As someone how will also be turning 25 this year, I have major respect for the level of work Emmanuel has put in. Although I do not own any houses myself I have been trying to go to as many house viewings possible as I can to try and make connections with letting agents.
We all start somewhere. Same age as you and hoping to get my first house. On a rubbish low paid job that is in a hospital. I realize the government isn't giving enough funding with some apprentices doing my job leaving due to lack of funding now. My job aspiration I studied for now I think has become very limited so very competitive to get trained for now which just makes it harder for graduates like myself

This year isn't looking so good for the housing market. Already considering moving funds I have in the market to dividends which have shown commendable rise despite previous prediction to the contrary
Major investment firms have billions of dollars waiting to buy up residential property. The average citizens are priced out of the market= slow down is due to an affordable housing price
The war in Ukraine 🇺🇦is simply opening your eyes to the reality In the financial system and political system.... Banks are closed, real estate firms and other businesses are also closed too as gas prices causes inflation only stock holders and people with a passive income spend money wit ease....
The wisest thing that should be on everyone mind currently should be to invest in different streams of income that doesn't depend on government especially with the current economic crisis around the world this still a time to invest in Gold, silver and digital currencies
If I had not experienced this myself I would have said this is all lies but I've made withdrawals few days ago and that's one thing I find difficult and impossible with other brokers but Meghan Ann Brudie makes it possible.... It was like magic when I received my funds

The crazy part is that those advisor are probably out performing the market and raising good returns but some are charging fees over fee's, draining your portfolio is this the case with yours too?

PLEASE ANSWER- is refinancing just pulling the equity out of the property? And so by adding value you can pull more equity than your original deposit and refurb costs?

To people who flip houses, do they have their own team of workers? Or do they just hire a local team?
There is rarely more than 10-20% discount on a house that needs work? So in reality these places are only suited for people who can't afford somewhere in good order. But can scrape together the money to buy
Solicitors and even mortgage product or arrangement fees and can be miles over £2000 and £1000. There just isn't the margins there
And cheap, cheap places. They tend to be in a nightmare area
For example the end terrace that looks okay in the pics. Then you find there is a goalpost painted on the side of it

One thing that is itching away at me is the `cash left in deal' I understand the concept of refinancing with the intention of covering the cost of your refurb but how do you make a profit in that deal if you are required to put 25% into it ? In his example he outlined that he left roughly 7k in one of the deals correlating to what was essentially 10% of the house value , the remainder covered the refurb and then a nice bit of profit to use for the next project. I thought BTL were limited to 75% LTV how do you leave less in the deal whilst still getting the mortgage and walking away with some cash for the next one ? Thanks mate !!!
buy below market value, improve the property and increase value and take out the difference. so if you add 20k value through 10k costs, you can pull out 7.5k (75% of the net increase)

Landlord can only charge the rent the market allows.
The government/councils have a habit of standing in developers way. This makes house supply low and prices sky rocket.

Its gutting the lack of equal opportunities in this country. I had to pay years of student fees, while paying driving lessons, and car, on a cleaners wage. At the time was £5.30 an hour. This was in the backlash of the credit crunch, so there was no decent jobs at the time, even though I was a newly qualified mechanic. It took me up til my 30s to get into a position where I was financially stable. This guy has been extremely privileged.
Have a question:
I've got a mortgage of 330k (+30k deposit, so 360k total).
I'm toying between buying in London (outskirts only barely affordable area) or Manchester (where I can probably buy a really nice house) as I work in both areas.
I purely want to invest in the place that has greatest potential for equity growth (will want to convert to BTL in the future).
Ps I'm from London btw so will want to be there long term

with all due respect the handout was from the taxpayers who allowed the government to pay for his degree whilst hes also earning! some people had to pay for their degrees so couldnt save like he did if he didnt get the government handout!

You should dig into the other reasons this man was successful and try to follow his blueprint to bring success to your own life. He said that he searched for “no money down deals” and then used the “Brrr strategy” which doesn’t takes ZERO money.
@@larrymuzzy9102 typical response, not everyone is a hater, certainly not me, i am highlighting the truth, he said he didnt have any handouts, well a government grant for university is a handout, nothing wrong with the truth, its sets people free, thats approx 9k a year he got for free, it DOESNT take away from his achievements, just people need to know how he saved his initial investment, so people dont go out spending money they can never invest or get back. and theres nothing i cant do through Christ who strengthens me! and i have done and will continue to do, im a doctor now.
