Damn, 3000 aussie dollars a month, that seems so expensive!!! I usually rent a big hotel room for 400euro a month, less than 5000euro for the year. Eating out costs the same as cooking at home, so who needs a kitchen. Great info video though, but WOW, way too much money in my opinion. Can't you buy a place for like 150,000euro? I am thinking of moving to Bali. Am an Aussie who lives in The Netherlands and am hating the euro winters these days.

A leasehold can't be flipped as it's not a form of land title and is just a long term rental just as it is in any western country - the lessee owns nothing beyond the right to use the owner's property for the remaining tenure of the lease. A foreigner also cannot rent out a property that they're leasing both because they're not allowed to earn income on any form of temporary stay permit/ITAS and the required KBLI licenses for short-term letting businesses are only available to Indonesian micro, small and medium businesses.

Best price for something basic with a pool and maintained gardens is around $1000/month, not bad compared to gold coast or similar climate area in Aussie..
From the leasing prospective at $3k a month seems abit high - (understand its actually about right) but i only make comment when you could purchase (leasehold) the property for say 25 years and have a 3 bedroom villa around $350-450k AUD completely different circumstance im mentioning and then sell off (leasehold) the next 15 years... I only say this because @ $3k a month = $36k a year x 10 = $360k verse the above where you can still get back $400-500k for the remaining 15 years.... just looking at ROI for the term of the lease is how i would have done it
@@acp1866 The ATO applies 'residency' and 'domicile' tests, sound the same but they're not, to determine tax residency. It can get complicated, there's no single answer and people with complicated income streams should get professional advice, but generally a situation like these people are in where they have committed to a long term lease would satisfy the ATO that they have left Australia with no intention to return (the ATO says ''it doesn't have to be forever") even though they retain a rented-out property in Australia, so they would not be considered residents of Australia for tax purposes. They do however still have to declare all Australian-sourced income to the ATO every year (being non-resident loses the tax-free threshold unfortunately) but they should not have any income from Indonesian rental sources etc. as that would be conducting a business which is illegal on a retirement KITAS and many expats have been deported for doing so. Note: Australia and Indonesia have a double tax agreement so I would be inclined to get professional tax advice in Indonesia as opinions are divided whether foreigners on a retirement KITAS need to apply for a tax file number and do annual income declarations in Indonesia.

That is crazy - $600 per week in Bali! Thailand you can get a house or condo for 1/2 that price per month AND great medical - better than Bali as far as infrastructure! Sorry Muzz Bali is now stupidly expensive with the euro backpackers and Russians!

If that’s the case then this dude completely ripped himself off and not to mention by at least 300k, it’s not a new villa by no means, the old style open air villas are definitely not popular anymore, Seminyak is not the desirable location it once was, this dude ripped himself 100 percent!! But if he loves it and is happy with it , good on him because that’s all that matters
No.. if you took it over 1 year it's close to 40k, over 5-10 year lease more like 25k/year. He put nearly 15k of his own money into the renovation and got it under 20k/year for 10 years

The layout is a traditional "Bali Villa" style and very practical for this climate

Prices have gone up a lot post covid especially in areas like Seminyak. Usually Usd2k a month can secure a nice place but pay 12 months in advance.

Do they still hold their Australian MEDICARE card, or have they surrendered them.
You don't surrender them, they only cover you when you are back in Australia
