    good analysis Eric. 👍 Pushed alot of my clients to buy this launch in Year 2020. now, most of them have paper gain of $300K - $450K. then, totally stopped pushing clients from 2021 because, the price hike from developer was quite a big jump. The 4BR we bought was about $1.5M and the last 4BR that they transacted was around $1.95M. Now, we just hope that the resale buyer market in Tampines can support such prices for my clients.

      Resale prices at Tampines Ave 10 have reached more than 2.1mil for their 4br and location and not as good as TAT. So TAT should be fine once they TOP. 👍

    1) After the first wave of earners, is it still in time to buy? Saw few subsales/ resales.
    (only have budget for 1BR 2BR)
    2) For gigantic development like Treasure, will we face fiercer competition when exiting later?

    Is it worth getting a subsale 3 bedroom premium at Treasure since its going to TOP next year? Currently $1.8mil on property guru. Will there be future growth for profit if we buy as subsale? Thanks!
