That made so much more sense to me that i am now so close to having enough to almost start building. I want to build the fourplex singles sell them and use those moneys to invest in malls and a few other business. To fund any business build the fourplex singles and sell them and have the money for the next venture. I can manage the project build, and hire qualified usa citizens as the team, as i am doing it in SA so my cost savings will be massive.
I just built a SFH Rental in August, nice with some custom features at $111 Sq/ft. Ship lap in several areas, stained bead board trim inside the trayed ceiling in the kitchen, quartz countertops, custom tile work shower with a frameless glass door, tiled second bathtub, and custom tile work back splash in the kitchen. That is with a GC on the build!

What a great job, I congratulate you. For the last 30 years as a general contractor I have dedicated myself to developing income producing properties in different cities, as long as market conditions allow it. I would like to exchange some experiences with you.
Why don't you show what they look like instead of photos of much more costly duplexes? Also, where are these being built for $140/sq.ft? Does that include labor and all soft costs?
Good video but if you are going to keep these buying real metal kitchen and bathroom fixtures is important. Buying that cheap crap on Amazon by a no name brand made out of plastic parts will cost you in long run. $150-200 for kitchen and $75-$100 for bathroom faucets is safer bet. Buying cheap flooring from places like HD is also a mistake. You want flooring with high wearability if you will keep it as your personal rental. As a builder and an investor I’ve learned a lot and using quality materials when you can will make you more money in long run.
