Vinyl plank flooring is what you want. Looks good, great for wonky surfaces, and if you are planning to rent this space out, it's a much better option than trusting random people with hardwood floor care. Easy to replace damaged sections, too.

I would leave the house like it is, put some furniture and rent it for a while, as a seasonal rental. You can find good second hand furniture and fixtures on the thrift stores, etc. This way you get to see the interest on it and get their opinion while making some $$ towards the upgrades you dream off. Unless Joey is thinking on moving in 😏 He does not strike me to be the urban homesteader 😉
That house is ideal for indoor plants with so many windows. I am surprised Summer did not mention it. Saunder seems to have such rounded knowledge and common sense when it comes to his approach on homesteading. I enjoy his comments. That is such a beautiful ptoperty!!🍃🌾🏡

Sander is definitely the most logical member of our group for sure! He is also originally trained as a carpenter in the Netherlands, so we're grateful that he can begin flexing his long-lost skillset here again (and brush up on it too). This will be a great "trainer home" for us to practice with -with great, skilled people in the community-before moving onto renovation of the main, common home. We have some GREAT reuse centers around here that we started to visit and have it on our schedule to check out more. We've found some small things here and there for the home, but are looking for other main items that can be repurposed. And this house is PERFECT for plants, per your point. It's a given that there will be plants, but I lived through so much renovation WITH plants, (which is stressful), that I know that they'll come after we come up with the main design ideas for the home. We discussed afterwards, and since there will be renovation going on in the common area (and our homes won't be built for a long time), we'll all probably end up living down in the tiny home at some point.... :)

How about a small wood burning stove in the corner of the living room? I don't think it would be as involved as building a fireplace...getting a stone platform to place it on...and cutting a hole in the roof for the pipe/flue? I'm sure in your area, you could buy a very nice second hand stove, for much cheaper...a traditional or modern style. It could heat the entire house. Just an idea. The home is in great shape and has a lot of potential. I like the idea of a semi-round shower, too. I love the wainscotting...and the wood color isn't bad. The views will be great. How fun!

I think a small wood stove would warm that size of area really well and have wood from the forest for firewood. The utility closet could be moved directly outside with a new enclosed area, giving you room to remodel the bathroom to your liking. You could rent out the building and possibly have somebody live there to help take care of your land/animals when you all are gone. love your land!

About the wood on top.... think about what happened when the snow melted ages ago. Water flowed inside and the wood bumped up pressing on the door and closing allthe doors. They had to break a window to go inside. Be careful and plan a way for the snow and the water to flow away.

I think it could be nice to have the bedroom area on the left side when you enter the house, and since there isn't a whole lot of storage for clothing, linen etc, build a wall of closets as a divider between living room and bedroom, would still give it an open feel since they wouldn't go all the way up to the ceiling.

We have mini-splits in our home; we love them! They're great for on-the-spot heating or cooling at that moment. Also should check to see if the windows are double-paned or at least sealed well to help with insulation.
For your roof, you don't wanna cheap out on it, since it covers where you live. Typically they need replacing/updating every ten years. But before you consider the aesthetics of your roof, you should consider installing solar panels. That house looks like it it receives zero shade from any nearby trees, which is good for getting the max out of your solar panels.
Good luck to you three on your homestead ownership adventures!

All of you are correct! Sander says keep all items as is which is true cuz the minute you open and destroy one thing to move it , it opens up a can of worms. Joey is correct a little fire pit made out of pavers on the outside would extend the living space. Summer is correct , It will look better with fixtures and new faucet’s. keep the wood paneling, try to not sand or stain it, it would take weeks to sand and if you paint it won’t adhere well to stained wood. Keep the wood as is , take most items off the walls and paint the walls light color and use simi-gloss or higher to while easily. See if you can cut the first 20 inches of wall/sink area it will allow light to shine in shower area.. And or have a mini window installed in shower area. All of these are just ideas and I enjoy all your videos/ property. All of you have interesting perspectives!! 😎

I like Joey's idea of a fireplace, perhaps though to avoid having to build a full size chimney install a small woodstove on the wall between the door and the AC unit. Then you just have to have a pipe to the exterior. In the bathroom perhaps a Nordic style shower with the glass doors that fold to make the space feel open. Is the closet in the bathroom full of equipment? If not maybe chop the closet size in half which would open up the bathroom even more.
I can't wait to see how it turns out!

