  • Could a similar tragedy occur at one of the hundreds of older high-rise condos around Tampa Bay? The I-team interviewed experts who say the possibility exists if condos aren't properly maintained.

    The problem with building codes is there the bare minimum standard to build a building to. Also a building built pre-Andrew are grandfathered in at the building codes of the time they were built

    How can you get insurance with so many obstacles? They are saying the HOA doesn't have to make the repairs, I would not live in one.

    Handing out fines is how you enforce maintenance issues. HOA's should not be over major maintenance to a building anyways. Whole oversight system needs to be thrown out and started over.

    It wont matter how much condos owners get involved. When it comes down to money, they will all agree on delaying solving issues until it's too late.

    I don’t like condos or hotels that litter the shore. They block the view for most other people. It’d be nice if they had to be built much father back. My favorite beaches don’t allow anything but one story cottages or homes beachfront. Lots more breezes too

    The problem is more about design and construction than maintenance (from a registered Architect)

    Write the law so that if the board or the condo owners refused to fund and have the repairs done then the building gets condemned.

      Exactly. If they condemned Champlain South back in 2018 the residents would be alive today; some in the streets but alive.

    Building maintenance with this type of construction is even more important when you consider the frequency of lightning in the region.
    There was a highway bridge in Italy that collapsed after a lightning strike, and it was discovered that it had exposed rebar, deteriation, neglect, and lightning delivered the finishing blow.
    So, I think lightning is a critical factor worth mentioning as it is prevalent.

    Do you believe shoddy construction may be the culprit? Do you believe card-carrying American union professional craftsmen would give shoddy construction a pass? Well if they ain't building our buildings, who is?

      @@disneyfan9099 It's been my experience that tradesmen do. They're experienced, they know code and follow it to a "T". They can spot code violations fast even if they didn't do the work and they'll make sure it's fixed or reported. Now if you're talking about public school union members, I guess I can see your point.

    They certainly need to perform more frequent and more meticulous inspections in order to ensure these buildings certainly are not even close to a state in which a catastrophic structural failure could occur. Someone and or something absolutely had to have a degree of negligence made either during the construction which in my opinion was not the issue there. until the late 90’s it appears there was no problem but after time it fell victim to the effects of water corrosion from being directly on the coast. This building also went through and stood up when Hurricane Andrew came through, Hurricane Wilma, Hurricane Irma and other severe weather events. It’s just so shocking and incredibly devastating that a high rise, built in Florida with the strongest building codes and never have had this happen to this degree anywhere in the US.

    To me the law is good enough as it is. The real question is: Should the authorities actually do their job and enforce the law when home-owners' negligence threatens public safety?

    A lot of Florida has lime stone and underwater rivers and caverns lime stone is like a sponge soaks up water and deteriorates. It also causes sinkholes. Which Florida has a lot of because of the lime stone underneath and the coast is receding.

    Hmmmmm, the REAL STORY!!🧐👍🏾
    Having friends in High Places, I can say the Insurance Industry is trying to use the “Neglectful Owners, Shoddy Maintenance, Bad concrete” angle.
    The Seawater coming in from the ground and cars FLOATING in 2 feet or more of SEAWATER suggest a greater problem that ends at Global Climate Change.
    This means ANY and ALL buildings on that patch of Land, as well as other Beaches COULD experience the same fate at ANY TIME.👀
    If and WHEN the Insurance Companies acknowledge this, there will be MASS, PANIC SELLING.💯
    Many Condo Owners in Miami began quietly trying to sell their Property (at a deep discount) a Decade ago because of the SUNNY-DAY FLOODING.🎓
    The Pool DID NOT leak…at all.🎓
    Where did the water come from!?🙃
    The Superintendent said the Garage would OFTEN-TIMES have 2 feet of water or more and Automobiles would FLOAT in the Garage.🎓

    You cannot blame the area!!!! they have been building for decades in that area. Now all of a sudden it's a bad area because of sea risers and salt air and water.....building inspector kicks the can down the road because there is nothing he could do about it and now blames the elements.....If He could have done something about it, boy He would jump down the throats of H.O.A. and condo Owners for public safety. Change the system!!!!

      Too much money invested in million plus dollar condos and sky high property values to be abandoned , they will build sea walls and install ever bigger pumps etc to fight mother nature to stay there and will lose , one hopes only property and not even more lives .

    I agree, layer by layer.
    They have disturbed and destroyed the evidence by bring the other portion of the building that didn't come down on its own. Something is radically wrong with they're thinking, that building would have fell on its own. That portion of building must have been more structurally sound to begin with.

      Have you seen the columns of the parking deck? Compare the ones below the part that collapsed and the ones that still stood, holding the other part of that building- they were quite thicker. Even construction plans show that. And that’s only one point of may issues.

      The complex that didn't fall, wasn't going to fall because it was built stronger,with heavier column piers.
      Mayor refused that building being taken down at first,then,choice was out of her hands,she gave in.
      This whole thing is a mess,that, like the twin towers that came.down in New York back twenty years,things are being dealt with that aren't completely on the up and up.

      Well that was a naive response. Ongoing maintenance to any house or high rise is the key. It's what MAINTAINS it's strength. The builders built according to the code of the day but 40 years of rain, wind, sun, salt and wear have contributed to the cracks and without the maintenance the water enters. Yep water and concrete do not mix and any building - regardless of builder - is going to react the same way!
