I always enjoy your videos. Remote investing: What is the list of things you need eyes on but on which you personally won't be eyeing? For what specific things do you need local boots on the ground?

I would say things like perc test, wetlands delineations, if a survey is needed, getting on-site or drone photos of the property, or just inspecting it to make sure there isn't any junk on the property... those are the things (when they're relevant) that would need boots on the ground. Yes, it's certainly getting more competitive. People who want to succeed in the long term need to specialize in something (entitlements, assignments, improvements, subdividing, etc). The people who are having the hardest time with competition are those who haven't figured out what their sub-niche is in the land business. The people still doing very well have found a way to make their 'recipe' more unique by changing up their approach in some way.
