$200k isnt enough to do your own flip for many reasons. Maybe the property costs more than $200k or maybe the material and labor costs more than $200k or a combination of the two. Plus you'd have to be involved with the management of the flip.

I can't say I feel sympathy for these people. A radio host celebrity and a random guy began advertising a money making scheme and you decided to invest hundreds of thousands of dollars, for some of you, thats your life savings. Lesson: never buy a product or services being pushed or promoted by a celebrity. They're not objective.
You are Monday morning quarterbacking here. This was not a situation in which DJ Envy and his friend jumped up one day and said, "Hey, gimme money" and people forked it over. No. Instead, they held "seminars" in which they "taught" principles of property investing. Most of the persons thought they were receiving legitimate information about how to invest in property. Lots of them were the first persons in their families to be able to own anything, and their knowledge about the different ways people get scammed in real estate was limited. Years before this scam came up, I bought books from amazon on how to invest in property, but also wanted to learn from others who had done it. What I found is that there are lots of people will pretend to know a lot about investing, and will demand tens of thousands of dollars from you to share their knowledge (as this dude Cesar did). Thankfully, I didn't have tens of thousands of dollars to give up, so I couldn't get scammed in that way. The few "educational" courses that I ended up taking were not worth the money; they were produced by people who provided very little useful information because they don't want to create competition and they don't ever want you to learn enough not to be dependent on them. Because people are so crooked and work to take advantage of new investors, it's best to find an accountant who will go over the pros and cons of something you may wish to consider purchasing, and to take real estate courses from a university, not from these jokers on the internet who claim to "mentor" new investors. There are some good channels on youtube that will provide helpful info, too. I did not participate in this scheme promoted by DJ Envy and his partner, in part because I have developed a distrust of people who hold themselves out to be "mentors", but can see how others fell for it due to lack of knowledge of how dishonest so many people in real estate really are. For you to say you feel no sympathy for people who thought they were educating themselves, and who spent money it took them YEARS to save is really cold hearted. First generation investors are doing their best to get education about investing from somewhere, and they don't always know when a scammer has crossed their paths until their money is gone.

Aspiring investors, at the least… Contact a real estate attorney (to confirm contract is legal and desirable), title company (to confirm property is cleared to transfer), home inspection (is the property health and hazard free), appraisal (is the property worth the money). You never give cash! When you cut corners, this is what you get. Folks that are willing to do the same. FSBO (property sold by owners) will likely be these “flipper” gems and therefore, you could be on your own to figure out how to proceed. A Realtor would help navigate this. But if you want to go at it alone..start with a real estate attorney in your local area.

Every investment comes with a risk of total loss, and people who don't understand that basic concept should not get into the investment game, period.
