Salams from Toronto. It’s a challenge to buy anything in Dubai in this crazy market. The problem is not only the high prices and nobody is saying that the fundamentals do not support it but there is a lot of speculative buying which is not a healthy growth. As they say if it goes up fast, it comes down fast. Townhouse is the way to go if you want value for your money but obviously it means you have to go to the outskirts. In the end it’s all about your WHY. Good luck and see if you can make the townhouse somehow work for you.

I am no expert but just the other day, I was reading the S&P global report of GCC for 2024 and it predicts a correction in residential real estate prices expected in Dubai and high vacancies in the commercial real estate sector could forecast a slowdown in growth and weakening of asset quality.
If that happens then it will be awesome for buyers

You should not call such buys an investment, an investment property has to fit in a very specific definition, if you're buying a property on premise of it being appreciated in the future then it's not a good investment, it's very close to gambling. You need to expand your investment understanding first and then make a purchase.

1. Location doesn't just mean proximity to "tourist attractions" but access to a community. JLT is unmatchable in that case having a vibrant community with metro, restaurants, clinics, parks, nurseries, gyms, lakeside cafes, convenience stores, descos, cycle repair shops, pharmacies etc
2. Metro is important if you want to have house help, cooks etc. Price of an apartment goes 1.5x up who have direct access to Metros.
3. Bayut & Property finder have 12 month transaction data for both rental and new buy for all properties. 100% transparency
4. From point 3, price of an apartment has everything(location, floor #, area sq ft, builder reputation, views, amenities etc) already factored and there is no such arbitrage. What you pay is What you get. Usually Price of apartment = 14 X (annual rent) where (annual rent - service charge) > annual mortgage.
5. From point 4, market correction will also follow with movement in mortgage rates, though with some delays; The formula above still stands.

5 Reasons Not to invest in Dubai:
1. Dubai is a Sheikhdom and India is a fully functioning democracy. The property laws and tax structure can be implemented anytime or change overnight on a whim.
2. Dubai depends on foreigners for demand. If the jobs disappear, so do the foreign expats and the bubble bursts. India has an unlimited demand for flats and houses.
3. To buy in Dubai, one needs to get RBI permission to transfer several Crores of INR outside India. This is complicated and fraught with documentation explaining where the funds came from.
4. If one is a NRI living in 🇺🇸 🇨🇦 🇬🇧 or 🇦🇺 it makes more sense to invest in those countries since they will give you citizenship and you have a legacy to offer the next generation. In Dubai, forget about becoming a citizen.
5. India’s Tier I and Tier II cities have amazing projects being built that rival those in Dubai in terms of quality and amenities. And the best part is that you are Home! (And not living as a second-class citizen in a foreign country).
Love the patriotism mate, but the Indian infrastructure sucks. You pay insane amount of taxes for this shit.