    • @FlockFingerLakes

Yes, the closet is full of equipment, but we figured we could stack it on well-built shelves (per your inclination) and cut it down. It will require more plumbing, (which = more cost), but it may be worth it. It's all a balance we suppose! We're crunching numbers now.

You should do a collab with another youtuber who is more into homerenos/architecture/designs there are many. (the sorrygirls/lonefox are my suggestion) It would help attract people who are into that stuff as well. Your ideas are interesting (really liked the fireplcce idea and painting the wooden trim maybe a terracotta or forest green color would be nice) but i dont think they would work for a long term real factional space. The kitchen should move to the front with the living room and not in the back as most people nowadays when they are gathering, end all up in the kitchen. Having a shared room with the living room and the kitchen together makes it more fitting having in mind that your bedroom is a more private calm space they are ccontrasting with the living room in that matter. Where the kitchen is there should be the bedroom wardrobe room, storage is quite an issue for a tiny home so giving it some place in the back would be helpful, with a custom-diy closet. As for the bathroom where the shower is now there could be the toilet for someone who wants to be more private, or when someone else is using the shower/bathroom and you want to use the toilet. This were my 2 cent watching the whole video but of course i dont know if moving plumping etc is possible and in the badget so it might be better to ask an expert.

Just love that little prairie house! I like the idea of engineered flooring Summer and Joey ~ it gives an opportunity to put some really good silver roll insulation (sorry...forgotten what it's called ) underneath which would stop room heat being lost into the solid tiled floor in Winter. You may even be able to install some underfloor heating loops (cabling) within the insulation space. I think there is also some type of cushioning sheet on a roll (like memory foam) Saunder...which would save the bother of having to use a levelling compound. Then, off course, you need to get a rocking chair on the veranda :)

That is a nice project coming up! Just a tip from someone living in a small apartment with garden. I would reflect again on putting in a wooden floor. Stepping in directly from the garden in to the main room, you inevitably bring in sand, little stones etc. Wood does not like that.

I had oak railing very similar to that wainscoting. I hated the orange look. I used gel paint by General Finish in Java color. Initially chose for the black look but it ended up looking dark walnut after 3 coats. It turned out to be a perfect match with my floors.I really love it. It doesn’t require traditional sanding. Now there are tons of videos on UA-cam on it. Still looks good after 8yrs. Paint is expensive but goes a long way. If the ceiling and walls are white, you might get away with the dark walnut if you like the wood look. I would personally paint it and all the trim and the walls a soft buttery white. Looking forward to this exciting project!

@@FlockFingerLakes Concur on the General Finishes paint/finish. Their gel stain is fantastic, as well, they have products that might not require much prep on your wainscoting & trim.
Also, you have very thick walls - likely 2 x 6 construction. The quality of the construction appears excellent for that type of structure.
With some updated colors the tile floor may work just fine. If not, LVP is a great option, as wood products will require a more controlled environment year-round, even engineered wood flooring, otherwise you're inviting issues when its unheated, unless you plan on heating year-round = $$$.
Wonderful little space. A custom shelving unit would be a good divider between sleeping & living areas. Creating an open living/dining area, front to back on the R side might be feasible, & would be a good use of your resources, not terribly costly. Fun project!

