      @Stephan My motivation for starting as a realtor in NYC as a side gig was because realtors in general suck I'm so glad that was validated. Answer phone calls, smile, solve problems and be transparent= deals on deals

    My wife and I have been watching Mr. Stephan's UA-cam channel for several years. We have enjoyed his candidness and continue to learn through inspiration. I have listened to every single B.P. podcasts and own every book, favorite is Set for life. As a long time BP follower, I sincerely appreciate Graham's story told through the powerful BiggerPockets network. Listen, its all about helping(from a practical point) and inspiring peoples dreams. Isn't that what BP was founded upon? Too bad Graham couldn't team up with the money show podcast's. The only way to survive(long term) in this competitive market is to continue to grow and form partnerships.
    Graham, start doing interviews and write a book.

    Grams right about raising rents. I started out renting a room from a friend and his dad owned the condo. After one year he raised the rent from $500-$550. I said ok, that’s fine. (I ALWAYS paid on time and had plenty of money). Another year later his dad said he may raise the rent again. (This of course was without any home improvements). The AC went out twice and on the second time the homeowner had “a friend” come out and take a look at the AC. Almost a week later still without AC I told my roommate that I found I cheaper place to live. He said that his dad won’t raise the rent anymore. I said sorry to late. Moral of the story- don’t raise rents on good tenants! Since then he’s had two dead beat roommates that he had to kick out and lost a few moths rent.

      Raise rents on EVERY tenant each year according to rent market and inflation

      @ Nicolas 🤘🏾 lived in the valley for 4 years and the landlord didn't raise the rent throughout that time. Was very grateful..landlord told me on the day we did walk-through that they were sad I was moving out of state and that they were very fortunate to have a tenant like me...didn't cross my mind that other tenants were a pain to deal with. Will definitely extend the same grace to good tenants I'll have once I buy rentals.

    On the "too young" mentality that a lot of people seem to have. I encouraged my daughter to buy her first home at 20 yrs old, she'll be closing next week. ;) But I see all these people paying incredibly high rents and, even though I want to get into rentals, sometimes they aren't a good deal. She was paying $550 a month, plus electricity, which I believe was around $70. Anyhow, her new payment is $350. Obviously, she'll have all the utilities, insurance and taxes, but those total about $250 a month. So for $600 a month, she now owes a home which is building her credit, giving her equity and allowing her to take some tax deductions. Plus, she has a long term room mate moving in that will be paying about $300 rent. And, if she ends up moving for additional college courses (she's almost done with her Assoc.), then she can either keep renting the house out to her current room mate or find another renter and be making a little money on the side. I think it was a damn good investment, and I wish people would stop telling young adults that they can't or shouldn't purchase property. I'm not sure why that mentality started, but I think it's always been bad advice.

    I have to correct you on that one Brandon 35:30.. The millionaire formula is working hard doing something you love? No, that's not true at all. And no, David didn't love being a cop. He hated it. That's why when he got enough cash in real estate, he quit. Now, he s still working 9-5 being a real estate agent. He didn't go back to being a cop. Its fair to say that he enjoys being a real estate agent.
    You can definitely do something you hate if it will get you to your goal.
    I hate being a uber driving but I still get up and drive because no one will hire me since I travel a lot working on my real estate business. In less than 1 year, my 8 unit building will be rent ready and I will immediately quit uber. No, you don't have to love what you do.
    Do it anyway to get to your real goal!

    Thank you so much for sharing. I love the 10 year suggestion to build for a successful future. Sharing all of the knowledge you have acquired will definitely be the start of the next conversation with teenage children.
    Coming from what's considered an "oppressive system", I find it disturbing that financial well being is not a priority in the US....it literally produces a mental brake down.😢...and college does not teach everything😭
    For the other listeners PLEASE MAKE SURE TO ROLL OVER FOR 401K DO NOT HAVE THE CHECK PAYABLE TO YOURSELF. INSTEAD IT NEEDS TO BE PAYABLE TO THE ROTH IRA ACCOUNT YOU NEED TO CREATE TO INVEST IN REAL ESTATE😀...learned the hard way when almost half of it was been wiped out by tax fees😱

    Nobody talks about how their debt to income is able to support all these houses. They are just able to buy 15-30 houses in a few years, no big deal

      ItsInTheDetails DTI ratio is mentioned in numerous podcasts. Rental income is included on your income portion of the DTI. Usually you have to have a year of rental income documented for the underwriter on your next loan, but once you are established as a landlord you just have to have good numbers.

    This works at pretty much any age. Spend less than you make. Stop buying liabilities and buy assets. If you make a lot FIRE is possible faster. If you make less it just takes longer. If you never start it never happens. These two channels and Rich Dad Poor Dad allowed me to do it as a single parent with three kids.

    Thank you guys so so very much for all you guys do on this channel and what a wonderful guest you guys had on. After doing some research on a few homes I went out with the MLS sheet and county records and found alot of errors to include lot size and old Google photos where used to represent the property vs what it looks like today!!     Thanks for that, I can really relate. I believe I am just before an eviction, tenant is behund 1 month rent, secury deposite gone. At least good to know that not I am the only fool who did this mistakes. Next tenant intrview going to be way more seroius.

    The one thing they need to mention is timing. Gram bought at the absolute bottom of the market. It’s easier to buy 2-3 rentals cash when they where 60k-90k now that’s nearly impossible you need 5-10x that amount

    If you buy property for the purpose of renting it out, should you pay it off as quick as possible If you have the money, or should you invest that money and pay off your mortgage slowly? I guess it all depends if your investments are yielding more than the interest.
    Or would the money you would get from renters be enough incentive to pay off the house as soon as possible, not needing to invest the money you have to pay off the house
