I love the position of the work from home area, but with that view, I’m not sure how much work you’d do! The building has some great facilities 👍 commenting late again thanks to another power cut 😕

I would put a breakfast bar up with bar stools, dispense with a dining table and work nook, then have the rest of the area as living space, with a large sofa facing the windows. You could always have bedroom 3 as a formal dining room/work space/ snug if needed.

That's true, nothing stops you having one of the other rooms as a dining, office or snug. If in future you need it to work as a bedroom or guestroom too, then a sofa bed could be wheeled in for overnight stays.