We were reluctant until we spoke with the original builder because we wanted to make sure we're not poking a hole in a load-bearing wall. Good news is that it's not a load-bearing wall, so we'll be doing just that. And yes, to a large bathroom that makes you want spend a little spa day after a long day of hard work. As others have said they have a vinyl floating floor that resembles wood very closely that will go right over the tile in that first main room. It’s fantastic stuff. Secondly, the wanescoating is covered by urethane so restraining isn’t really an option, as the stain won’t contact the wood itself and it’s much too tough to sand between the grooves uniformly, would have to paint it or remove it realistically. With the bathroom it’s hard to tell by the video but commercial spaces can be a little funky, wondering if they just built the structure on a concrete slab. If that’s the case saw cutting and jack hammering to fiddle with the drain pipe if you move the sink would be a little more difficult, still doable though

Spray wash exterior siding where needed. Put in a nice small kitchen and hook-ups for a washer/dryer combo in bathroom. Convert AC to Heat Pump that does both heating and cooling; add 1 more split in kitchen, facing bathroom door from far side of kitchen, above eating area in kitchen. Add electrical outlets and plumbing for electric stove, refrigerator, and washer/dryer combo. Convert front and back yards to simple lawn. Put in nice looking simple white drawn curtains on all windows for tenant and for look from outside house. Paint back of front door to match interior siding and put white gathered curtains, with top and bottom rods, over front door window. Also, add outside vent for dryer in bathroom. Before you do anything with the tile floor, paint the wood paneling and all the trim white semi-gloss, then paint the walls a flat white. The space will be transformed. Don't replace good quality tile with cheap vinyl. You'll regret it. Get some large wool rugs to cozy up the space. They will also be warm under foot and could be taken up during the summer for cool feet. Spend the money saved on landscaping and making one or two windows bigger or on the kitchen and bath.

I doubt anyone would stay there for the bathroom facilities. Upgrade shower, paint, leave the rest alone. Spend your money on cozy warm flooring, radiant floor heat, a fireplace of some sort. Upgrade the kitchen. Banquette seating in kitchen area instead of table and chairs. Also, not to make a closed off bedroom would be silly. Add a closet. You can't rent (vbro) a place and say it has a bedroom when it is not a bedroom. You could put a Murphy bed with shelving on one side and tiny closet on other side in the "bedroom" area. Put up wall there but have an oversized sliding barn door. Just a few thoughts . . .

It saves a lot of time and money.
And when adding a bit of color (calm one, not like current ones) to the wall it will make nice contrast.

  • @gardengatesopen
    @gardengatesopen 2 роки тому

    Ohhh!
THIS is going to be fun!!
My brain is always moving rooms around!
It does this without me even trying...
I can't help it, I must've been an architect in another life or something!
    Fasten your seat belts,
    here's what I was thinking...
My ideas involve adding new plumbing for ONE sink, and moving only ONE wall.
If y'all are willing to move the kitchen sink, first thing I would do is put the kitchen in the main room.
    That's the new plumbing.
    2nd thing-
Put the bedroom where you were talking about having the kitchen eating area.
    3rd-
Extend the bathroom out into the present kitchen area (the new bedroom), just to get a better flow for the now awkward bathroom.
    And 4th-
    is that utility closet
    HAS JUST GOT TO MOVE!!
    Sorry.
But it's soooo not working in its present space.
(And Yep, I've got an idea for that...)
Moving those "like areas" together creates a more natural flow to me.
Kitchen/living/front entrance on one side of the house.
    Bedroom/bathroom on the other side.
To be continued in the comments...

