Hey dear, congratulations and well done to you & Hubby! I’m a Civil Engineer in Project Man. Construction & I totally agree with your tips! 1st one is called Allowance for Wastage. Ensure that when material is delivered on site it’s offloaded & keep in good condition as most suppliers are willing to credit you should you have surplus. Please make sure your plumber has a SOC or adequate experience especially with the sewer system, we literally had to do ours again when we built our village home. Pro tip for everyone, IBR is far more reasonable than roof tiling & a lot faster to install. Please ensure it’s clip lock coz the bolts tend to rust & corrode which will lead to leaks later.
When I was renovating my mom's house. IBR was costing R7k less, we had to use tile instead and till this day, we never had a leak. Labour difference was R3k.
On advice, the contractor should complete slab/floor for the whole building just after the foundation before building walls. The structure becomes intact as a unit, and will behave as a whole when the building settles on soil as it gets heavier. The reinforcement is spread evenly across rooms during setting throughout the foundation and that compliments the slab integrity rather than having each room reinforced and filled separately. When the building settle, the passage and smaller rooms floor may be left up while the rest lowers, that will lead to continuous floor cracks that may affect walls in future. Also should there be unseen financial challenges, preference can be made on which rooms to complete first and leave the rest for later completion. My compliments..
Anathi, this is friendly advice (you may choose to apply it to your life or not, that's up to you), when working on something you are to NEVER reveal what it is that you are working on, especially going into the specifics of your business and revealing details. People can fight what you are doing spiritually out of jealousy, envy, hate, spite, and such things - I speak from personal experiences, I have been fought with witchcraft at a high level MANY times and seen my ideas fail due to revealing things before they manifest, ideas that were meant to succeed according to the LORD but failed due to my negligence. I advise you to be careful what you share - great teachers taught me to only share things like this ONLY AFTER EVERYTHING IS COMPLETE, then you can teach people how you did everything from scratch to the finish line if you will to do so. These builders are not good with estimating the required materials (that doesn’t mean they don’t know what they are doing). I had the same problem when i was renovating my house, and that hit me in the pocket because i end up spending way more materials than i had budgeted for. I like your idea of having a contingency budget of 30%
Piece of advice your contractor becomes a cement trader before construction even starts and you might buy your own cement from your contractor. So choose wisely who you hire for the job.😊
I spent over 150k on roof because it was leaking had to redone it 😭, if you choose to go for tiles for your roof make sure you get people who know how to do the work

are the mampara bricks not the gray cement stock bricks?🤔. Just asking because I've been through 3 building projects and that's what the contractors called them. Could they have been mistaken? Now the Clay Plaster Bricks, also known as NFP (Non Facing Plaster), Stock Bricks, or Mampara Bricks, are a type she was referring to here that they used for foundation. And then there’s the cement block bricks she used for walls (bigger bricks).
