Building is much lore easier lenders or builder may finance you the cost of building through some banks

    I was looking into this, a little over a year ago;
    seeing the market, and where it was headed.
    (this was younger, no experience me, first intrigued by real estate).
    But, buying & holding land....for years, or decades....with no appreciation or cash flow...is stupid.

    It's also really REALLY hard to get comparable sales for land because it varies so wildly. The same size parcel, the same grade (flat as opposed to steep) and within half a mile.. No joke there was one parcel that sold for 100 bucks due to sheriff sale and one MILLION dollars because some developer swept up a bunch of properties. Urban infill is a thing, but you have to have those connections first. It's a niche market to be sure, and like with anything, you really have to know your numbers.

    Just recently I heard about hicamp, which sounds like Airbnb for bush crafters. So if you have a chunk of natural land out in the boonies instead of in suburbia then you might be able to make passive income that way

    If you have an allodial title the land is yours and you won’t pay taxes because it’s privately owned

    All is relative,
    Nothing wrong buying property land.
    But you shouldn't buy blindly for investment.
    You can rent it out also.

    What about a rental property with a bigger lot. In future you yourself can build an apartment building to generate more rent or to simply sell them.

    Land Patent. Yes it real and it really works I've done for several people in SoCal, I'm still doing it. Land is a great investment when done right. ...a land patent can eliminate your mortgage completely. If you think I'm joking try to get a loan of any type with a land patent. The banks cant take it from you.

      Actually, at 4:09 he says the exact opposite. Individual stocks usually have buyers immediately interested in buying, whereas with land you could have to wait years.

    Buying real land means you don’t pay taxes on it because you OWN it. You only pay taxes on things you don’t own. It’s a common law issue (supreme court) and most people think to use fiat currency to buy land which is impossible in the first place. He’s teaching the resident/residue game which means temporary or not permanent, and this has been the crux of this country for the last 150 years since the civil war. But for most people I don’t think they will fully understand the importance of land and those across the water who you pay your taxes to appreciate it dearly.

      They buy the land, build the building, and then they charge rent to their tenants. The land doesn’t sit their idle. They buy the land to develop it.