    • @gardengatesopen
      @gardengatesopen 2 роки тому

Assuming you like the idea above, I shall continue:
Let's start in the NEW kitchen area-
Since it's now attached to the main room,
I would refrain from adding upper cabinets.
That lighting from all the windows is fantastic for a kitchen! No need to weigh it down with upper cabinets.
An L shaped lower cabinet configuration along the non-window wall, and the one window wall seems the best.
Then either have a small island with bar stools for eating, or you could also add a dinner table instead of an island.
Either way, this designates the kitchen separate from the living area, yet still you have an open concept for main living.
      Or, idea #2:
You could put lower cabinets along the same non-window wall, and lower cabinets only halfway along the other window wall.
With open shelving up top, in that corner above the counters.
That one solid wall would be your main kitchen. With lower cabinets, and a sink, fridge, etc.
Then if you want a table, starting where the lower cabinets end (under the window wall), which is halfway down that wall, put a corner bench seating unit under the windows with a table, café style.
This eliminates the island, giving even more "living" space to the entire room.
Also, when you walk in the front door, you're not automatically greeted with a kitchen island.
So, more walking space for the entry.
With the kitchen on one side of the front door, and the living room on the other, you've now got all your living space together.
      And all the "private space"
(bedroom & bathroom) is on the other side of the house.
This has a nice natural flow to it.
Also, when entering the house, you're not walking right into the bedroom.
Which, it isn't terrible to walk right into a bedroom while on vacation.
It DOES give it that hotel feel.
It just depends on how you want the spaces to feel.
As far as the awkward bathroom layout, I've got a few ideas, I know this is getting to be a long comment!
      Bear with me!
      Like I said - I can't help it... !
If you did extend the bathroom footprint farther out into the present kitchen space, you could just add a new wall, and put the door to the bathroom on the far left side of the new wall.
(The door opposite the shower spot, keeping the shower where it is.)
Which would change the way the whole bathroom feels.
I also like the idea of a shower without walls.
Those are AWESOME! Especially for a vacation home.
You may have to excavate part of the floor to accommodate for better drainage.
One big advantage to a no-wall shower is there is zero shower berm, and wheelchairs, and other people with disabilities can utilize the shower. Now your shower is automatically ADA compliant, AND the bonus is it looks open, and cool!
(Plus, no shower curtain, or glass walls to clean.)
But accommodating the shower drainage might get pricey. It all depends on what is currently there.
      Ok...
      The New bathroom layout idea:
Assuming the bedroom is now where you were talking about having the eating area, and the kitchen is now on the other side of the house:
Bumping the bathroom door & that entire wall out into the entire old kitchen space creates an even larger bathroom footprint.
So the entire old kitchen space is now in the bathroom.
      Yes, that's a HUGE bathroom!
But we're going to move that utility closet, (Yippee!) using most of the new space we just added to the bathroom.
You've now moved that bathroom wall almost to where the entrance to the new bedroom is, using up all the old kitchen space.
      Ok.
The water heater, etc. (Utility Closet) is now placed between the present shower, and the new bedroom area.
With the door access to the water heater on the bedroom side.
The water heater can access the old kitchen sink plumbing.
      Voila!
      That part works!
This opens up the back half of the bathroom for a nice long sink and vanity right where the utility closet used to be.
And the new bathroom sink location will also have plumbing access already there. So THAT works too!
Keeping the toilet & shower in its place, this saves money on plumbing too.
And now extend the shower out where the old sink was, as you were discussing.
      Quick Deluxe idea:
Since the old sink is now moved, the plumbing for it gives you a chance to add a 2nd shower head, which bumps up the "Deluxe" factor!
The new bathroom door location would be on the far left (if you were standing in the bedroom).
And as you enter the bathroom, you're no longer greeted with that utility closet wall.
      (Thank goodness, right!)
Now let's dress up the bedroom a little bit...
Depending on how much space was in the old kitchen area, if you did place the water heater there, just as I described, you could also have a small clothes closet standing just in front of the water heater closet.
So, I guess you could say the new clothes closet is stacked in front of the new utility closet.
