When we sold a home that had stained floors we weren't going to refinish but after we did redo the floors the house sold in a week (less work for the buyer). Stay safe.
Dean is the best! Cannot beat the combination of affordable and experienced. I would check with a flooring company and see if they can clean and polish what you have first. I'm afraid your renters may wind up ruining them. Also, check the price of LVP vs refinished wood. LVP will take much more hard wear

Here is a tip from a flooring professional if there is not too heavy wear on your oak floor you can over-coat after cleaning with Blanchon renovation Lacquer

Floor.....depends on your circumstances. Rental vs. Sale. If rental, probably not. Renters are so hard on properties. If sale, probably yes if homes are selling well in your area. Home prices in Denver metro have literally doubled/tripled in the last 5 years. It's absolutely crazy and I don’t see how any buyers in our area can afford at all.
Since this is going to be a rental, I would go a head and put new flooring down. You can always refinish them in the future. Unfortunately,, tenants don't always respect the property and they could easily damage the refinished floors by dragging furniture around the room.

With it being a rental house I think just cleaning and saving the money would be best since it is a rental. You could set a certain cash amount you want to have on hand for the house (emergency fund) and work toward that.

My mother was born in New Jersey but had a Metropolitan generic English upbringing. I could never tell what our culture was on that side because we made our own. My Dad's is definitely Appalachian.

Definitely refinish the floors! Quality renters will be turned off by dirty looking floors. Just be sure to use a very strong, waterproof seal that can resist whatever not-so-great renters could possibly dump on it!
Save money and sand down those floors yourself. It's actually quite easy and very satisfying, although it does take some time. Perhaps the hardest thing is to get them clean enough before you apply varnish/poly. -Sharon
OK guys! I vote to fix/refinish/replace those floors! Renters will treat nasty floors poorly. Great floors will/should get good treatment. Nasty floors will invite nasty treatment therefore you're going to have to do something eventually anyway!
I bought a nice purse for $10 at Plato's Closet which lasted me a good year and a half of daily use before it started looking bad. Maybe it was 2 years. I used it daily - big one.
Consider “gym” coating hardwood floors…it basically another layer. My hardwood floors are 23 years old and still get compliments and asked are my floors recently done…my girls roller bladed, ran all types of toys and 3 cats….not one issue. Definitely worth the extra cost and time.

The highchair is definitely 1970s/1980s. My kids were born in 80 and 82 and I had an identical chair. It did come with a tray.

I would try to clean them first. My church had gross floors - not cleaned for many years and they came up amazing and look so good even 4 years later.

Just have the floors re-finished. I did it in my home built in 1959, oak hardwood, they look brand new after.

Since this is a rental, clean the floors with Old English polish. It will add moisture to the wood and make them look good.
