    @Precondo -Jordon Scrinko I just think the architects don't really think everything out that well. That plan at 1:01 using that layout, they could have put the kitchen where the sleep are is, do a u shaped kitchen then where the living kitchen dining area is, one could have a murphy bed where the purple shaded wall is and a large living area space. I just don't think it was a very well thought out plan. The unit @5:54 i actually like most of it.I would want to change the bedroom in the middle into the living room and eliminate the middle closet. and have sliding door to the balcony. the Living dinning are, I would want to turn that into a big bedroom. If you like my ideas maybe I should go back to school and become an architect ?

    Watching videos of NYC apartments for rent, I've seen a few that were this bad. Some plans cram as many "bedrooms" in as possible, while others put the shower in the kitchen or have kitchens with absolutely no counter space. The subterranean units are scary.

    I enjoyed this video. A home is meant to be enjoyed and not just for the sake of shelter. I didn't expect some of these plans you showed us would be so bad. Often what I am seeing is that with smaller square footage, you either sacrifice in the dining area, living room or bedrooms. But to see that there are some units especially with the triangle style floor plans with furniture placement nearly impossible for enjoyment shouldn't even be for sale. At the end of the day, someone has to live in these units and to make them so difficult for enjoyment is an absolute no buy or rent for anyone in my opinion.

    4'15" studio floor plan has no bed, so from the marketing perspective, this beautiful 10 feet 'Art Gallery' surrounded by toilet, laundry, stove, fridge and closet is such a great place to have a single bed under those art works because everything is so within reach. No waste of space, nor the ART.

    The 2 + Den 1095 sq ft unit has a significant flaw in that the second bath is too far away from the secondary bedroom. You have to walk through the living room and foyer to get to it. Awkward and little privacy.

    I thought it was bad when they designed them so the couch faced the stove but these are comically bad. I’m stunned some of these terrible layouts fetch high prices.

    Now consider the materials used and grasp the likelihood it will be absolutely trashed by the third occupant. Plus having glass walls while there’s an incoming energy shortage this winter. And rising interest rates to 5-6% if not 7% by next summer. It was fun while it lasted but it’s so shameful we built this plastic junk with mostly non renewable resources. Look out below!

    For the 595 they might have been able to put the kitchen in the middle they may have been able to put the kitchen in the middle enlarging the living space

    Jordon, I feel where you're coming from, there is alot of bad product out there unfortunately,
    Most of the time Developers rely solely on the Architects to develop these floor plans, but there is only a handfull of Architects in the city that can make good floor plans.
    Also, the recent surge of developments in the GTA has caused the Architects to hire alot of young talent with limited experience and senior people do not have time to vet these layouts and they actually get built.
    Not all Developers have strong teams internally that understand layouts and focus on getting good product out there.
    I've been doing pre-construction developments for the past decade and I've seen alot of bad of units that the architects drew and had literally draw it out for them, even in the most complex building structures there are ways to make the best out of what you have and make good layouts.
    In my experience relying on the Architect alone is not enough, you really need all hands on deck from the Development, Sales, Marketing and Construction teams,
    In some cases I've also brought in the exclusive brokers to review as they are typically most up to date with the market requirements and sizes and the ones that will actually sell these units.
