    If buying a semi detached make you sure you check the soundproofing in the party walls! Noisy neighbours can be horrible

    Miller Homes appointed a factor to manage the green spaces on our (central Scotland) estate for £9 per month 12 years ago, and it has slowly risen to £12 per month over 13 years.
    The contractors do a great job and the estate looks very smart, so it is worth every penny in this case.

    We were able to negotiate £15K off of the asking price and full stamp duty covered by developer (worth £14,250) Also full blinds and floor package for a 5 bed property, in total a "discount" or saving of about 40k!. So yeah, negotiate negotiate negotiate and be prepared to walk away. Always remeber another house will be avaiable and its still a buyers market.
    With this said, a lot of it depends on your position as a buyer and build stage of the house you are buying. We had a buyer lined up who was already renting so very short chain. Also the house was completed, so the builder was keen to shift it. I told the developer we could complete in 8 weeks if they wanted, so we had a deal. Others on the same developement didnt get such a good deal and bought at the same time. Finally you will never get a good deal if you reserve before a roof is on a house....once the roof is on, the builder has to choose fittings and typically "upgrades" most things to ensure the house sells.

      It depends on where your buying, if your buying in an area that demand is really high for housing. No chance.

      ​@@ToxCcc Your point is correct. Right now is worst! People are ready to match the offer developer is asking for and secondly you dont even have a chance to negotiate. Next day the house you are preparing to buy is gone.

      @@rozbutler5828 The house was already built and therefore they are at the stage where they want to sell the house quickly. I knew that they were going to put me through to their own financial advisor first to discuss my affordability. I worked out the math before hand so that I could only afford the house based on what I could lend etc. and it came out to that figure. I of course had more money but keep that to myself :) If the property was off plan then they have months to sell and many other viewers they wouldn't have dropped the price so low. Every organisations financial year can be an aspect of negotiation too! I believe Persimmons is June, therefore needs to meet financial targets.

    The estate man fee is in the reservation papers so you may not have read your documents and was verbally told to me by sales person. Im completion on mine in October, fees are £147 p/y.

    Good to hear from someone that’s already gone through the process. We will be completing our finishing touches on our Hatfield in a few weeks. We’ve also opted for the premium kitchen, flooring and boiler housing though anything cosmetic such as light switches and door handles we will buy from Amazon at a quarter of the price and fit ourselves but anything more structural such as extra plug sockets and lights we will have them do as it’s much easier that doing after it’s built. Our estate maintenance fee is half yours at £157 a year but this was massively stressed to us as reservation stage so I guess many people have previously complained about the lack of knowledge of this additional fee.

      Then you my friend have wasted way too much money. The flooring is way way way overpriced and the kitchen upgrade is over £2k for different cupboard doors and handles. Not really justified imo.

    did you use the developers recommended solicitor? If so, big mistake! Chose your own solicitor. They are all duty bound to protect their client, but one has to question to what extent a solicitor recommended by a developer (who will be getting a kickback) will be prepared to kick up a fuss. A good solicitor would have done a proper local search highlighting all potential planning issues within a couple of miles. They will do an environmental search looking at the possibility of flooding, contaminated land etc. They will draw your attention to any estate charges and clauses that could make you liable for future costs. A good solicitor is worth every penny, and actually costs less than you might imagine, a straightforward purchase of a new build home costing the national average house price will charge in the region of £1500. Money well spent, even if you decide to walk away from the property before completion.

      Absolutely. The so-called solicitor may only be a licensed conveyancer going through the script written by the developer. You can only walk away before exchange after which you are commited.

      Be careful with flooring and extras from the developers. We was looking at tiles in the more expensive range with extra coating etc and they wanted £8k off of us. I googled the tile name and a few floorers in the area and to do the whole lot was around &3.5k to £4k they always mark up the price when they can

    Great video. Just buying a new build. The other thing I would add is be aware of the cost of extras if you do them yourself. Things like carpets etc can be reasonable value but metal sockets etc less so

      Metal sockets are cheaper if you buy them yourself. Developers charge 1.5 times the price. If it’s a straight forward swap the. Just copy the same and put live cable in live port etc and you don’t need to have electricians check them over. If you get a socket tester it’ll tell you if there’s a bad connection before you plug anything into it. I did all my own and hadn’t done any before.