Keeping the door access to the utility closet where I mentioned (which is facing out toward the bed) add the clothes closet right in front of those water heater doors. Keeping the utility doors there, which now becomes the back wall of the clothes closet.
      Another way to say it:
The back wall of the clothes closet is now made by the water heater doors.
Kinda would be like a Narnia closet!
Simply construct the clothes closet in a way which still enables access to the utility closet.
      Bonus:
Having a clothes closet gives the bedroom more of a bedroom feel for the guest.
They've got to put their clothes SOMEWHERE!
Or if you hate that idea,
Here's a whole new idea of where to put that utility closet:
Perhaps bumping the utility closet depth half way (or all the way) into the living room, which would give enough room for a vanity in the bathroom.
This new utility closet location, which is now jutting into the living room, would actually put a bit of character into that rectangular living room shape.
And still have plenty of living room space for furniture.
However, a new door access to that utility closet would have to be on the living room side.
Which is not fantastic, yet still do-able.
Either way, in my mind, that utility closet has GOT to be moved!
      There's just no question!
Either move it into the new living room area.
Or move it into the new bedroom area.
But its present location is extremely cumbersome.
      Or, 3rd idea:
Move the half of the utility closet over next to the toilet.
Which does crowd the toilet area.
But still may be do-able, depending on the measurements.
It depends on how much room is needed for whatever else is in that closet.
The water heater would stay in place.
And just move that 2nd thing over next to the toilet.
      Build the closet around it.
This does crowd the toilet area a bit, but depending on the measurements, might still work.
This opens up the entrance area to the bathroom.
Maybe add the vanity and sink against the new wall made for the utility closet.
      Nope.
      Sorry.
Putting the vanity there blocks access to the utility closet! Arrrggg!
Ok, that closet HAS to MOVE !!
Unless you could add a door on the living room side of the utility closet. I'm just not sure you could get to the back of the closet that way.
Mostly bcuz I don't know what that 2nd item in the utility closet is...
Well, in conclusion, using any of these configurations means moving both of the sinks as the only, and biggest, plumbing expense. But only one sink needs all new plumbing.
And if you move the utility closet into the new bedroom (my personal fav!) there is still plumbing for the water heater (from the old kitchen sink) for it to use.
Likewise, moving the vanity to the current utility closet location gives incoming plumbing access to the vanity sink.
      So THAT works out.
But outgoing plumbing (drain) will be needed.
And if your area is like mine, you COULD even drain vanity sink water (grey water) out into the landscape, which makes that part of the plumbing easier.
Which leaves the biggest plumbing task of the project as one new kitchen sink location.
      Ok.
Now I have ONE MORE BIG CHANGE...
This one is a person design choice.
Something that I would HAVE TO DO is move that wainscoting.
While you're right, it IS in great shape, and the color needs changing, the other thing is the location of it feels a bit off to me...
I feel like it would be better used in the large bathroom.
And if there's anything left over, also put the wainscoting in the new bedroom area.
You did say this was a Ranch House, not a modern house in style. So having the wainscoting in the bathroom, and bedroom feels better to me.
The second advantage to moving it, is the other side of the wainscoting itself will probably not be stained. This eliminates having to remove the old finish. I don't know what is currently on it, but it did look as if it had shellac, or some type of very glossy top coat.
And sanding THAT is going to be a BEAR!!
      Not to mention possibility toxic.
The other side of the wainscoting may be rough hewn, but would still be easier to sand since it won't have a finish on it.
Or simply paint the finished side, I agree with that idea too.
However, I would much prefer the asthetic of it in the large bathroom, which would serve to make it feel warmer, and more of a prairie feel.
Even if it were painted white in the bathroom, this would eliminate a lot of tile work, plus, it just has a FEEL of a really nice older house.
But of coarse, that's just me.
I already know that no matter what you do, y'all's person preference will be wonderful, and with Summer's sense of style, no problem!
      Ok.
      That's my Super Long comment!
Thanks for putting up with me!
Thanks to whom ever made it to the end!!
As usual, I cannot wait to see everything y'all do to this space!!
And Thank You for letting my brain air out its ideas!! ❤

