I advise my friends to always take a knowledgeable friend with them to see the project and take their unbiased opinion. Its very easy to get trapped in lustre of amenities and marketing tac tics.

Good reminder SaudaGhar. We should cross verify. In fact a competent consultant's advice should be taken, particularly where empty land is shown and prices quoted are low. Time is money, product realisation and peace of mind. Best is to purchase in under construction phase and where we can see the actual floor space which will be for our occupation. The cost may be a little more, but peace of mind is mostly assured. Till actual possession, a cloudy element still exists.

Bohot baar to builders k flat sell bhi nahi hote hai lekin yeh log bol dete hai ki sab bik Gaya hai. Real estate mai kisi pe bhi or koi bhi baat pe yakeen mat karna. 90% chance hoga ki woh jhuthi baat hai.
sales people tell all stories of upcoming bridges, water connections, roads and what not and sale flats. The biggest issue is flat buyers are mostly from outside Pune who dont know areas and how local political corporators work for their own area development. Example look at viman nagar, kalyani nagar, koregaon park most of work related to PWD gets done as they have attention by corporators. Same if you see at keshav nagar, wagholi, manjari or any other areas where there is no person who can address people issues are lacking in basic water, road traffic, garden, garbage facilities. Think 100 times before you apply for home loan make sure one is getting value as next 15 years you will be paying EMI and builder is washing hands off after possesion.
