There is something VERY exciting about moving into a home that no one has ever lived in before! I think moving out while things are still amenable with your ex is wise. Feelings change as you know. Having a good clear out before moving is always advisable, and being able to pack strategically makes it so much easier when you unpack. One question you may want to ask your accountant regarding opening a business account for your extra income, is how many years are you allowed to run at a loss. Here's why I ask...once you start claiming certain costs (for example, your cell phone, internet, part of your rent, depreciation on your computer, insurance, etc) most countries expect you to operate at a loss for the first X years, then expect you to make a profit. Then discuss banking and the kind of records you need to keep. I'm advising this because I had NO business income during covid and ran out of 'years' to turn a profit. I closed my business as a result, and will consider re-opening once I feel comfortable having clients come into my studio. I wish you luck my lovely.

See if someone can give you a real referral. Ask at work if anyone uses a local accountant. You don’t need to say why. You’re planning your future. Give it a think.

I'm so happy for you. I'm in Canada, but definitely get advice on a small home business from a professional licensed accountant. In addition to any potential benefits, you may have additional expenses also like yearly accounting, insurance etc. Ask about those also so you've got the whole picture. And ask if you 'have to register' your business and how much it will cost to register it. Plus find out if that's expensive, can you register it yourself. Have fun! I’m so excited for you! I would say it’s much easier in US but you do have to have money saved. My son bought a house at 21 and I’m very proud. In the US you can register a business name and get a bank account. Keep track of all expense and it’s called owner/operator able to write of stuff used in the business. We’ve been self employed for many years. Absolutely keep it very simple and don’t blow too much on experts. Research yourself

Congratulations. In Massachusetts USA there is a legal remedy called “petition to partition” for situations when a joint owner wants out but other owner won’t buy them out or agree to sell. Our law is based on English Law, so I bet there is a substantially similar process for you. The Court forces a sale and you are finally free!
Thank you, Linda! Our decision is mutual in our case, we're just looking for the best way to change the mortgage through a financial adviser.. preparing legal documents always take time as well, unfortunately. But it will be all done soon enough 💝🥰

Most clerks don’t know about it but it also exists here. You need a management person in the mortgage company, someone higher up, or their legal dept. Easy. You have another closing and person who assumed takes mortgage over.

Is there a way to order Vicki Sews Patterns so that the payment goes to the American company account?
Hi Brenda, any payment that is made in foreign currency (not rubles) goes to the American company. You can order through their site safely. I bought a few patterns like that whilst I was taking a break from working there 💜❤️
