If you are renting to college students right out of high school, use careful consideration. My family owns an eight unit building close to a large university. I have seen a number of problems with the younger crowd throwing parties and causing many problems. (If you have a onsite manager NO PROBLEM) I have taken note many tenants do not speak up and inform the owner of such disturbances. As a rule of thumb, twenty five and older is a good guideline. Throughly checking out tenants before move in is also very important.
