    I am wanting to build a storage building in my backyard. it's going to be 16x24, without a concrete slab, ill be using concrete deck bases, every 4ft and 8ft with 2x6 joists...I know I need a permit, but I don't know exactly how to fill one out. How do I go about getting some help, to fill the permit out, so i don't have to resubmit anything.

      Greetings, do you have building plans for the structure? Is this a site-built structure or a prefabricated structure? Filling out the permit should be straight forward, and I would be happy to help you complete the application; however, the submittal requirements are a different story, since that can be a bit more involved; nevertheless, feel free to contact me directly and I can at least give you a very good idea of what the submittal process could involve and other hot ticket items (depending on where you are located, however).     Great video always. I have a question at end of your video, when you mentiomed State Law delay code enforcement 5 years of unpermitted ADU, is this the same if the unpermerttied ADU is legalized with a building permit but delay (extend the building permit) for 5 year without expiring the permit? Thank you

      Very good question you ask. The answer: it depends on how the local jurisdiction interprets the State Law (CA Health and Safety Section 17980.12), but the 5-year delay can apply to the life of a permit to legalize an ADU providing first the following;
      1. Was the ADU in question built before January 1, 2020?
      2. Was the ADU in question built on or after January 1, 2020, in a jurisdiction that had a noncompliant ADU Ordinance?
      If the answer is yes to the above, then the property owner can request a 5-year delay of “enforcement of the violation.” The request must be made in writing, in a form and manner required by the local jurisdiction.
      Keep in mind that jurisdictions can place conditions to the 5-delay; such as, progress must be made by the property owner, to abate the violation, in order to continue to authorize the 5-year delay; also, remember that the local jurisdiction can deny the request if they determine “necessary to protect health and safety;” and the determination must be made in writing to the property owner. (H&S 17980.12(2)). Unfortunately, what may be “necessary to protect health and safety” may differ from one jurisdiction to another, as ADU/property site specifics may dictate the determination; and site specifics can vary from lack of fire resistive requirements, electrical hazards, soils hazards, flood hazards - just to name a few of the “hot ticket items.”
      Also, ADU’s built without permits after the above noted dates (per state law) cannot take advantage of the delayed enforcement. However, a property owner can always make the request regardless; as there are many jurisdictions that are very flexible and those jurisdictions take the approach of “rather have the ADU permitted and inspected, than to punish people over having unpermitted work.” I hope that makes sense; but always discuss with the local jurisdiction.
      Finally, in 2018 there was a new state law that extended the longevity of a building permit to 1-year (CA Health and Safety Section 18938.6(a). This mandate also made its way to the new California Codes effective 2023. I felt it was worth mentioning this; but as always, check with the local jurisdiction for specifics and interpretation.

    Great explanation! We are looking to build a dog kennel and need a use permit and building permit for the actual dog kennel building which will be climate controlled. Looking to see if you offer consultations. Thank you for the content!

      Is the dog kennel building for residential or commercial use? If it is for residential use, what is the square footage? And is it attached or detached? The reason I ask is residential dog kennels, by definition (Use permit aside and barring any local amendments to the definition) are typically considered an “accessory structure” to a single-family dwelling - and if less than 120 square feet (based on the description you provide) may only require a permit for the mechanical unit/electrical components.
      Commercial dog kennels, however, are a different story and they are a bit more involved in terms of regulations and agency reviews.

    Hi, I'm purchasing a property that caught on fire years ago and I need to demo. I was told I need a demo permit. I called them and they said I need an asbestos clearance. Who do I contact for this?

      Please forgive the delayed response. You would have to contact your local (or regional) air pollution district, depending on where you are. Once you contact them, they usually dispatch someone to test the building for asbestos and if the results come back positive - then abatement is required. However, if the test results come back clear (no asbestos); then they provide a clearance letter. Normally building departments will process and issue the permit with either a clearance letter, or an application submittal (in-progress) to the air pollution district.

      @@CBO.online is this service free by the local pollution dept? We’re in a similar boat and have scheduled an asbestos inspection which will cost us around 1.5k

      @@Darvineb86 Hi Darvin. Unfortunately, the service that the local air pollution provides is not free; I’m actually surprised the asbestos inspection is 1.5k, unless it includes the abatement?

I am sure there are many people who feel the same (assuming you are referring to the process); which is why I have a desire to help people through these videos, and I intend to create plenty more until the entire building process is illustrated (not enough hours in a day though).
      The way I see it --- either nothing is done and people find out about these requirements during the course of the permit process;

      Shed light on the process by creating these videos for the people.