Hi Summer. As always hooked up watching you videos. I have a question for you: Did you guys made a Vid about the remodeling and or furnishing and decorating the Communal House? It seems I missed it, and only get to see it as a background to some of your videos. Would you please, if there is one, send me its number. I will love to see it; what little I have glimpsed of the Communal Home, is awesone. Hi to Sander.

Hello everyone!! What a fun video, it gets my creative juices going on as well!! Love the place, so many possibilities!! I was thinking you could get rid of the kitchen door and add a window instead and extend the countertop, because right now the only thing that looks very very small comparing with the rest of the spaces is the kitchen, so by getting rid of that door and and a window so you don't lose light, you could have a larger counter space and under cabinets. Just one of the many ideas. You could also get rid of that door and add just close the entire opening so you have more wall space for cabinets or open shelves. Always a pleasure to see all the project in mind you guys have!! :)

What about turning this into a B&B? You could use it when you want to, and then rent it. I would imagine that your UA-cam subscribers would be interested in visiting. (Not sure if you are looking for visitors, or desiring peace and quiet.) And if you ever decided to have someone to host on your channel, or an expert in to guide some part of your land use, you could have them there. But I would think you would need a proper bedroom with walls for that. Just some ideas to knock around…

Yes, agreed. Bedroom on the north side. We're thinking of getting rid of the windows on that side too for more added privacy (in the bedroom area) and sealing up the cold side of the house where more heat is lost. Love the suggestion.

    • @FlockFingerLakes

Originally he thought the tiny office would be perfect for him, but then he wanted something larger and a different layout. So then he thought of doing a new build close to this one, down below, a little further up and overlooking one of the ponds. The reality is, however, the new build costs are EXTRAORDINARY right now (not sure if you're following lumber prices, etc.), but it's pricing everyone out of the market-plus it's near impossible to find contractors, so for now, he thought, 'Let's see how this price thing pans out.' So we'll see. We hope that if the three of us take this office to tiny house conversion on ourselves, then we can have a place for our families can come and stay and we can curb costs by splitting three ways and doing as much of the work ourselves where possible. This will be an incredible space for us to learn before we move onto renovating the main, common home.

Not very well thought out, if someone going to live there, there’s no closet space, kitchen too small. I would turn it into your green house. There’s already so many windows so nothing to take the walls down, you already have water there and have tile flooring and you have the heating there. Just a thought.

Not sure if initial walk-throughs need to be so well thought out (at least, we're not that hard on ourselves). We approach things like this as dream-centered, brainstorm sessions. Almost like a design sprint: let's get all of those crazy ideas out there and then we come together and start whittling away at what makes the most sense. As an aside, this space was seasonal, so right now, it has no heating, but would be easy enough to put in. We're looking forward to sharing how far we've gotten on our design sprint since this initial walk through! :)

I have remodeled my house with the help of my friends and everyone asks me for the name of the contractor because it has turned out stunning. I am 77 years old and I have scraped wall paper, popcorn ceiling, refinished kitchen cabinets and many more things along with my friends. All you need is the plan or idea and good handymen, which Saunders has proven to be, lots of research where needed, which Summer seems to have that gift, put it on paper, including cost and other related items needed and go for it. In the end it is very rewarding to see your accomplishments. Not everyone is suited to DIY but if you can, do it.

    • @habitationathighaltitude
      @habitationathighaltitude 2 роки тому

Not to knock the pros or their skills and experience, and with the caveat that there are things I personally would leave to the pros unless you have the qualification (like electrical and plumbing), you can achieve a lot with DIY if you put in the work and research!
And even if you decide to hire builders for everything, it's still essential to brainstorm first - which, by its nature is all over the place. It's a process, not a finished result! If you don't have a good idea what you're after, even a good builder might end up delivering a result that's wrong for you. If you've got ideas a good builder will be able to discuss feasibility, pros and cons, etc. If you trust them with every decision, you might end up paying for something perfectly unobjectionable... that's all wrong for your needs, preferences and priorities. (And let's not talk about bad builders/contractors, who just assume they know your needs better than you; or who intentionally persuade you into spending money on stuff you never even wanted; or who just plain suck at their job.)
By the way, speaking of brainstorming, I agree with the commenter who said involving the viewers would be a fun exercise! :D It doesn't have to a contest! How to Renovate a Chateau (Without Killing Your Partner) did it with their kitchen makeover - they published the floorplans, viewers had a go at designing, then they discussed some of the results in a video. It was great fun!
