This is a hard sell because most people arent moving to thailand to pay what the house costs. I've been seeing some very affordable places in Huahin. Most Thai building is weird compared to western styles. Lots of waste. I saw 3 different "villages" as my wife would call then and the build quality is low. They woo you with some baller details but the reality of it is cheap building and like I've said, unusuable space. Many of these places have zero yard space. Its weird that they chose that idea to copy from the west....lol I think the way to go is find an exsisting place and upgrade it. :ve seen houses for under $200k usd. That leaves a lot of $ to upgrade how you want with a budget of $700k for these homes.
It is great that they seem to be attracting a higher end home buyer there and awesome to see that that may be an option if I so choose, and they are getting truly closer to a true western option unlike some of the previous houses that I have seen that claim to be a western house with no western amenities at all.

The best thing about these properties are the lap pools in every single property. The natural untampered element is primary draw. I did not hear any car zooming by and urban noise. The palm trees, breezes, tropical lush grass fields are what I like to see. My preference would be 2--5 acres. The floorplan was greatly impactful. They did a nice job with the natural woodwork on the doors and the furniture that looks like teak. Water and pools the absolute best. With the money I would buy one if I could get a competitive price. Outside of the city but close enough to ride into or drive into.

Cool. This is one of the least wasteful homes I’ve seen. Most Thai homes have a ridiculous upstairs living room, this one has a small space that I think is usable. The rest of the place is very functional. The big windows are cool but I don’t know how useful they will be with the hot climate of Thailand. In Newport Beach it would be 2-3 million dollars but way more useful.
A couple of things is the glass shatter proof if not I would want the electronic shutters. I would want a burglar alarm system that would warn you if a window or door is open when you leave. Also if you buy the first unit you have to worry about mud after a heavy rain.

Surprise that it wasn't spectacular for 700k. I could send you some videos of NEW houses in Texas, that blow that away at a 269 k price point.
Lots of windows and sliding glass doors. It has a good modern feel and lots of woodwork. I had a 350 sq meter home when I was married. For 2 people we rarely used certain places in the home. I guess if you have a big family or like socializing this is a decent house. I thought about buying a house in the past but with the possibility of a global income tax I see lots of problems. Just to bring the money over to thailand may set off a 35 percent tax rate. My new view is only to rent in thailand. I own a small place in bkk. So many issues with buying a landed house. It can be done but thailand is changing. thanks for the video.
My concern here would be.. are the other units built? What stage in the project are they. Potentially you could end up with an almost 1/2 Mil GBP house sat alone because others don’t buy. Seen it before they have a show house and the investment they need for other houses doesn’t come in. The selling of the first unit could be a huge part of the investment for future progress on the project. The price is definitely too high. When expats like Ben (no offense) are involved prices often become significantly higher than if Thais were just sorting it. Also, would you want to park your “Ferrari” in a garage that’s visible to the road with all locals knowing a hi so farang is living there, with most likely children and a house full of expensive items. It looks good but after 16 years in Thailand No thanks Good luck though
The issue with those modern builds is the materials and construction. They may look awesome and even have a good price point, but you gotta get a really good civil engineer to check the build otherwise you can end up with an extremely expensive problem on your hands. A lot of the building materials come from China.

I ate at all the restaurant you showed, paddy’s,route 66 , the Mexican place and I felt I was paying the same price as I was in the states . They were good restaurants but they were not cheap . lol you could get 10 pack of tacos (with sour cream and real cheese lol) and free refills on soda for less the $10 at Taco Bell which is probably the weakest Mexican restaurant in USA but in my opinion better then any Mexican restaurant in Thailand.
Nice house but there is a reason they haven't sold any yet ; massively overpriced, price should be around 14m which is already a lot. Also consider : Show house is nearly finished, that means 10 month build time, 6 months planning before so they haven't sold a single unit in almost 1,5 years.... Just facts

If you spend that kind of money you should expect more land around your property. One side of the building comes right up to the wall, just at the minimum 2m setback. When the next house gets built next door, prepare to hear you neighbours farting.
