      Why people are buying a flat in noida?
      A flat in a 25 story building has no economic value..
      All the big projects market their projects with 80% open area.. but in reality it is not correct..
      On a 10 acre plot if there are 10 towers.. and each tower having 4 flats on each floor.. and there are 25 floors in a tower.. means 100 flats in a towers = total 1000 homes.. on an average if in a flat 4 people are living that means 4000 people living in a 10 acre plot that means a very high density area.. also, 100 houses per acre (too dense).. they have just stack too many flats/houses on one another..
      These project market their recreational area as a selling point but if 10% people come and use them on a weekend that gonna be 100. (Homes) * 4 (family member) = 400 people.. just imagine 😮
      Also, a very important point you are missing.. an avg. cost of maintenance in an apartment is around 2.5-3 rupees..
      That means for a 1500-1700 sq ft you have to shell out 5k-7k per month.. currently may be it doesn’t hamper your monthly budget but after 20 years when you are close to your retirement this 5k-7k will be 18-20k (considering 6% inflation) after retirement this number will be too much for comfort..
      Last but not the least.. Noida has a lot of land, why to buy a flat when you can own a plot/khothi.. the future value of a land/plot/kothi gonna be much more than a flat..

      Brother greater Noida or yeida mei dealers ka bahut Ganda khel chal Raha hai. Poora market is running on bigger fool theory. Prices bilkul bhi realistic nahi hai. Ik dealer plot uthata hai aage 20-25 lac profit mei dusre dealer ko file de deta hai woh aage 20-25 lac kamake bechta hai. Yeh game hai. End user ka market nahi Raha woh ab.

    I have a budget of around 60 lakhs...looking for 2 plus study (around 1000 sqft) for self use... need to have good schools and hospitals nearby....so far Nimbus Park View 2 he samajh mein aa raha hai... baaki jagah ya toh registry issues hai ya kuch aur dikkate...

      @@himanshu2109 Yeah, that is good option but they don't have inventories... just a few inventories left which either have some issues or no sunlight, furst floor, top floor etc. Plus it is quite far away... I am not sure there are good schools or hospitals nearby.
