Great content. My only disagreement will be in the surface area. I roofed a four bedroom bungalow with an average room size of 11 by 12, with a large palour and dining, and the total surface arae was only about 306m². But i'd say budget for 350m² at most, funny enough if it were a duplex the size would have reduced even further as the ground floor and first floor would eat up most of the total surface area. It also depends on the elevation of the roof.
