Great documentation. just to add for the transfer tax, you are exempted when you are a first time buyer not more than 35 yrs old and property is not more than € 510.000

For the 2% transfer tax, the exemption is 35yrs and below and for a property up to €440,000

Yes, absolutely it's possible to pay a down payment or even the full payment if you've got cash at hand.