    So you pay an extra 300 a month ? That’s a lot we bought a new build last year and have no estate fees also our new build included burglar alarms in both house and garage lots of outside lights on house and garage. Garage came with a back door and electrics stockers for six items and a over head light .
    The house came painted either white or magnolia all floor coverings were included which we got to pick out ourselves at the shop. We also were able to pick out our kitchen cabinets and appliances,sinks ,taps extra at a kitchen designers showroom . The tiles we picked out at porcelanosa . All doors and door handles were upgraded as well as bathroom radiators. Our boiler is in its own little plant room . We also have controls that you set for the heating on both floors so you can set them a different temperatures . The bathrooms have showers with multiple heads . I starting to think we got a bargain .
    The only things we paid extra for were a larger range cooker ,a pantry cupboard and a larder cupboard in the laundry room .
    We went with a smaller local builder so it pays to have a look at what different new home builders are offering .

      Check with your local builder, we are in process of buying with Linden and we need to pay 25% deposit upfront for the extras and the rest upon completion

    Wow they really rip you off on the extra’s. I got fancy really expensive handles they were £12 each😂! You can claim against your solicitors for not telling you about the charges and there is new legislation in place that stops developers do this to people buying a new build. They think there buying a freehold only to find out it’s a leasehold and the freehold is sold to 3rd party investors possibly outside the UK. You should find out make sure your house is not in that category and see if you can buy back the freehold if it is. Thanks for the video.

      The freehold is often sold before the end of the qualifying period that allows the owner to take up the option of buying. 😡

    It sounds like as you were talking about the estate management fees that you might have been quote-unquote scammed. This seems very similar to the leasehold scandal

      Research into the leasehold/management fee scandel. You do not have to sign a contract or accept management fees or ground rent. I will refuse any that has it in.

      Just a little bit of advice (not to dampen anything!) Ive lived in a persimmons flat (housing association, built 2015) we’ve lived here 5 years and we’ve had nearly everything replaced (leaky taps, crocked doors, uneven flooring etc) the fuse box actually started smoking one night and got woken up by the fire alarm (they put the fuse box in the most stupid place by the door? Say we needed to escape and it was on fire) but I think that was a National grids installing it wrong problem not persimmons but don’t feel pressured to exchange contracts ASAP (we’re in the process of moving out and buying a new property with Linden homes) they WILL push you to exchange contracts so you’re locked in and don’t take any sh*t off them. If they try and fob you off call then out on it. Once it’s completed literally list every single snag you find and take pictures and videos even minor ones. Good luck tho!

      Amy R It has changed recently and is now only available to first time buyers. You pay it back in set period of time and what you pay back depends on your house value if it goes up you pay more but if the house value goes down you pay less .

      This was useful thanks. Just in the early stages of buying a 2 bed Persimmon new build which has been a bit of a whirlwind. Flooring, turf and shower in the bathroom has been thrown in which helps a lot. Busy looking into the finishing touches at the moment, trying to decide what I need and wondering if fitted wardrobes are worth going for (I think mine will be around £2050 for the 2 rooms)? They're pretty expensive but then I don't mind going for it if it will add value to the house. Buuuut if I buy a biggish wardrobe, that can go with me. Hmmmmmm. What has your experience been of Persimmon. I'm a little nervous but the location is so lovely that I've taken the risk 😁😁

      Hi, you get a standard kitchen but flooring and any upgrade kitchen, tall radiators, better doors etc is paid separately. Always haggle though!!! We got a flooring package included with ours. Also we bought out appliances at Currys so much cheaper

      What is that for? We’ve just put a deposit down for a new built and were told there in an annual maintenance fee of £157 for green area around the estate. Have you had this one too?

      Inside Number 2 they had this on my last estate and they did absolutely nothing! Our road was getting pot holes and they didn’t fix it for years. They didn’t even grit the place it was down to us to do 😳😂

      The fees are almost certainly something called “estate rentcharges” by another name. There’s a reason they don’t call them by their real name - if you Google “estate rentcharges” you’ll see why. Be careful!

    It’s like a roulette wheel buying a new build, you can either get a perfect house or one with 100s of snags it all comes down to the people on that site, I’ve worked on over 50 big sites now and realised that the houses built are only as good as the people running and building them, you can get really good
    Sites and really bad ones it’s so hit or miss nowadays if you saw the way they are built like I do you wouldn’t ever go near a new build house

    Sorry but your own fault for not doing your research. Of course you will have to spend money on extras. It’s no different to buying an existing build, most people re carpet, most people will get new appliances etc when buying any house. The trick is to not buy the builders products, stick with bog standard and upgrade yourself later on.

      Per year I think it is based on that the bill comes before Christmas and you have two weeks to pay. Another UA-cam video says £250/year for another development. It is still a lot of money if you get nothing for it.
