      @flyinghedgehog3833 The really annoying thing is with letting agents is this 6 month or 12 month payment upfront rule whereby if your salary is slightly under the affordability threshold, then you cant even offer half or even the majority of the rent upfront. I recently offered 7 and half months rent upfront as well as the deposit for a 12 month tenancy as my annual salary was 4 grand under the affordability requirements (I earn 27k per year) and I didnt have a guarentor and they still rejected me on the basis of failing the affordability checks despite offering about 60% of the rent for the entire year upfront. But they will give the property to a guy who earns 100 quid per annum over the threshold even though he is only giving initially 1 months rent and the holdong deposit.
